About the home

The penthouse apartment is situated on Nissi 3, an exclusive complex of 1 and 2 bedroom apartments with both communal adult's and children's pools. Nissi 3 is just 5 minutes walk from the white sands and crystal clear waters of Nissi Beach & Sandy Bay.

The top floor apartment which is on the second floor and served by a lift or stairs is well equipped for comfort and offers excellent views of the pool and the sea from the large south facing balcony.

The twenty eight metre square balcony is equipped with sunbeds, table and chairs, perfect for al fresco dining and soaking up the warm Cyprus sun from sunrise to sunset.

The property consists of one bedroom with patio doors which lead out onto the large balcony. The bedroom has air conditioning, king size bed, bedside tables, dressing table, fitted wardrobes and a safe.

There is a fully fitted bathroom that has a bath with overhead shower.

There is a fully equipped kitchen with the added bonus of a washing machine, the kitchen has excellent views over the open countryside.

Also there is a lounge area which has air conditioning, two double sofa beds, TV with English speaking satellite channels and a DVD player.

There is also a dining area for four.

The large south facing balcony has a table with four chairs and a parasol, four sun loungers and there are also separate loungers for the pool and beach.

There are also Ipod speakers - so don't forget to bring your Ipod!

The apartment is located on the top floor and has a large balcony which overlooks Nissi Bay and the communal adults and children's pools. The balcony is south facing and benefits from day long sunshine, perfect for that long drink or meal whilst soaking up the Cypriot sun.

The communal area has 2 pools and gardens, there are also communal showers and toilets in the blocks adjacent to the pool areas and each block has a communal toilet.


The restaurants, bars and shops are within two to three minute walk and a twenty minute stroll will get you into the resort of Ayia Napa.

Wedding guests are also well catered for as the popular wedding venues of Adams Beach, Nissi Beach Resort and Atlantica Aeneas are just a few minutes walk away.

There is also a health club and spa within walking distance, that can be used by guests staying at the apartment (additional charge applies, paid locally.)

Should you wish to hire a car, there is a dedicated covered parking space.

A 25% deposit is payable on booking to secure dates.

The balance of your holiday is due 8 weeks prior to your departure date.

For any bookings made less than 8 weeks prior to departure, full payment is due at time of booking.

There is a "Meet and Greet" service provided by our agents, where they will meet you at the apartment and explain how all of the appliances work, they will also answer any questions regarding the local area.

A call out emergency service is also provided, this is available to you 24 hours a day, 7 days per week.

A refundable breakages deposit of £100 is required with the balance, this will be refunded within one week of your return home, (subject to satisfactory property inspection).

We will do our best to accommodate your needs on departure and arrival, however, if the apartment is to be occupied later on the day of departure, we would ask that you vacate the apartment by 12 Midday.

Airport transfers, baby equipment etc can all be booked through us (additional charge applies, paid locally)

The Famagusta region

With almost all year round sunshine Cyprus is an ideal choice for winter as well as summer sun. The Famagusta district on the eastern side of the island offers an absolutely wonderful climate, very mild winters and summer temperatures consistently over 30c.

On average the island enjoys around 330 days of sunshine a year. The southern part of Cyprus has lots to offer, so you could ski in the Troodos Mountains in the morning and water ski in the afternoon - the Famagusta area has some of the best beaches on the island.

The coastline of the Famagusta District is famous for its beautiful white sandy beaches, secluded coves and crystal clear sea and the most famous, Nissi Bay is right on your doorstep, there are many other beaches a short walk away including Sandy Bay, Macronissos and Ayia Napa Bay. A short drive away are Cape Greco, Konnos Bay, Fig Tree Bay and many others.

In the southern part of the island English is extensively spoken, and a trip into the villages will show the true Cypriot hospitality - why not try the local cuisine?

The Ayia Napa / Nissi Beach area

Nissi Beach is a great family resort, it offers something for everyone, whether you are looking for an action packed holiday or chill out time relaxing. The beach has many different water sports, including a wide variety of motorised and non motorised sports and a diving school. There is also a bungee jump into the sea for thrill seekers.

Water World is a five minute car, taxi or bus ride away, it is one of the largest water parks in Europe, and has a Greek theme.

Within a short distance of Nissi 3 you can sample international cuisine including Greek/Cypriot, Chinese, Italian, Mexican, Japanese, Thai and Fast Food, a short drive or taxi ride will take you into Ayia Napa with its fishing harbour and restaurants serving the local catch. You can also take a boat trip from the harbour or try out the Yellow Submarine.

Dedicated cycle paths make cycling an easy option to get about the area, and many shops hire out bikes. A car is not necessary for this apartment as Nissi Avenue is served by a regular bus service, taking you to Ayia Napa centre or near to the harbour, you can also get to Larnaca, Protaras or Paralimni by bus.

Guestbook for Nissi Bay Sea View

Top floor, extremely well funished apartment in a great setting. Although the apartment is within easy reach of all amenities i.e. shops, restaurants and beaches it is not in a loud, busy area.
Agia Napa is a short distance away on a convenient, regular bus route. Protaras and Paralimni towns are also within easy reach. The infamous Waterpark is also a short distance away, easily reached by taxi or bus.
Nissi Beach is a fabulous, clean, popular beach and we personally think one of the best beaches in Europe. It has many bars, restaurants and other facilities with afternoon entertainment. Every concievable watersport is available!!! When we were there in October we even had pelicans sunbathing beside us - completely idyllic!
The pool area has a small pool and a larger deeper pool, both of which are daily inspected and cleaned and there are toilet and shower blocks associated with the pools so you don't have to keep going back to the apartment.
The apartment has a great outlook from a large balcony overlooking both swimming pools with the sea in the distance. All mod cons are included and we found the washing machine invaluable! There are plentyof plates, dishes and cutlery, including a full pan set which made self catering easy if you wanted to cook yourself.
People in the other apartments were friendly and very much family/couple orientated. The rental agent was always on hand and left his details if you needed any help with anything. We also had taxi airport transfers arranged for us which were totally reliable and friendly.
It felt a very safe environment. We enjoyed it so much in August that we had to go back in October and have also booked again for next August - but this time for three weeks. Lots and lots of happy memories made this one of our very best places to stay and we are sure it would be the same for other people.

We absolutely enjoyed our second year at this beautiful apartment in Cyprus. It is a modern clean apartment and has the best balcony on the complex as it gets the sun from early morning to late evening. You can sit on the balcony and watch paragliding over the sea in the distance. It really is beautiful. We chose this apartment because of its close distance to supermarkets, many sandy beaches and endless restuarants (all within a 3 minute walk) however the complex still maintains a relaxing tranquil holiday complex! Its nice to know when you book a holiday that what you see in the pictures is what you get and this is why we love Gill's apartment. We stayed for 10 days each year and hired a buggie that took us out to a beatutiful beach in Ayia Thekla, to the waterpark and to Protaros to the famous Fig Tree Bay! Our holidays to this apartment really never disappointed us! I have never been to a cleaner country as Cyprus and dont worry Ayia Napa is not just for the clubbers! We had a fun packed couples holiday and stayed in local to the apartment were there are fun Karoke bars (Karystos) over 15 restuarants and amazing shops. We cannot wait to return next year. The best way to describe the apartment is WOW. It was one of the best places I’ve stayed whilst being on a holiday. It was quite faultless if I’m absolutely honest. The rooms are spacious, clean, bright and airy. The bed was comfy and a good size for 2 adults. There is lots of storage space and an easy to use safe. The balcony was huge, supplied with a nice table and chairs, some big sun loungers and portable sun loungers to take down to the pool which were very easy to carry. The apartment had everything we could’ve needed. The kitchen was well stocked with plates of all sizes, cutlery, and utensils for literally everything. The cooker worked well. The TV was fantastic and the satellite was easy to use.
The transfers were fantastic. Christina was there waiting as we came out of the airport door. She took us directly to the apartment, made good conversation giving us tips and where to go, what we could do, where the supermarket is. She then showed us around the apartment and told us how things worked. On the return journey, she was promptly on time and got us to the airport with no worries.

The apartment's location is perfect. Situated just a few minutes walk from the main street, it's in a very peaceful setting but right on the doorstep to where all the bars and restaurants commence on the run in to downtown Ayia Napa. It's a stone's throw from the Nissi Bay and Adams Hotel. The apartment itself is fabulous; very modern, spotlessly clean and catered for everything we could possibly have wanted. The inside is spacious, wonderfully decorated in a modern and stylish way and is home to every appliance you could need. The air conditioning was heavenly, especially after a hard day's sunbathing on the beach or by the pool (or a hard nights clubbing until the sun comes up). The safe was a hidden bonus, it is an essential for total
piece of mind.
There's so much to do and I've discovered a week is not long enough. Be sure to try the local specialities when eating out and try a different restaurant each night because we didn't have one bad dish amongst ten of us that ate together. You can eat steak and chips anywhere in Britain but when will you get chance to eat the fabulous seafood meze at the harbour or the local kleftiko lamb dish which is out of this world.
