This is a large well furnished villa particularly suited for families. It is in a quiet location overlooking fields, yet only a few minutes drive from the nearby resort of Ayia Napa and all its attractions. Downstairs is open plan with a lounge area with TV, DVD and CD player, seating for 6, dining table and 6 chairs, well equipped kitchen including electric cooker, fridge/freezer, microwave and washing machine. There is also a shower room with w.c. This area has air conditioning units and ceiling fans. Upstairs there are three bedrooms. The master bedroom has a double bed and en suite facilities. Patio doors lead out onto first floor veranda and overlook the pool area. Bedroom two has twin beds, and bedroom 3 has bunk beds as well as a single bed with additional pull out bed beneath. All bedrooms have built in wardrobes. There is also a family bathroom upstairs. All bedrooms have air conditioning (included). There is also a safe. There is also a travel cot and stair gates available if required. The swimming pool (8m x 4m) is accessed via the lounge and the large terrace which surrounds the pool is complete with patio furniture, sun loungers and BBQ area. The garden has railings with gates to the pool as a safety measure. This is particularly useful if you have young children. Linen and towels are provided. Please bring your own beach towels. There is off road parking for up to 3 vehicles.

The Famagusta District
Cyprus is a fantastic holiday destination with a great climate and over 300 days of sunshine a year on average. The south of the island offers good beaches, ancient ruins and temples, quiet inland villages and landscapes, skiing on Troodos Mountain, watersport activities and a vibrant nightlife in the larger towns.
Ayia Napa / Ayia Thekla area
The property is located in Ayia Thekla, a two minute drive is the famous Waterworld at Ayia Napa and the secluded Ayia Thekla beach. The busy resort of Ayia Napa and the beautiful Nissi Beach are about 6km away. In Ayia Napa you will find the old harbour area with its fish tavernas, an abundance of shops, the picturesque monastery, and of course a buzzing nightlife. The quieter resort of Protaras with the stunning Fig Tree bay is 10km away. The traditional Cypriot town of Paralimni is also about 10 km. and has interesting shops, tavernas and a pretty town square where you can sit in one of the cafes and watch the world go by.
How to get there
Larnaca airport is the nearest to the villa and is a 35 minute drive. Paphos airport is abou 90 minutes away.

Further details indoors: Ideal family villa. Bedroom three would be ideal for 4 children. There are stair gates and a cot available if required so is ideal for infants and toddlers.
Further details outdoors: There are railings with gates which separate the pool area from the villa and patio. Takes away the worry of young children wandering into the pool on their own.

Terms of Booking:
A 50% deposit is required to reserve the villa with the balance payable 8 weeks before your arrival date. Payment can be made by bank transfer into our UK or Cyprus bank account or by debit/credit card via Paypal but this does incur a 3.5% service charge.
A £250 refundable deposit is required against damages and breakages. This is payable with your final payment and will be refunded in full within in 2 weeks of your departure (subject to satisfactory property inspection).
For 2009 bookings we are currently taking a 25% deposit now to reserve the villa with a further 25% payable by the end of January 2009. The balance is then payable 8 weeks before the arrival date.
We only accept family bookings at this villa and do not accept bookings from single sex parties.
