The dining room is equipped with a sideboard, dining table with 6 matching dining chairs, a hot and cold water dispenser and a stereo CD player with a docking station for an I pod. Patio doors lead out on to the patio. The ultra modern kitchen is equipped with just about every labour saving device imaginable. In the Utility room there is a washing machine cupboards and a large fridge/freezer. Off the hallway there is a downstairs WC and washbasin and a separate wet room shower. The upper floor houses 3 good sized bedrooms two of which have access onto a large sun deck with stunning sea views. Each bedroom has air condioning and a free standing fan. In the large mature gardens there is an external shower, a 9m x 5m private overflow swimming pool with a roman arch and steps down into the water. By the pool there are sun loungers and a parasol. The rear patio is equipped with a Hammock, stylish patio furniture and there is additional garden furniture beneath the covered area at the side of the villa. There is a Cypriot BBQ with motorised spits, so try your hand at making souvla.
A non refundable 25 % deposit is required to secure a booking. The balance is payable in full 8 weeks prior to your arrival in Cyprus.
Payment by Bank Transfer.
A refundable damage deposit of 350 Euro is payable in cash on arrival and will be refunded following a satisfactory inspection of the property.
Cot and high chair are available on request for a small fee.
Check in at 15:00 and check out at 11:00 a.m. It may be possible to have a later departure or an earlier arrival providing there are no other incoming or out going guests that day.
Electricity - An acceptable useage of 100 watts per week is allowed and thereafter 28 cents per watt used will be charged. Air conditioning should be turned off when the villa is unoccupied to avoid extra charges being incurred. The units are very effective and can reduce the temperature to the required level within minutes.
A welcome pack can be provided for a charge of 30 euro.
Car hire is recommended. Car rental also gives you more activities in the area and allows you to fully explore this beautiful Island.
Airport transfers and car hire can be arranged at preferential rates.
We do not accept bookings from all Male or all Female parties. If any bookings are made for such parties and not disclosed we reserve the right to deny access to the villa and no refund will be given.
The Famagusta region
The Famagusta District, which is on the islands east coast, was once the main port of Cyprus and a very popular resort. After the Turkish invasion during 1974 the areas of Ayia Napa and Protaras were both redeveloped to become one of the largest resort areas on the island. With many hotels, tavernas, discos and bars. The area has some of the finest beaches in Cyprus as well as Capa Greco and Paralimni, theadministrative centre.
The Ayia Napa / Ayia Thekla area
The village of Ayia Thekla is situated on the outskirts of Ayia Napa and consists mainly of quiet residential developments. Every Wednesday morning a local market is held in the grounds of Lucas Taverna opposite the beach. A small supermarket and cafe/restaurant is approximately a 10 minute walk.
Ayia Napa is a bustling resort that has recovered its reputation as a great family resort with plenty of activities and entertainments for the whole family. Nissi beach is perhaps the most famous of the many sandy beaches in the area. Pay a visit to the old monastery and the local museum. The harbour has some excellent fish restaurants. If your passion is to dance the night away, then you will be spoiled for choice from the many lively bars and nightclubs.
The centre of Ayia Napa town is built around a medieval monastery and you can wander through the grounds, eat at one of the restaurants overlooking the square or watch one of the colourful events that often take place here during the season. When the sun goes down the square is transformed, party goers and clubbers congregate in the square and dance the night away.
The harbour at Ayia Napa has it’s own beautiful beach with all facilities. Boat trips can be taken from here and some of the best fish restaurants are nestled on the harbour overlooking the small, colourful, local fishing fleets. A walkway spans the length of the harbour and is perfect for a stroll amongst the boats.
Waterworld, the largest water park in Europe is just a few minutes drive . The nearby town of Paralimni has 3 large supermarkets to cater for all your holiday needs. Larnaca Airport is a 30minute drive.
How to get there

Direct flights to Cyprus are available from a number of UK airports with additional budget airlines adding routes from March 2009. This will increase competition which, with landing fees at Larnaca airport reducing substantially this year will provide extra value.
Whilst Cyprus has two international airports with Paphos to the west of the island, Larnaca is the airport of choice when visiting the Famagusta area.It is a 30 minute drive from the airport to the villa.
Regular schedule flights to Larnaca are operated by British Airways and Cyprus Airways.
Hiring a car is recommended (preferably one with air conditioning), if you wish to tour the island and sample all that it has to offer. There is a wide choice available based at the airport. Oh and there is no need to worry, we will provide you with a map and clear directions from the airport. Remember too that they drive on the left the same as in the UK and that road signs are also in English.
