Brand new luxury detached 3 bedroomed villa with fantastic sea views. The villa has large private swimming pool.
The villa will comfortably sleep 8 people. It has 2 rooms with 2 double beds, lead onto the balcony and one twin bedroom, also double sofabed is provided in the lounge. The villa has two bathrooms, one downstairs and one upstairs. The living room and the dining area are open onto a very large patio overlooking the pool. There are outdoor bar and barbecue. The villa is fully air-conditioned.
The villa is only few minutes walking distance from beautiful sandy Ayia Thekla Beach.
On only 5 mins drive is Ayia Napa “WaterWorld”- water park, one of the largest in the Mediterranean providing a gread family day out.
Conveniently positioned from the centre of Ayia Napa and 15 mins drive to Paralimni and Protaras.

There is a exellent choice of nightlife, bars and clubs, restaurants with children's play area. Along the beaches of Ayia Napa facilities for all sea sport are provided.

We stayed in Villa Niki for ten days from the 21st to the 31st of Aug. we had such an amazing time. The Villa is not without its little troubles. But for that price range, it is THE BEST VILLA IN THE WORLD. It was clean and the rooms were nice. the pool was great. The BBQ was amazing and we utilised it completely on our trip. The surrounding gardens were great and gave a smell of Jasmin in the evening. George the owner was very helpful and very friendly and very relaxed, and never complained about a thing. Both himself and his son, came and cleaned the pool regularily, fixed anything needing to be fixed. I have the most fond memories of this villa dn always will. its close to the supermarket and the resturant, taxis to and from anywhere cost 10 EUR maximum. So between is we paid about 4-5 eur per person per day to be in a stretch limo the whole time. :))))) slept on the sunloungers by the pool so many times. AMAZING!!!! except when the sun comes up in the morning lol 5 mins to Nissi bay by car 5 mins to Ayia Napa main street. views of the beach from all the rooms in the villa. Perfect calm place to relax.... but we always bought our own party home by the pool and had the bbq on :) FIVE STARSSSSSSSSSSSSSS :)))))))))) |

photos online need updating, villa not brand new or luxury, pool hadn't been cleaned for months - stained swimwear, mattress in main bedroom had at least 8 springs sticking out on side, toaster didn't work, air conditioning very poor - can only be set for 2 hr maximum meaning you have to get up out of bed maybe 4 times in night to reset, twin bedroom wouldn't be cool even after two constant hrs, units were set at temp which wasn't cold enough apart from kitchen, downstairs shower room would flood hall and kitchen if used, main driveway gates kept locked so if car or quad hired then will need to park on street which makes you a little uncomfortable (asked owner but was told no), pool bar is purely a metal serving stand with chairs around it, towels supplied looked old and smelled musky, on a positive note villa is in a cracking location being 1 min from local shop & restaurant/pub, & 2 min walk to sea front, to be fair villa is very reasonably priced but not quite what it has been advertised as, overall instead of using professional companies to clean and maintain villa, the male owners try to do everything themselves & appear to have spent as little money as possible on their villas since they purchased them which stands out like a sore thumb, e.g. pool dirty, fridge needed cleaning before use, floors needed bleaching, had fab time regardless just think villa should be described as it is now & not 5 yrs ago, this villa should be advertised as an average villa at a very reasonable price |
