Luxury Villa 040 is the perfect villa for a young family, as the pool area is separately fenced off from the garden area, so children can run around freely without fear of falling into the water. It is located in a quiet cul-de-sac and has a mature garden with large green plants, shrubs and conifer trees. Off-road parking is also provided.
Enter into a spacious open plan living/dining area and be impressed with the stylish simplicity of the furnishings. The lounge area has two leather cream sofas, complimented by quality bronze curtains and cushions, and a wooden coffee table. A flat screen TV sits on the glass TV unit, whilst two windows let the light flood into the property. The dining area consists of a glass/wood dining table with 6 cream leather chairs. Decorative vases and wall canvasses complete the property's stylish look. A side door leads out on to a covered patio area where the table tennis is located, as well as an outdoor shower
The kitchen benefits from large patio doors, with curtains, and is fully equipped with an electric oven and hob, microwave, fridge freezer and washing machine. A window, with blind, above the double sink looks out over the back garden. The property also has a downstairs w/c with window. Go through the patio doors and find yourself on a patio covered by a wooden pergola. A glass topped dining table and 6 chairs make eating al fresco a delight, especially when it has been cooked on the traditional Cypriot BBQ.
The large garden area is completely fenced in, making this a safe property for young children. Decorative paving runs amongst the astro turf and chunky palm trees, very tall conifers and shrubs add to the feeling of privacy and seclusion.
At the end of the garden is a fenced pool area with 6 sun beds and surrounded on one side by shrubs. Two parasols with bases, side table and outdoor lighting are also provided.
Go up the stairs to the first floor and the window, with curtains, offers you beautiful views of the garden and pool area. Off the landing there are 3 bedrooms, 2 doubles and 1 twin and a large family bathroom, which has shower over bath, a black unit and under sink storage for all your toiletries.
The first double bedroom and twin room, both have views of the pool. The master double room has a divan bed and windows with a blind. Patio doors, with black out curtains, lead out onto a private balcony. Bedside cabinets with lamps, dark wood wardrobes, full-length mirror and a dressing table, tick all the requirements of a bedroom. A flat screen TV/DVD (please bring your DVDs with you) combi is an added bonus.
The second double bedroom is located at the front of the property and has patio doors, with curtain, which lead onto a second private balcony. It also has windows and a blind, bedside cabinets and lamps and fitted dark wood wardrobes.
The twin room has divan beds, bedside cabinets with lamps, fitted wardrobes and windows with a blind.

Ground Floor: Large living and dining area with plasma, local satellite TV, DVD player, music system, Playstation 2 and air conditioning. A number of DVDs, CDs, PS2 games, books and board games are available for use. Fully equipped kitchen including oven, hob, microwave, kettle, toaster, fridge/freezer, washing machine, iron, ironing board and cool bags/ice blocks for use on days out. Guest WC.
First Floor: The master double bedroom, complete with plasma TV/DVD combo and safe, has its own veranda overlooking the garden and pool. The second double bedroom also has a veranda overlooking the front of the villa. The third bedroom is a twin room. All bedrooms have built-in wardrobes, black out blinds/curtains and air conditioning. The large bathroom is fully tiled and equipped with bath, shower, WC and sink.
The villa has two smoke alarms and fire extinguishers are available in the kitchen.

The garden is fully landscaped and has its own automatic irrigation system. The large patio area to the side and rear of the villa is perfect for secluded sunbathing and al fresco dining. External furniture includes a rattan dining table and 6 chairs, 6 sun loungers, 2 small tables and a large free-standing parasol. The garden also houses a traditional Cypriot BBQ.
The large private pool (5m x 10m, depth 3ft to 6ft) is at the rear of the property and is fully enclosed making it ideal for families with small children. A pool shower is also available. Both the pool and rear garden have external lighting and are ideally positioned to catch the sun all day.
A table-tennis table and large rotary drier are available for use. The villa has its own gated drive which can accommodate 2 cars.

The Famagusta District
Whether you are looking to relax on the beach, explore the beautiful countryside or discover the country’s fascinating history, the island of Cyprus has it all. The Famagusta district lies in the eastern corner of the island. In addition to Ayia Thekla, other popular holiday centres in the area include Protaras, Paralimni and Ayia Napa – which are all within a 15 minute drive of Palm Villa.
Life revolves around the superb coastline and some of the best beaches in the Mediterranean (49 were awarded Blue Flags in 2006). The gently shelving sand leads to the calm, crystal clear turquoise sea which is ideal for swimming and a wide range of water sports, including scuba diving, waterskiing, windsurfing, canoeing and pedal boats. Other activities in the area include horse riding, fishing, cycling, go-carting and hiking. Boat trips, including cruises to Rhodes and Egypt, operate from the harbour at Ayia Napa.
Cape Greko National Park, an area of outstanding natural beauty and one of the best places to explore the island’s abundant flora and fauna, is a haven for those who enjoy cycling or hiking. Alternatively, the Troodos mountains, stretching from the centre to the western side of the island, offer a welcome respite from the summer heat. Enjoy a long walk in the scented pine forests in the summer and skiing in the winter months.
The climate is typically Mediterranean with long, hot summers (during which the average temperature is an enviable 30°C) and mild winters. Cyprus also has one of the warmest sea temperatures in the Mediterranean averaging 21°C.
Ayia Thekla is the perfect destination for those seeking the privacy and seclusion of a residential area but who still want to be within easy reach of the major towns in the Famagusta district.
Situated 6km west of Ayia Napa, the village of Ayia Thekla is upmarket and unspoilt and ideal for those seeking a relaxing break. The village takes its name from the charming whitewashed church which is steeped in history and is believed to be one of the oldest landmarks of the area. The church overlooks a delightful white sandy beach, which has Blue Flag status, and a small offshore island surrounded by the crystal turquoise waters of the Mediterranean.
A small but well-stocked supermarket is a short walk from Palm Villa. Makronissos (only a 3 minute drive away) boasts several restaurants, bars and supermarkets. The picturesque village of Potamos has a small fishing harbour and two unique local fish tavernas where you can try the catch of the day. Alternatively, Ayia Napa has a huge range of restaurants offering just about everything from traditional Cypriot mezes to Italian and Japanese food or an Indian curry. A well maintained cycle path runs from the Villa to both Ayia Napa and Potamos, and there are plenty of places from which to hire bikes.
Waterworld is only 1km from the villa and is one of the largest waterparks in Europe. Based on the wonders of ancient Greece, the award winning parks offers a variety of rides to suit all ages.
