Both bedrooms have extensive fitted wardrobes with plenty of coat hangers.

There is a satellite TV with a 37-inch flat screen and DVD player for your enjoyment. Wi-Fi is available from local agency, very cheap and efficient.

WEDDING VENUES are in walking distance, just five minutes from the apartment. If you look at our map, which we provide in your information package, you will see the very close proximity to the sea and the two major hotels in the area: 5* Nissi Beach Hotel and Adams Beach Hotel. Anybody who experienced the pressure of getting ready for a wedding will appreciate a comfortable home, rather than a hotel room. You can have a glass of champage before you set off !

GOLF is within twenty minutes driving from our place. It is a 9 holes and 17 Tee Box, which will challenge any golfer, I am told. Ayios Nikolaus Golf Club is located on the Station at the Joint Service Signal Unit near the village of Vrysoulles. The very busy golfing season is from October-May with many competitions being organised.

My prices are competitive and you can pre-order YOUR WELCOME PACK of food and drink, which will be waiting for you on arrival, so you do not have to go out late at night trying to buy a pint of milk. My agents, who are a lovely English-speaking couple, will look after you and can be contacted 24 hours a day.

CHECK IN & OUT DAYS

Check in days: We are aware that there are a lot of different days you can fly to Larnaca, our local airport, but we needed to make some rules to make things easier for both parties, Guests and Agent.

We understand that it is not always easy to get the flight of your choice. This may mean that you arrive, or depart at late or early hours. No problem, we can accommodate you.

CHECK IN & OUT TIMES

Please note that check-in time is : 17.00-19.00 hours and check out is: by 10;00 am. These times are set, so TWO sets of Guests can check in and out on the same day. These are the reasons for the set times.

However, if this does not suit you, you can book out the apartment from the previous day. The reason for this is that our agent need at least 8 hours between guests.

You can of course opt to stay on by booking another day. Great when your flight departs late at night!

FOR THE ATTENTION of GUESTS please take note of my observations based on last year's busy season:

Last year I had a lot of prospective guests who missed out on their holiday because they left the flight bookings too late, hoping for a late deal. I understand this, but I had to turn away guests as I was either fully booked or had no availability on their preferred dates.

Electricity charges.

Why is expensive in Cyprus: Quote from a newspaper how it works “These systems need power to run. Electricity charges in Cyprus are almost double what the rest of the EU is paying.

A 80 kW is allocated in your weekly rental.

A fast WIFI system is available for unlimited number of pc's. use. We arranged this system for you, so you only need to pay a weekly charge. All details are in the file in our apartment and our agent will explain everything you need to know. Weekly charge is Euro 10

About this location

The Famagusta District

Before 1974 Agia Napa was a fishing village with two houses, a monstery and some fishermen. Agia Napa today is the top sun-and-fun tourist resort. Today it is exceptionally well equipped with banks, shops, restaurants and bars. Its short history:

Agia Napa is mentioned for the first time by Leontios Mahaeras in 1366 A.D. and a second time by the same in 1373 in his account of the shipwreck of five Venetian ships loaded with booty, which the Venetians had stolen during the looting of Cyprus. The next mention of Agia Napa is encountered in Venetian documents and maps of the 16th century. Due to the lack of sufficient historical evidence, this study is based mostly on archaeological findings and the local tradition.

The monastery and the village took their name from the ancient Greek word "Nape", which means "wooded valley". This term is used by Homer in the Illiad, by Pindar in his Pythian poems, and later by the Christian Hymnographers.

It seems that in the ancient times, the Southeast coast of Cyprus was covered by greenery. In the location where the monastery and the village exist today, there existed a thickly wooded valley with natural springs. During the pre-Christian times, in the southwest end of the valley there was a Greek city called Throni which boasted a temple of Aphrodite. This city was destroyed at some point (probably by an earthquake). Some of the ruins of this city can still be found by the rocky coast where excavations were carried out during recent years.

According to local tradition, during the Venetian occupation, circa 1500 A.D., a wealthy young woman from a distinguished Venetian family of Famagusta came to the monastery of Agia Napa in order to flee the pressure of her family to marry a nobleman. Soon after, this wealthy woman began renovating the old buildings and erecting new ones. She is possibly the one responsible for both the two-storey building and the octagonal fountain. It is said that she is also the one who planted the huge old sycamore tree found outside the south gate of the monastery. This Venetian woman must have spent the rest of her life here, for according to the tradition, the sarcophagus found in the monastery yard next to the octagonal fountain belongs to her.

The monastery of Agia Napa flourished during the 16th century and continued to hold a position of importance up until the end of the Venetian occupation of Cyprus in 1581 A.D. Agia Napa is frequently referred to in manuscripts of this period and appears on numerous maps of Cyprus from this era. One of the forts of the south wall of the old city of Famagusta, built by the Venetian conquerors, was named Agia Napa, possibly because the road leading to Agia Napa began there.

The new church, built Southwest of the monastery, was completed in 1990. Its interior walls are covered with beautiful Byzantine-style icons which were painted in three stages by the iconographer Sozos Yiannoudies and his crew and were completed in August of 1994. The new church is also dedicated to the Virgin Mary and celebrates, along with the monastery, the feast of the Birth of the Mother of God .

Waterworld is a really great day out. If you want water but no sand, head 3 km west of Agia Napa to Waterworld, Cyprus best water theme park. You are not allowed to take any food or drink in & a 'bouncer' stands at the gate & asks you if you are taking anything in. The park itself is fab, well organised, loads of lifeguards & they appear very safety concious, it is also very clean. There are so many different rides from the lazy river to very high single slides.

Monastery: a beautifully cloistered and a calm oasis (early morning) and well-preserved with a cool, marble fountain in the centre priece of the courtyard.

Boat Cruises: a large number of cruises operate form Agia Napa's sweet little harbour. You can take a cruise just about any time of the day that type suits you.

Diving: best site are around Agia Napa and Cape Greco

Fast Boat Safaris: takes you around the facinating sea caves. You do get to sea the sites, but the speed boats are the real adventure.

Minicipal Museum of The Sea: the museum 's centre piece is the amazing reconstruction of a boat that was shipwrecked off the coast of Kyrenia in the 3rd century BC.

Cyprus is becoming one of the best places to play golf. The best time is from October to May with teperatures in their 20C. We have a local 9 hole, 17 Tee Box which is challenging enough according to the professionals. Ayios Nikolaos Golf Club is located on the Station at the Joint Service Signal Unit, near the village of Vrysoulles.

We try very hard to ensure that our guests have a good experience with us.
The small details are very important, such as helping with airport transfers
if that is what you wish.
Our apartment in the Nissi Elena Court Resort is one of the largest, we have been told, very comfortable and there is a cool breeze from the mountains.
We expect to have a busy 2015 season.

Many thanks for your review. To clarify what the add-on,s that you are talking about are:
Everything you have mentioned is clearly set out in our Terms & Conditions, which every guest receives when they book.No surprise if you read them!
Firstly our agents charge.Can be paid with a booking if it is easier,otherwise in common with most other apartments in the area this gets paid to the agent in cash.It is not an extra.
The late check-out situation is very clear. If a guest, like you wishes to stay on, you can if you pay the daily rate, as I cannot let the apartment that night. It is not a question of a few hours, which in your case was not a few, but a whole day. Again clearly set out in the T&C,s so no surprises. Again this is the same as staying on at a hotel, where a daily rate applies.
Electricity. We have made a decision not to add a large amount of money to every guest for electricity. We have an allowance which is sufficient, indeed we had a Russian family staying for 3 weeks in the hot high season, and they only paid Euro 20 over the allowance.Electricity in Cyprus is the most expensive in Europe so we have to cover ourselves from abusive use which does happen. Other agents do the same.
We are pleased that you found our apartment spacious, it is one of the largest in the complex. As you can see we have had mostly five star,s so we must be doing something right!

"BE CAREFUL OF EXTRA HIDDEN COSTS!!!"

I have been letting holiday properties for the past ten years, dealing with hundreds of enquiries per year and have about 50 or so bookings per year. During this time I have only had 3 complaints, including this good lady's. So, a 99.9 % success, as nearly everybody who books are nice, reasonable people. However I failed to sense the trouble ahead here!
I strongly object to her questioning the integrity of myself and my agent, and consider her remarks bordering on being of a defamatory nature, and something that could be taken further legally. However, I decided not to go down this road, as I am a thoroughly professional person, who relies on those using my apartment and services to do so in a 'reasonable' manner and not abuse it.
Taxi vs our agent pick-up service. Yes, a taxi 'only' cost €45 but they expect to have a largish tip as my last taxi experience confirmed. So, guests end up paying much the same amount of money without having any extra services. We offer a service where our agent meets them when they leave the baggage hall, whatever the hour, helps with their luggage, takes them to our apartment, helps again with the luggage and settles them in. The taxi rank is not directly opposite when leaving the airport and you need to push your luggage up a slope, not something that many wish to do, especially at night if you have children with you. We will continue to provide this service as our guest feed-back shows that this is a most welcome service. In any case, the choice of transport is for the guests to decide.
Check out situation: We are a resort and not a hotel, hence our charges are very reasonable compared to the hotels in this area, but as in any hotel, one needs to pay for extra time, which is counted not hourly but on the basis that the apartment cannot be let out on that night as my agent needs at least 6 notice for a change over.
€85 was the published daily price, and again, I tried to please the good lady offering it to her for € 60, but she had already made her mind up not to be pleasant and accused me of 'pushing' this on to her. It is important to mention that the temperature is about 36C at this time of the year and I was worried that they would be really uncomfortable staying out all day in the hot sun, which I am sure they were! When they came to depart, my very good agent offered to store their luggage, which she accepted without so much as a word of thanks.
Electricity meter situation: When I started out in this business I did not have any Terms & Conditions, as people used to be so nice and sensible. However, I was advised that I should introduce an electricity allowance to guard against guests who might abuse my good will. Unfortunately, this lady signed the contract in March and our new T&C with stated utility usage allowances was introduced after that.
However, I still fail to understand how anybody could use a staggering 494 Kw of electricity during a 14 day stay. By comparison, in the previous weeks a party of four only used 130 Kw for a 20 day stay. My agent was so aghast at the meter reading that she asked her husband to re-check the reading, but it was correct. The allowance we now set is 70 Kw which works for most guest. Electricity in Cyprus is the third most expensive in Europe and in this case the good lady made me pay her electricity € 113 electricity cost.
Again, I repeat, I do rely on the guest's common sense and decency, and this is the very first time I have had this problem. As it was not in our T&C I kindly asked her to contribute towards the cost, which she flatly refused to do. My maintenance manager has told me that to use this amount of electricity, the A.C. units must have been running almost non-stop and have required the timers to be constantly reset as the units have time limits and stop after a while.
Cleaning situation. My agent reported that the apartment was left in a very dirty state and she needed to work doubly hard to turn it around. She also reported that both mother and daughter obviously went to bed without removing their make-up as two bed sheets were damaged, one of which had to be replaced. It is not only the time spent on the cleaning, but the intensity of the work which has to be taken into consideration. At the end I was so fed-up with the situation I did not charge for the extra effort my good agent put it.
The good lady did indeed send me an e-mail threatening to take legal action unless her Security Deposit was returned. This was both rude and unnecessary as in all my years of letting, I have never failed to return a deposit within the 10 days set out in my T&C's. In fact her deposit was returned within 5 days minus a charge for the ruined sheet, which the good lady conveniently forgot to admit too.
Unprofessional, I certainly am not, hence I have 5 star ratings for the individual attention and extra services that I offer to our mostly lovely guests. I cannot help feeling from the tone of this review that there is more than an element of vindictiveness at play here!

We were particularly delighted that they thought that the our large terrace is gorgeous, we spend most of our time there as well.

"marvelous holiday"

Our family would like to say thank you for our excellent holidays in your 5-stars apartments.The apartment was lovely and quiet, within an easy reach of everything . The location of the apartment is just perfect, it is five minutes walk to Nissi beach (the best beach in Ayia Napa). Lovely and spacious balcony. Very clean with plenty of equipment.
We have really enjoyed our holiday. The service was excellent: Douglas and Carolyn are very pleasant people.
