About the home

Nissi 3 is a newly completed complex of high quality 1 and 2 bedroom apartments. Just a minute's stroll from the fabulous Nissi Beach and a 20 minute walk into the heart of Agia Napa, this is the ideal location for those wanting sun, sea, sand and the option of the great entertainment and excellent dining opportunities just a stroll down Nissi Avenue.

The apartment is larger than usual at 84 sq mt with, in addition, a 16 sq mt balcony for those lazy Cyprus evenings. It is double glazed throughout and comprises a large living area, fully fitted kitchen with granite worktops, breakfats bar and white goods included, plus two good sized double bedrooms with built in wardrobes. The bathroom is finished to a high specification and includes a bath with shower over. Fully air conditioned throughout you can escape the heat of the day and take a relaxing, cool afternoon snooze before taking on the exersions of the Agia Napa nightlife.

Private parking is allocated and the large communal pools offer the choice to give the beach a miss and just potter around reading those mushy holiday paperbacks.

With the ever popular 5 star Adams Beach, 5 star Atlantica Aeneas and 4 star Nissi Beach hotels literally within a couple of minutes walk the apartment is also ideal for wedding guests. Add to that the upcoming golf courses about to begin construction just 20 minutes drive away and you have the perfect all-round package.

PLEASE NOTE THAT THE APARTMENT IS STRICTLY FOR RENTAL TO COUPLES AND FAMILIES. WE WILL NOT CONSIDER ANY APPLICATIONS FROM SINGLE SEX GROUPS IN ANY CIRCUMSTANCES.

Cancellation Policy: Deposits are refundable on cancellation up to 8 weeks prior to scheduled arrival less a £20 administration fee. Cancellations within 8 weeks of arrival will be charged as follows;

8 - 6 weeks prior to arrival £50 fee.
6 - 5 weeks prior to arrival £75 fee.
5 – 4 weeks prior to arrival £100 fee.
Within 4 weeks of arrival refunds will not be available. It is therefore advisable to ensure you have adequate travel insurance in the event of unforeseen circumstances.


The apartment is managed by our own management company, Nissi Property Management, who will be close at hand for any problems you may have.

Please note a 20% deposit is payable on booking to secure your dates. A £100, fully refundable 'breakages' deposit is payable when you pay the balance which is due 8 weeks prior to start of your holiday.

Access to the property is not before 2.00pm on the day of arrival unless previously agreed otherwise. Apartment to be vacated no later than 11.30am on day of departure unless previously agreed otherwise.

AS PREVIOUSLY STATED, THE APARTMENT IS ONLY AVAILABLE TO COUPLES AND FAMILIES. WE WILL NOT ACCEPT ANY APPLICATIONS FROM SINGLE SEX GROUPS IN ANY CIRCUMSTANCES.

The Famagusta region

Tha Famagusta district is home to the best beaches on the island of Cyprus. Between Ayia Napa and Ayia Thekla there are dozens of glorious sandy beaches both large and small. The best of them all, Nissi Beach, is literally a couple of hundred yards from your front door. Protaras is a 10 minute taxi ride away where you can visit the fabulous Fig Tree Bay. For a more peaceful excursion, travel 10 minutes in the opposite direction and relax in one of the beautiful fish restaurants at Potamos Harbour.

The Ayia Napa / Nissi Beach area

Besides the obvious attractions of Ayia Napa you also have a world of culture on your doorstep. The old monastery, the ancient tombs at Makronissos. Travel inland to the bustling little village of Paralimni or visit the stunning Cape Greco.

One of our personal favourites is the Yellow Submarine trip from Ayia Napa harbour. Don't worry, it doesn't actually go under the water but it's a great opportunity to see the sealife and take a short snorkelling trip for those so-inclined.

FOOD - Ayia Napa boasts so many great restaurants from all corners of the globe and you can easily eat at a top restaurant every night and not see the half of it. My recommendation? Try the Clarabel on the hill going up towards the square - flambe steaks to die for!

Need more excitement? Take a 15 minute walk to the huge water park - a host of brilliant rides both big and small and a great way to spend a whole day.

Cyprus offers two main airports; Paphos and Larnaca. Nissi 3 is approximately 30 minutes drive from Larnaca and roughly 1.5 hours from Paphos.
