Hi - We're Helena & Peter. As owners we operate in an open & honest manner, are happy to offer helpful advice,do not apply VAT, booking and commission fees, never over book,have flexible arrival days,and employ local English service staff in case you need assistance. No immediate full payment is required, just a small deposit and the full balance payment due 6 weeks prior to arrival. Although the cost schedule is based on letting just two of the bedrooms and bathrooms, we now offer the option of offering the Master Bedroom suite if you need the extra space. Just add 25% to the two bedroom option shown on the current cost schedule, if you would like the three bedroom option.
If you are looking for the kind of space, privacy, flexibilty and value for money which is are not available from most hotels, then look no further. Our villa is only available for rental to couples and families, as we CANNOT accept bookings from SINGLE SEX GROUPS or groups UNDER 21 YEARS OF AGE.The Ionion's shoreline position means magnificent sea views from the first floor sun deck, with the waters edge just a 100m stroll away.Rock pools and a narrow sandy beach front the complex and the larger 'Blue Flag' sandy beaches are close by. The Ionion Complex is one of the few gated communities on the island, is nice & quiet, and has many full time residents.
It is easly reached in 35 minutes from Larnaca Airport via the A3 Autoroute. The villa is let out on either a 2 bed / 2 bathroom basis or 3 bed / 3 bath. Ionion Breeze is one of only of a few properties in the area catering for smaller families or couples, who do not want to have to rent and pay for a property with 4, or more bedrooms, but would still like a spacious detached villa.
The 'top end' specification includes open plan kitchen,dining and lounge areas, marble staircase, large outdoor swimming pool complex adjacent, 5 separate patio areas - one with a purpose built BBQ, Hitachi heat pump air conditioning, satellite 40" Phillips LED TV in the lounge and two of the bedrooms, designer furniture / lighting, leather sofas, Winter log burner, and a full range of quality fixtures and fittings.

The open plan lounge and kitchen have been designed to give a modern urban feel, giving our guests a high degree of comfort and ease of use. Hitachi Heat Pump Air conditioning, bright /fresh colours, attractive lighting schemes, leather sofas with silicone cushions, sliding patio doors leading to spacious verandas, extra wide doors,Sony LED satellite TV, split coffee table on castors, all help to give you a relaxing/ comfortable stay.
The kitchen has been fitted with Bosch & De Detrich appliances chosen for their design function and ease of use. The kitchen is fully equipped to suit the requirements of any discerning long stay guest.
The bedrooms also have Hitachi heat pump air conditioning, super sprung mattresses with bounce back pillows, lots of his & hers wardrobe space, rubberwood solid beds & cabinets, external windows & doors with blackout shutters / blinds, large vanity mirrors with shelves, and each has it's own patio doors leading directly onto spacious verandas. The first floor bedroom is triple aspect with two single beds, whilst the ground floor bedroom is double aspect with a king sized bed.
The first floor bathroom has a shower with quality glass sliding screen, toilet and wash basin. The ground floor bathroom is fitted with small size elevated sit in bath, ideal for young children or guests with limited mobility. Hot water is provided from a roof mounted solar hot water system, which can be supplemented by an electric immersion heater.
For the safety of our guests the villa has been fitted with smoke detectors, fire extinguisher, and fire blanket. As there is not a gas supply there is no need for a CO3 detector. Guests can keep their valuables in the 'guest safe' at no extra charge.

The swimming pool is unheated . It is surrounded by a well kept lush tropical garden area, which can be accessed directly from the villas. Only the the 16 villas around the pool can use this facility, so it should never be too crowded. The pool area has its own toilets, shower & changing areas.There are no life guards on duty, and guests are fully responsible for their own safety and that of their childrens or friends.
The villa has five verandas for sun bathing, relaxing or dining. The South facing first floor verandas, with its great views of the sea, Potamas beaches, & restaurants has a comfortable designer ratan & aluminium patio set. The South facing front ground floor verandas have an arcadia wooden patio set, own hardwood dining set and aluminium sun loungers. The rear patio, which over looks the pool area, has a set of external dining table and chairs, a built in BBQ, more sun loungers, hardwood sofa and side table, and has a degree of shade during the summer.
Tropical planting is now becoming established on all four sides of the property, which will add to the villas visual appearance.
This villa is located in a quiet location with permanent residents, and is a private and gated community. Anti - social or unacceptable behaviour, in any form, will not be tolerated. Any quests being asked to leave the Development for this sort of behaviour, will not be entitled to any form of refund.
We do NOT accept booking from SINGLE SEX GROUPS either male or femail or from groups UNDER 21 YEARS OF AGE. If bookings are made for such parties and not disclosed, we reserve the right to deny access to the villa and no refund will be given.
The villa is only suitable for a maximum of 4/5 adults plus one baby or small child. Under no circumstances must the party size exceed that of the original booking.
The Famagusta District
The Famagusta area is on the South East coast of Cyprus, and enjoys over 300 days a year of sunshine. The summer temperatures can go upto 40c + and average about 32c, while in the winter the highs are in the region of 21c with a normal average of around 16c.
The region is famous for its sandy beaches, Ayia Napa & Protaras nightlife, Cape Greco nature reserve, the Ghost City of Famagusta itself, Water World (one of Europes largest water parks), and numerous places to eat a whole range of cuisine- including the Dekelia Army Garrison - which many believe serve the best fish & chips on the island.
The Sunday Market at Oriklini, which is located between Ayia Thekla and Larnaca, is a large scale 'Gypsy' style market, selling a wide range of items, which could prove a worthwhile a visit.
This is one of the most sort after areas in Cyprus, and is popular not just foreign tourists, but also with the locals, and with the professionals of Nicosia, who visit the breezy coast for the relief from the high Summer temperatures within the 'heat sink' of the Capital.
It has many of the best sandy beaches to be found on the island, with one of the nearest being the Blue Flag Beach of Ayia Thekla, which is only a few minutes drive away towards Ayia Napa. The sandy bays and rocky outlets surround the Ionion Complex, and the fishing inlet of Potamas, which can be seen from the villa is just around the corner. Potamas is still a working fishing area, with fishing boats coming and going past the Ionion Breeze villa on a regular basis. Potamas boasts two first class fish restaurants, which are certainly worth a visit.
All along the beaches and coves around the villa, you will find a wide variety of water sports facilties ranging from windsurfing, jet skiing, water skiing, kayaks, speed boats, scuba diving, and wind paragliding.
The infamous Nissi beach, with it's shallow waters and popular beachside music bars, is just a 10 minute drive away.
A popular place to shop is the Ayia Thekla market, which is open on a Wednesday morning, that sells everything from fresh fish and fruits and vegatables to antiques.
The nearest golf course (9 holes) is located on the Dhekalia Garrison British Army Base which is open for public use. The major golf courses, such as Aphrodite Hills, are 2 hours drive away on the West side of the island.
Cyprus is one of the few countries where,at certain times of the year, you can go sking in the morning, and sunbath in the afternoon. You can ski near Mount Olympus on the Troodos mountains between January and March. The Cyprus Ski Club hire out ski equipment and operate a number of ski lifts.The Troodas mountains are a 90 minute drive away from the Ionion.
The infra structure is already in place for a major marina development in Ayia Thekla, which is just waiting for final capital investment.This will give a whole new dimension to the area when it opens.

"five stars property rented by a very friendly couple!!!"
Peter and Helena were very friendly and helpful in booking and also the few weeks leading upto my holiday with my boyfriend. The property is brilliant, and very close to the beach. also theres a few nice restaurants which are just round the corner which we visited a few times. You couldnt ask for more in the set up of the house, all kitchen utensils are catered for and everything was very clean. The view from the main balcony is stunning over looking the sea and boat marina! Would definitely go back again!

"Deux semaines à Chypre"
Nous avons passé deux semaines dans cette villa, très agréable, au calme, La villa est pratiquement neuve et très bien équipée, rien à dire. Dès le départ nous avons de la part de Helena et Peters toutes les informations nécessaires pour nous faciliter notre séjour sur place Mr Peter Scott nous a apporté toute l´aide nécessaire. Le complexe comprenant 10 villas avec jardin et pool est très agréable. Nous ne pouvons que recommander cette location sans aucune réserve Berbel et Jean

"A truly stunning villa, a home from home."
I spent the last four weeks on holiday in this villa together with my wife and young children. We have just returned home and I have to say that I am delighted we choose this option. It was a wonderful experience and we have no complaints whatsoever. From the start, Peter and Helena, were great to deal with. They were honest when answering questions regarding the villa / area etc and they offered all sorts of advice from touristy stuff to booking flights etc. I have to say that they really do care that you enjoy yourself there and not just after the money. The villa is equipped to a high standard, with everything that you would have in a modern home and more. The decor is stunning inside, from the marble staircase to the designer furniture. I may also add that everything is or appears to be brand new and well maintained. Peter ask that you treat the place as you would your own, which is understandable as they want to maintain the very high standard inside, but were relaxed when we reported the one or two small things we broke. There is several options of places to enjoy the sunshine outside the villa with a private balcony overlooking the sea / fishing boats being one. We tended to sit at the table outside the kitchen looking out to the pool area. There is a BBQ here and we would often enjoy a bottle of wine or Carona whilst eating burgers. The pool is shared with another 12 villas but they are only really occupied at weekends and we tended to have the pool to ourselves most days. Although, the neighbors are all very friendly and chatty. The villa is situated in a new, quiet development but we could drive to Nissi beach and Aygia Napa in 10 mins. There is also a bus service which we often used into town for 1 Euro each and runs frequently. I will mention that the only negative would be that the development is still under construction and when you drive in you see some work going on. however you do not see any construction from the villa which is in Phase 1 and is completely finished. This is only a very minor negative. You can walk to the beach, only a minute away and go for very nice walks along to the river etc. If we had stayed in a hotel we would more than likely have been in one room. For the same price you have the luxury of a villa, with plenty of living space in a peaceful development but close enough to the resort's at the same time. We found the people of Cyprus very warm and friendly also and got blue skies every single day. I could go one but this is a truly wonderful villa and owned by a lovely, helpful couple. You can not ask for more than that. Peter / Helena, thank you for all your help and I'm sure we will be back. Eilidh loved the dog you left for her to play with and we had a lot of fun playing jenga etc.

This place is brand new on the market and is absolutely spot on. The pool area is great and you couldnt ask for a better location (only a few yards from the sea), and the view from the first floor balcony is fab! We will definately be coming back to this place - the villa is idyllic! :)
