Casa del Mar is fully furnished in tasteful neutral and warm colours. The villa benefits from new superior quality hot/cold air conditioning throughout and its fully furnished lounge has a double sofa bed, a further 2 seater settee, coffee table and TV/DVD situated around a warm fireplace. (All utility costs included ie electricity, water, gas etc)
The dining area has modern glass dining table & chairs, whilst the kitchen area is fully equipped with fitted cupboards & worktops, ceramic hob with cooker hood, microwave, refrigerator with ice box, washing machine, kettle & toaster. There is also an iron and ironing board. The elegantly tiled bathrooms have either a bath or shower, w.c. & wash basin with mirror.
Patio doors lead to a terrace overlooking the private pool with chairs and recliners to ensure outdoor dining & relaxation whilst taking in the breeze & the view. There is a Cypriot barbecue available so that you can grill your lunch or dinners in the sunshine or under the stars at night!
Both upstairs bedrooms, benefit particularly from the sea view and open onto another balcony with chairs & tables. There are 2 double beds and 2 twin beds with individual bedside lights & cabinets, fitted wardrobes & drawers/cupboards in each room.
An electronic security key safe is also permanently fitted for the use of our guests. For your safety a smoke alarm and fire extinguisher have been installed. SO IT IS BASICALLY PERFECT for your HOLIDAYS!

I would just like to say what a lovely time we had on holiday at your comfortable villa recently.
It was great to have a private pool as it was still quite hot even in October. With the villa being close to a variety of amenities including the water park and good restaurants there was plenty to do close by and Ayia Napa is only a short drive away.
There were also a number of family friendly beaches within close proximity and Paralimni with its supermarkets and shops was also easy to reach.
I would highly recommend your villa as a relaxing place to stay whilst having the advantage of plenty to do close by.

The landscaped garden has been decorated with Grecian Pots and Urns as well as driftwood/rocks. It is adjacent to the private pool with night lighting. Raised wooden fencing surrounds the villa for added privacy.

A 25% deposit is required to confirm the booking and then the remaining balance plus a security bond (usually GBP £200.00) no later than 6 weeks before the arrival date. Until the deposit is received the booking is classed as a “provisional” then changed to “confirmed” once monies have been received. Upon departure the property is checked for breakages/damage etc after which the security bond is returned (usually within 15 days).
The villa will be cleaned before you arrive and on departure (this is included in the rental). A mid stay linen change is provided for stays of 2 weeks or more. If you require additional cleaning services, this can usually be arranged. You and your guests must agree not to smoke inside the villa. A complimentary welcome pack is provided as well.

Summer time in Farmagusta is like a breeze, crisp & warm, lasting well into November ! Temperatures are very pleasant, ranging from 22-32 degrees Centigrade and bright sunshine is to be expected throughout.
Cypriot Summers start as early as mid February and extend way into mid November when it remains extremely pleasant with warm days and only slightly cooler nights. Winter comes only in December, with temperatures still ranging round about 15 degrees Centigrade. So, slightly cooler but still warmer than most of Europe and crisp n fresh !

The Famagusta District is on the island's east coast & was once the main port of Cyprus. The areas of Ayia Napa & Protaras were then redeveloped with many hotels, shops, tavernas, discos and bars.
Ayia Napa/Ayia Thekla area thus makes for one of the most popular and liveliest resorts on the island ! As host to some of the best bars and clubs on the island, it really comes alive at night, whilst during the day you can reserve your energy on one of the white sandy beaches which offer crystal blue waters.
The Ayia Napa / Ayia Thekla area
Located on the Ayia Thekla coastline, Casa del Mar is blessed with Cyprus' best beaches with the sea and the sun, whilst being only a few minutes away from the water park, the fishing harbour of Potamos & its traditional taverna restaurants.
Your villa sits right on the water front coastline of Ayia Thekla which is considered as the finest regarding beaches in Cyprus, with extensive silvery, sandy beaches covering the area. These are continuously down along the coast from your villa. If you go to the main road off the Ionion resort complex, then turn right this is the main road into Ayia Napa.
One of the nearest beaches to your right is LANDA BEACH, golden sand, volley ball, sea activities and clear shallow waters for a good distance. Next is my favourite which is MAKRONISOS BEACH, a cluster of three bays stretching out in different directions to the west, the southwest and to a south-easterly direction resulting in one of the best sheltered beach areas. Then on the right there is NISSI BEACH which is a hive of activity, bars and restaurants and music for all.
WATERWORLD, Europes largest water theme park is five minutes away, not to be missed on a hot day. Close by is a GO-CARTING track. Visit Ayia Napa harbour where there are a variety of sea front restaurants. If you are brave enough go to the LUNAR FUN FAIR it's loud and brash and does not appear to have heard of Health and Safety !
Not far from Ayia Napa you will find Protaras, which is a little quieter and more family orientated. An excursion to the TROODOS MOUNTAINS is also not to be missed. There are nine churches and one monastery in Troodos that are counted among UNESCO's World Heritage Sites.

3) Taxi from Larnaka International Airport to Villa Casa Del Mar (35 km) should cost around €30 and take around 35 minutes
4) Driving instructions from Larnaca airport to your villa, Casa del Mar:
- Turn L at the roundabout when leaving the airport, then straight on at the next roundabout
- Turn R at the following roundabout to join the motorway (A3) to Paralimni
- Stay on the motorway (keep R) following signs to Ayia Napa & Protaras/Paralimni for approx 45km
- Look for the sign to Derynia/Sotira & continue past it, but take the next exit/turn off towards Liopetri (look for brown coloured sign for Potomas)
- At the junction head towards Potomas/Ayia Thekla (small plane at side of road)
- At the main road junction, turn L and after about 200m look for Giovanni sign on your right & turn R at the sign down a dirt track to Ionion resort complex
- Turn L at the tarmac road then take the first R & follow the road down to your villa, Casa del Mar which is on the L hand side (Villa no 11).

Villa located west of Ayia Napa, about 15- 20 minutes drive to sentrum. Renting car recommended. To far away to walk to nearest official beach. Few meters to the sea, stones and rocky. New and modern Villa. 3 bedrooms, only one bedroom with double bed. Liked the terrace and patio, nice. Also place to dry the laundry. The Villa had no dishwasher. We had a pleasant stay, for 2 weeks. |
