CHECK IN & OUT DAYS
Check in days: We are aware that there are a lot of different days you can fly to Larnaca, our local airport, but we needed to make some rules to make things easier for both parties, Guests and Agent.
We understand that it is not always easy to get the flight of your choice. This may mean that you arrive, or depart at late or early hours. No problem, we can accommodate you.
CHECK IN & OUT TIMES
Please note that check-in time is : 17.00-19.00 hours and check out is: by 10;00 am. These times are set, so TWO sets of Guests can check in and out on the same day. These are the reasons for the set times.
However, if this does not suit you, you can book out the apartment from the previous day. The reason for this is that our agent need at least 8 hours between guests.
You can of course opt to stay on by booking another day. Great when your flight departs late at night!
Easy jet, BA, Fly Monarch, Cyprus Airways, Fly Thomas Cook and many more from all over the world fly there.
Easy Jet is perhaps the most economical provided you book early.
FOR THE ATTENTION of GUESTS please take note of my observations based on last year's busy season:
Last year I had a lot of prospective guests who missed out on their holiday because they left the flight bookings too late, hoping for a late deal. I understand this, but I had to turn away guests as I was either fully booked or had no availability on their preferred dates.
The Famagusta region
Before 1974 Agia Napa was a fishing village with two houses, a monstery and some fishermen. Agia Napa today is the top sun-and-fun tourist resort. Today it is exceptionally well equipped with banks, shops, restaurants and bars. Its short history:
Agia Napa is mentioned for the first time by Leontios Mahaeras in 1366 A.D. and a second time by the same in 1373 in his account of the shipwreck of five Venetian ships loaded with booty, which the Venetians had stolen during the looting of Cyprus. The next mention of Agia Napa is encountered in Venetian documents and maps of the 16th century. Due to the lack of sufficient historical evidence, this study is based mostly on archaeological findings and the local tradition.
The monastery and the village took their name from the ancient Greek word "Nape", which means "wooded valley". This term is used by Homer in the Illiad, by Pindar in his Pythian poems, and later by the Christian Hymnographers.
It seems that in the ancient times, the Southeast coast of Cyprus was covered by greenery. In the location where the monastery and the village exist today, there existed a thickly wooded valley with natural springs. During the pre-Christian times, in the southwest end of the valley there was a Greek city called Throni which boasted a temple of Aphrodite. This city was destroyed at some point (probably by an earthquake). Some of the ruins of this city can still be found by the rocky coast where excavations were carried out during recent years.
According to local tradition, during the Venetian occupation, circa 1500 A.D., a wealthy young woman from a distinguished Venetian family of Famagusta came to the monastery of Agia Napa in order to flee the pressure of her family to marry a nobleman. Soon after, this wealthy woman began renovating the old buildings and erecting new ones. She is possibly the one responsible for both the two-storey building and the octagonal fountain. It is said that she is also the one who planted the huge old sycamore tree found outside the south gate of the monastery. This Venetian woman must have spent the rest of her life here, for according to the tradition, the sarcophagus found in the monastery yard next to the octagonal fountain belongs to her.
The monastery of Agia Napa flourished during the 16th century and continued to hold a position of importance up until the end of the Venetian occupation of Cyprus in 1581 A.D. Agia Napa is frequently referred to in manuscripts of this period and appears on numerous maps of Cyprus from this era. One of the forts of the south wall of the old city of Famagusta, built by the Venetian conquerors, was named Agia Napa, possibly because the road leading to Agia Napa began there.
The new church, built Southwest of the monastery, was completed in 1990. Its interior walls are covered with beautiful Byzantine-style icons which were painted in three stages by the iconographer Sozos Yiannoudies and his crew and were completed in August of 1994. The new church is also dedicated to the Virgin Mary and celebrates, along with the monastery, the feast of the Birth of the Mother of God .
The warm climate makes Cyprus a perfect destination for holdiays ANY TIME OF THE YEAR!
Temperature: winter 15-21 degrees, autumn 25 - 28, spring 24-26, summer 30-40.
Famagusta boasts the best beaches in Cyprus.
Five minutes walk to Nissi and Adam Beach and the 5* Nissi Beach Hotel. Convenient for weedings, celebrations
Nissi Beach 200 m from the apartment.
Bars & Restaurants cater for all taste and budgets.
Waterworld is a really great day out. If you want water but no sand, head 3 km west of Agia Napa to Waterworld, Cyprus best water theme park. You are not allowed to take any food or drink in & a 'bouncer' stands at the gate & asks you if you are taking anything in. The park itself is fab, well organised, loads of lifeguards & they appear very safety concious, it is also very clean. There are so many different rides from the lazy river to very high single slides.
Monastery: a beautifully cloistered and a calm oasis (early morning) and well-preserved with a cool, marble fountain in the centre priece of the courtyard.
Boat Cruises: a large number of cruises operate form Agia Napa's sweet little harbour. You can take a cruise just about any time of the day that type suits you.
Diving: best site are around Agia Napa and Cape Greco
Fast Boat Safaris: takes you around the facinating sea caves. You do get to sea the sites, but the speed boats are the real adventure.
Minicipal Museum of The Sea: the museum 's centre piece is the amazing reconstruction of a boat that was shipwrecked off the coast of Kyrenia in the 3rd century BC.
Cyprus is becoming one of the best places to play golf. The best time is from October to May with teperatures in their 20C. We have a local 9 hole, 17 Tee Box which is challenging enough according to the professionals. Ayios Nikolaos Golf Club is located on the Station at the Joint Service Signal Unit, near the village of Vrysoulles.

"BE CAREFUL OF EXTRA HIDDEN COSTS!!!"
Pickup from airport 60 Euros – a local taxi is only 45 EurosCheck out is at 10am and as there is no communal reception area on the complex the owner will very kindly offer her apartment at an extra … More
I have been letting holiday properties for the past ten years, dealing with hundreds of enquiries per year and have about 50 or so bookings per year. During this time I have only had 3 complaints, including this good lady's. So, a 99.9 % success, as nearly everybody who books are nice, reasonable people. However I failed to sense the trouble ahead here!
I strongly object to her questioning the integrity of myself and my agent, and consider her remarks bordering on being of a defamatory nature, and something that could be taken further legally. However, I decided not to go down this road, as I am a thoroughly professional person, who relies on those using my apartment and services to do so in a 'reasonable' manner and not abuse it.
Taxi vs our agent pick-up service. Yes, a taxi 'only' cost €45 but they expect to have a largish tip as my last taxi experience confirmed. So, guests end up paying much the same amount of money without having any extra services. We offer a service where our agent meets them when they leave the baggage hall, whatever the hour, helps with their luggage, takes them to our apartment, helps again with the luggage and settles them in. The taxi rank is not directly opposite when leaving the airport and you need to push your luggage up a slope, not something that many wish to do, especially at night if you have children with you. We will continue to provide this service as our guest feed-back shows that this is a most welcome service. In any case, the choice of transport is for the guests to decide.
Check out situation: We are a resort and not a hotel, hence our charges are very reasonable compared to the hotels in this area, but as in any hotel, one needs to pay for extra time, which is counted not hourly but on the basis that the apartment cannot be let out on that night as my agent needs at least 6 notice for a change over.
€85 was the published daily price, and again, I tried to please the good lady offering it to her for € 60, but she had already made her mind up not to be pleasant and accused me of 'pushing' this on to her. It is important to mention that the temperature is about 36C at this time of the year and I was worried that they would be really uncomfortable staying out all day in the hot sun, which I am sure they were! When they came to depart, my very good agent offered to store their luggage, which she accepted without so much as a word of thanks.
Electricity meter situation: When I started out in this business I did not have any Terms & Conditions, as people used to be so nice and sensible. However, I was advised that I should introduce an electricity allowance to guard against guests who might abuse my good will. Unfortunately, this lady signed the contract in March and our new T&C with stated utility usage allowances was introduced after that.
However, I still fail to understand how anybody could use a staggering 494 Kw of electricity during a 14 day stay. By comparison, in the previous weeks a party of four only used 130 Kw for a 20 day stay. My agent was so aghast at the meter reading that she asked her husband to re-check the reading, but it was correct. The allowance we now set is 70 Kw which works for most guest. Electricity in Cyprus is the third most expensive in Europe and in this case the good lady made me pay her electricity € 113 electricity cost.
Again, I repeat, I do rely on the guest's common sense and decency, and this is the very first time I have had this problem. As it was not in our T&C I kindly asked her to contribute towards the cost, which she flatly refused to do. My maintenance manager has told me that to use this amount of electricity, the A.C. units must have been running almost non-stop and have required the timers to be constantly reset as the units have time limits and stop after a while.
Cleaning situation. My agent reported that the apartment was left in a very dirty state and she needed to work doubly hard to turn it around. She also reported that both mother and daughter obviously went to bed without removing their make-up as two bed sheets were damaged, one of which had to be replaced. It is not only the time spent on the cleaning, but the intensity of the work which has to be taken into consideration. At the end I was so fed-up with the situation I did not charge for the extra effort my good agent put it.
The good lady did indeed send me an e-mail threatening to take legal action unless her Security Deposit was returned. This was both rude and unnecessary as in all my years of letting, I have never failed to return a deposit within the 10 days set out in my T&C's. In fact her deposit was returned within 5 days minus a charge for the ruined sheet, which the good lady conveniently forgot to admit too.
Unprofessional, I certainly am not, hence I have 5 star ratings for the individual attention and extra services that I offer to our mostly lovely guests. I cannot help feeling from the tone of this review that there is more than an element of vindictiveness at play here!

"Better than sea or anything else in Agia Napa:)"
We (4 adults and a 7-month old baby) spent three weeks in Eva's Nissi Elena Beach apartment in June-July 2014 and wished we had booked the apt even for a longer term. The apartment is very spacio… More
What a nice review and many thanks to our guests for staying with us, so glad they had a good time and plan to stay with us again soon!
We were particularly delighted that they thought that the our large terrace is gorgeous, we spend most of our time there as well.
Like these guests we seldom use the air conditioning because as they said " you just open the windows and enjoy the fresh warm sea wind"
Together with our wonderful agents Carolyn and Douglas we do our very best to ensure that you will have a great time staying with us, and go that bit further to help from the first enquiry through to the day of departure. Rewarding to hear that "you considered our apartment to be the best in the whole Nisi Elena complex"
We look forward to welcoming you back soon.

Many thanks for your wonderful review, getting our new season off to a great start!
We are so glad that you had a great holiday. It certainly is a lovely time to visit and we were especially pleased to have your positive feed-back about our agents Carolyn & Douglas, who are there to ensure that everything is what you wish for.
As you have noted, we try very hard to ensure that you feel positive about booking with us, as we want to ensure that you have a memorable holiday from the moment you arrive in Cyprus.
Many of our guests have commented about the apartment location, close to the fabulous beach and the action if you want it, but far enough away to be quiet and tranquil. This is very important in this area of Cyprus.
We look forward to welcoming you back in October this year. Eva

Thank you for taking the time to give us a review and saying how nice it was to stay there. Yes, we have a large pool and our apartment is very spacious. The location is perfect as you say, and easy to get around. in our opinion, the cost is one of our unique services, as you would need to pay three times as much for a hotel room across the street. Thank you again for your kind words

Looking forward to welcoming you back!

"Fabulous holiday at Nissi Beach from 1st till 16th June 2013"
Good afternoon! I would like to leave my review:) Firstly my best regrds to the owner - Eva- she is fabulous lady and very good manager! Be ready for my long story and emotional story (!) and it is our first time on Cyprus! And we always rent an apprtment abroad and it was the best service and appartment ever!!!! We rented this appartment from 1st till 16th June 2013, me (31 y.o), my sister (43 y.o ) and our best friend (45 y.o). Everything was excellent and it began from our arrival to Larnaka Airport, because we met excellent people Douglas and Caroline (agents for this appartment) everything was on time, wheather was great, they have met us in the Airport and transfer to Appartment, during this 30 min of very quick transfer they told us all important things about Aya Napa and what is better to do and where is better to go!:) Caroline and Douglas were available 24hours per day and were ready to answer for all your questions! Appartment: from first sight, we love this appartment - because it is large, with a lot of light, with huge balcony, with good beds, large cupboards (t is very immportant for girls:)))) and fully equiped kitchen, also windows are on the 3 sides and when you open all of them you did not need to use air conditioner because wind is always help you to make very comfortable wheather in appartment! we DID NOT use air conditioner (it is my first time when it is happened because wheather was about +35C) and it was a big plus, because you will never catch cold because of temperature difference! also you wil find in appt all instructions how to use appt equipment and detailed info about Aya Napa city and even bus timetable. Swimming pool: large, clean, with umbrellas and sunbeds and with water around +30C during the day and good after 09.00 p.m, we always use it to get some energy and always used it after 21.30 (and late evening:))))) Beach: Nissi Beach (5-7 min by walk) is looks like Carribean Sea with light pure blue water and great sand (also Caroline and Douglas can reccomend you a lot of small beaches -> Caroline or Douglas can also drive you there and pick you back to appt- cost is very cheap in comparison with taxi) But Taxi in the city is also very cheap from 8 till 10 euro for 3 people! it is good price! Also there is a bus to Larnaca city 3 euro each way per person. In the city bus cost 1 euro per person, bus stop is not far from appt next to Nissi Beach Hotel. Night Life: There is a huge quarter with night clubs - it was great it works everyday til 05 or 06.00 a.m with good people and great music:)) Food: good range of fruits, vegeatables, and etc you can buy everything! Restaurants are also very good with different kitchens and not far from appartment there is Italian rest with food "take away" and also there is good supermarket opposite to Nissi Beach Hotel. On the next day after our arrival Caroline drive us to "Carrefour" supermarket we bought there all what we need for 15 days! Next to appartment there is (3 min by walk) very good shop to buy Cyprus wine, cheese, olive oil and local food! People are great very helpful and nice. There is no any problem for people who speaks only Russian, because everybody speaks Russian in restaurant or in shops and etc. But we do not have any problems, because I speak 3 langauges:) Me, and my sister and Elena (our friend) are absolutely sure that we wil return to Cuprus to Eva"s appartment because all was smoothly and without any problems. OUR huge gratitude to Eva for this fully equiped and comfortable appartment with great location and also she left for us very detailed instructions and very nice letter:)) and she always try to speak with client as you are number 1. We would like to express appreciation and our love:) to Douglas and Caroline for their hospitality, help, sence of humour and they are absolutly open heart people and also great service and attitude to Guests! I need to repeat that it is one one of the best service ever because we were in all countries in EU and we can compare! As for our private photos we will add it later because now I do not have time to launch it because of my work, busy days after hollidays, but I think Eva will give us permission and add it later on:) We will reccomend this appt to our friends and also we will return. Have a Great Holiday at Nissi Beach Appartment and in Aya Napa:) Best Regards from Nataly, Svetlana, Elena (Moscow, RF) P.S. if any question you can contact me at firstname.lastname@example.org and I will reply to all your questions))
Oh, Natalie! I am speechless and most humbled for your review!
I have been doing this business for ten years, but NOONE has been as appreciative as you Ladies were!
As you have described our apartment so well, I do not feel I need to repeat it all again.
I say the same thing in my introductory letter as you did regarding the lovely breeze coming from the sea and describing our spacious and well equipped apartment, but it is much better that it is coming from you!!
I always try to give my very best as it is very important that my Guests have an unforgettable holiday.
You and I exchanged many emails.
This is part of my services. I provide free help and advise from the moment somebody is booked with us.
It seems that we had a good team work and my new agents, Carolyn and Douglas did us proud!
It will be lovely to welcome you back next year and we will try to be as good as this year!
We will be very happy to serve your friends and family, should they wish to holiday with us.
Just ask them to book in good time as you did, as most of our bookings happened very early, back in February!
Sending you my best wishes and thank you again for your wonderful review.

"Security deposit was not correctly refunded"

I am deeply disapponted about this review. As a fellow Hungarian I gave you 30% off when you booked. You stayed ten days for Euro 610, the usual price being Euro 825, which you do not acknowledge or seem to appreciate.
Now to the specifics.
It seems that you have had quite a lot of problems while on holiday according to your first feedback note to me when you returned home. They mainly came from the fact that you did not understand the English instructions which I provide for all guests. I did, as always, ask if you do understand everything, but heard nothing back from you.
You seem to think that I have made money out of this sad situation. I can tell you that it caused me only grief and wish that I did not have to deal with this.
The biggest problem for you, was the fact that you did not understand Lee, my English manager when you called him late at night when you arrived at the apartment, and did not know how to get in. Lee was trying to tell you that you only needed to look into the 'box' which opened when you punched the numbers in, to take out the key and open the door. Because he had to go out late at night to do this for you, he charged Euro 26,04 +VAT for the call out. There was a bank charge involved in this bank transfer.
In my Short Booking Form Details, it explains that the door key is inside the box by the door and is accessed by your the code that you provided. How else you were excpecting to open the front door?
Yes, perhasp, I should have added: '...and take the key out from the box and put it in the door lock' But then, somebody would accuse me of being patronising!
The one transaction cost to Lee's business account cost Euro 6! Yes, Euro 6.
As we do not charge booking fees like others, all guests pay any banking charges as set out in the Terms & Conditions. This is typically Euro 15.00 and deducted from their deposit and sent back. In the past five years, you are the only one, who thought this was not right. I agree, the bank charges are too high, but I am suprised that you are suprised, as the CIB Hungarian bank charges Euro 8.08 + Euro 4.04 for any international transaction. You must be familiar to this as you are Hungarian! As you see, I actually paid some of the transfer fees myself.
We could, like others. charge a non-returnable Euro 30 for breakages, whether you break anything or not. This we do not do as we trying to keep the cost down for our guests.
Anyway, in your first letter you wrote, and I quote:' we had a good time while on holiday, the apartment was nice, large and spacious.' Would you be the same woman, who wrote this to me?
You have clearly had somebody deal with this for you as your English was not up to this level while on holiday, or we would not be having this correspondance.
As you can see from my past guests reviews, we have achieved five star rating up till now and everybody was very happy with the individual service and attention I give to all my guests. Their happiness is, and remains the most important thing for me.

Hello My Dear Guests,
Thank you so much for the wonderful review you gave us.
Yes, we strive for an easy booking system and our agent gives a proffesional service.
We also love the location of our apartment as you said, it is quiet, yet it is close to the main beach, restaurants and all amenites.
This year we also visited other beaches close to Nissi and had a one euro ride around the coast.
The winter climate is wonderfully mild here with sun shine averaging six hours a day.
We look forward to your next booking

Had a well deserved break in a lovely apartment at Nissi Elena Court which was a great location for the best beach (Nissi) maximum 10 mins walk. It was well away from the busy end of Aiya Napa so if you needed to go a short trip on the bus for 1 euro was ideal. The communial pool area was nice to cool off in at the end of the day meeting others from the adjoining complex.
Although we tended to stay locally for our food, we stumbled upon a great restaurant opposite sunwing again 10 mins walk. I cant for the life of me remember what it is called, but it is set back from the road next to a jewellry shop. Menu was great, prices ranged from 6.95-11.95 Euros, all three courses. We also found that complimentary drinks or an irish coffee was the norm, highly recommended.
Getting back to the apartment, it was well kitted out everything there to make casual or extensive meals, nicely fitted throughout, there was nothing to improve upon, highly recomend. Owners friendly and all communications answered promptly, courteous and helpful.
Hello My Dear Guests,
I thank you very much for the effort and time you took to write this review.
I am so pleased that you found it well positioned and comfortable.Yes, the location could not have been better. The famous Nissi Beach is five minutes away, yet, Nissi Elena Resort is set back from the main road and therefore, quiet.
We, (my agent & I) try very hard to please and think of everything you might need while you are on holiday.
I also thank you to point out a good eating place, which is always very helpful for the next guests!
Thank you again and I look forward to welcome you next year in Cyprus or my other two apartments.
