Situated in a small cul-de-sac in the quiet residential village of Ayia Thekla, the villa is only a few kilometres from cosmopolitan Ayia Napa and within walking distance of the sandy beach at Ayia Thekla and one of the largest waterparks in Europe.
The property is newly furnished to a high specification and is fully air conditioned. The villa sits on a large plot (450m2) and has a fully landscaped garden and superb terrace, complete with sun loungers, dining table and chairs, parasol and traditional BBQ. The garden leads to a fully enclosed 5mx10m private pool. A gated drive provides parking for two vehicles.

Ground Floor: Large living and dining area with plasma, local satellite TV, DVD player, music system, Playstation 2 and air conditioning. A number of DVDs, CDs, PS2 games, books and board games are available for use. Fully equipped kitchen including oven, hob, microwave, kettle, toaster, fridge/freezer, washing machine, iron, ironing board and cool bags/ice blocks for use on days out. Guest WC.
First Floor: The master double bedroom, complete with plasma TV/DVD combo and safe, has its own veranda overlooking the garden and pool. The second double bedroom also has a veranda overlooking the front of the villa. The third bedroom is a twin room. All bedrooms have built-in wardrobes, black out blinds/curtains and air conditioning. The large bathroom is fully tiled and equipped with bath, shower, WC and sink.
The villa has two smoke alarms and fire extinguishers are available in the kitchen.

The garden is fully landscaped and has its own automatic irrigation system. The large patio area to the side and rear of the villa is perfect for secluded sunbathing and al fresco dining. External furniture includes a rattan dining table and 6 chairs, 6 sun loungers, 2 small tables and a large free-standing parasol. The garden also houses a traditional Cypriot BBQ.
The large private pool (5m x 10m, depth 3ft to 6ft) is at the rear of the property and is fully enclosed making it ideal for families with small children. A pool shower is also available. Both the pool and rear garden have external lighting and are ideally positioned to catch the sun all day.
A table-tennis table and large rotary drier are available for use. The villa has its own gated drive which can accommodate 2 cars.

The Famagusta region
Whether you are looking to relax on the beach, explore the beautiful countryside or discover the country’s fascinating history, the island of Cyprus has it all. The Famagusta district lies in the eastern corner of the island. In addition to Ayia Thekla, other popular holiday centres in the area include Protaras, Paralimni and Ayia Napa – which are all within a 15 minute drive of Palm Villa.
Life revolves around the superb coastline and some of the best beaches in the Mediterranean (49 were awarded Blue Flags in 2006). The gently shelving sand leads to the calm, crystal clear turquoise sea which is ideal for swimming and a wide range of water sports, including scuba diving, waterskiing, windsurfing, canoeing and pedal boats. Other activities in the area include horse riding, fishing, cycling, go-carting and hiking. Boat trips, including cruises to Rhodes and Egypt, operate from the harbour at Ayia Napa.
Cape Greko National Park, an area of outstanding natural beauty and one of the best places to explore the island’s abundant flora and fauna, is a haven for those who enjoy cycling or hiking. Alternatively, the Troodos mountains, stretching from the centre to the western side of the island, offer a welcome respite from the summer heat. Enjoy a long walk in the scented pine forests in the summer and skiing in the winter months.
The climate is typically Mediterranean with long, hot summers (during which the average temperature is an enviable 30°C) and mild winters. Cyprus also has one of the warmest sea temperatures in the Mediterranean averaging 21°C.
Ayia Thekla is the perfect destination for those seeking the privacy and seclusion of a residential area but who still want to be within easy reach of the major towns in the Famagusta district.
Situated 6km west of Ayia Napa, the village of Ayia Thekla is upmarket and unspoilt and ideal for those seeking a relaxing break. The village takes its name from the charming whitewashed church which is steeped in history and is believed to be one of the oldest landmarks of the area. The church overlooks a delightful white sandy beach, which has Blue Flag status, and a small offshore island surrounded by the crystal turquoise waters of the Mediterranean.
A small but well-stocked supermarket is a short walk from Palm Villa. Makronissos (only a 3 minute drive away) boasts several restaurants, bars and supermarkets. The picturesque village of Potamos has a small fishing harbour and two unique local fish tavernas where you can try the catch of the day. Alternatively, Ayia Napa has a huge range of restaurants offering just about everything from traditional Cypriot mezes to Italian and Japanese food or an Indian curry. A well maintained cycle path runs from the Villa to both Ayia Napa and Potamos, and there are plenty of places from which to hire bikes.
Waterworld is only 1km from the villa and is one of the largest waterparks in Europe. Based on the wonders of ancient Greece, the award winning parks offers a variety of rides to suit all ages.
