Villa Nishita is a brand new luxury villa with all the modern comforts expected in a high quality holiday home. The villa is located in a quiet residential area yet within walking distance of all the clubs, restaurants and beaches. There is a private pool and a landscaped garden with sun loungers and BBQ. The villa has three spacious bedrooms each with private balcony, en-suite bathroom and sea views. There are power showers and shaver points in each bathroom.
Inside the villa you will find spacious open plan living area with LCD TV, PS2, satellite and DVD player. Bring your iPod and plug into our music player which can also play from USB and memory card. In the kitchen you will find a large fridge freezer, water dispenser, microwave, dishwasher, washing machine, hob and oven.
Luxury and comfort are the theme of this villa either it is the fantastic location, fabulous sea views, LCD TV or power showers. We provide all the linen and towels including beach towels. All you need to start your holiday is to bring yourself to our villa.

The Famagusta District
Famagusta is a region of fertile red soil, old windmills, and fabulous beaches, the best-known resort being Agia Napa, the Mediterranean's new centre of clubbing. It also has a beautiful 16th century monastery and the breathtaking Cape Greco. To the north are the villages of Liopetri, known for its basket-making, Sotira, with its small 15th and 16th century churches and Dherynia with its Folk Art Museum. The whitewashed inland town of Paralimni contrasts with its modern beach resort of Protaras, known also for its windmills dotted across the fields among the hotels.
Cyprus enjoys long hot summers, with average August temperatures of 27ºC. Being a Mediterranean climate, winters are extremely mild, with temperatures in January staying around 12ºC, so there is never a bad time to take a holiday in Cyprus.
Ayia Napa / Nissi Beach area
Ayia Napa(or Agia Napa), located southeast of the islands coast, is reputable for its tourist resort all over Europe. It is one of Cyprus's most popular beach resorts. Holidays in Ayia Napa really do have the best of both worlds. On the one hand, the resort's a buzzing party paradise, bustling with cutting-edge clubs and trendy bars. On the other hand though, there's a more tranquil side to this once fishing village. Beautiful snow-white beaches, narrow cobbled streets and serene shady squares all show off a different side to Ayia Napa holidays. Take a look at the medieval monastery and stroll around its gorgeous gardens. Flop down onto the silvery sands of Nissi Beach were the waters sparkle like crystal. Or pull up a chair at a pavement cafe in the atmospheric main square and watch the world go by. The main centre of the district is Paralimni, 3 miles north of Ayia Napa itself. East of the village is Protaras, known for its lively nightlife and party people.
Nissi beach after a good night out is the place to go. This sandy beach is enormous & you can either relax on the sand or else do something more adventourous like jet biking and bungy jumping. Nissi, which in Greek means a small island, gives a new dimension to the beauty of the landscape. It is well sheltered from the wind and facilitates all sea sports. There are also cafes, pubs and restaurants in the area.
How to get there
Fly to Larnaca - Ayia Napa is just 25 miles from the airport. Budget airlines Monarch, flyThomasCook and ThomsonFly fly to Larnaca from UK along with charter airlines First Choice. Car hire available from www.economycarrentals.com. I use them myself. A taxi rank is available outside the arrivals hall. Fare to Ayia Napa is about EUR 50 and travel time is about 30 mins. Higher fares are charged from 10:30 pm to 6 am. We can arrange airport transfers if required. Here are few more budget airlines that fly to Larnaca. Further details indoors: One of the bedrooms is on the ground floor which is suitable for disabled or infirm customers. There is a collection of DVDs, PS2 games and board games to keep you and your children entertained. We also have a cot, high chair and bottle warmer for infants.
Further details outdoors: There is a pool size power shower with hot and cold water feeds. There are tables and chairs with parasol by the pool/BBQ and on balconies. There are 8 sun loungers with oversized 100% Egyptian cotton beach towels.

Deposit: A non returnable deposit of 25% of rent is payable on booking. If a booking is made 8 weeks or less before arrival the full rent is due at the time of the booking.
Final Payment: Remaining balance must be made in full 8 weeks prior to arrival date. Non payment by that date will be treated as a cancellation and the owners may re let the property without reference to the applicants who remain liable for the full amount although credit will be given for any rents received as a result of re letting, less the owners expenses. The same will apply to a cancellation within 8 weeks of arrival date.
Security deposit: A security deposit of £300 is charged at the time the balance of the rent is paid, to cover damage and breakages which will be refundable within 14 days of the vacation of the property as long as no damage has been incurred. If there has been damage or breakages the amount for repair will be deducted from the security deposit and if the damage be more than the security deposit the tenants will be liable.
The rate includes aircon, linen, towels (including beach towels), weekly clean and a welcome essentials pack.
No Young Persons or Single Sex Bookings: We reserve the right to not accept single sex bookings of any age. We may apply discretion in certain circumstances. We also reserve the right to refuse or terminate a booking where we feel that the comfort of our neighbours may be put at risk.
Conditions
Tenants’ Obligations:
1. To pay for any losses or damage to the property. All breakages are to be reported to the owners or owners representatives and will be paid for at replacement cost . 2. To take good care of the villa and to leave it in a clean and tidy condition at the end of the tenancy. Cleaning is not provided during the tenancy unless otherwise arranged with the owners. 3. To permit the owners or their representatives reasonable access to the property for pool cleaning etc.. 4. Not to part with possession of the property or share it, except with members of the party shown on the booking form. 5. Not to exceed the total number of people stipulated on the booking form. 6. Not to cause annoyance or become a nuisance to occupants of adjoining premises.
