This villa is located in the beautiful and quiet area of Ayia Thekla away from the hustle and bustle of Ayia Napa. Directly opposite is a bus stop with a number of routes operating all-day every day, giving you the freedom to explore the area and the stunning island. Jump on and off when you wish, to find that perfect romantic restaurant, exciting family attraction or beautiful secluded beach, all without the stress of driving yourself. Within walking distance of the villa you will come across the lovely quaint fishing village of 'Potamos.'
As you approach the property you cannot help but be impressed with the front garden. A beautiful stone planted area with tall palm trees, bushes, paved path and a long driveway at the side. Walk up the path to reach the large front patio complete with beautiful tan bamboo furniture.
As you enter the open plan kitchen, lounge and dining area with two patio doors light flood through the whole downstairs space. The kitchen is fully equipped with dishwasher, fridge freezer, oven, hob, extractor and plenty of storage space. The living area has two comfortable cream leather sofas with TV and an IPod docking station. This villa has the added benefit of Wifi access.
Also on the ground floor is a double bedroom with patio doors leading onto the side patio and pool area. There is also a convenient ground floor shower room with w/c and hand basin.
The rear garden is spacious and charming with tranquil gardens. With its large private pool and traditional Cypriot BBQ this villa looks and feels like the perfect holiday home getaway. You have plenty of space to move around the pool until you find the perfect tanning spot. When you have had enough sun and the night is drawing in you can choose to relax on the large patio area or under the covered pergola on the rattan sofa and chairs.
The bright and airy feel of this villa continues upstairs. There is a family bathroom with shower over bath, basin, w/c and cupboard. There are three further bedrooms all fitted with ample cupboard space, air conditioning and bed side cabinets. The double and twin bedrooms at the front of the house share a long balcony overlooking the beautiful front gardens, where you can lose yourself gazing through the swaying palm trees at the stunning sunset in the distance.

The Famagusta District
It's hard to believe that only 20 years ago Ayia Napa was a sleepy fishing village with a population of 200. Named after a small church located in the centre of the village, Saint Panayia, meaning Mother of Christ, the village was transformed into a tourist resort after the invasion of Famagusta in 1974 which resulted in a huge loss of tourism for the island.
Contrary to popular belief, this cosmopolitan town isn't just a vast collection of pubs and clubs for the 18 to 30 crowd. In fact, there's something for everyone in this once sleepy fishing village. White sandy beaches set between un-spoilt coastal paths are the main attraction of this beautiful stretch of coastline and shallow turquoise waters provide a perfect setting for beach lovers.
The appeal of Ayia Napa is simply that it has so much to offer. Long stretches of sandy white beaches, hundreds of fantastic bars and restaurants and a multitude of attractions and activities for both day and night guarantee a fun-filled holiday for visitors of all ages.
Ayia Napa has easy access to the towns of Paralimni and Deryneia, and the resorts of Protaras, Pernera and Kapparis. Although Ayia Napa has supermarkets, restaurants and bars, we feel that a car is really essential for maximum pleasure.
Beaches in the Area
This beach lies west of Cape Greko. Its secluded golden sandy beach, matches perfectly with the blend of blue from the crystal-clear waters of the Mediterranean sea and the blue backdrop of the sky. Between Kermia Beach and Nissi beach you will find lots of little sandy coves including Ammos tou Kambouri, Gliki Nero, Pantachou, Loukkos tou Manti, Katsarka, Pernera and Vathia Gonia.
Nissi Beach - AyiaNapa
This beach has white sand and lovely clear waters to bathe in. It is a popular beach in the main season with the 'younger' tourist. You can hire sun-loungers, umbrellas and enjoy the sun, sea and sand.
Nissi Bay Beach (Sandy Bay) - AyiaNapa
Approximately 400m west of Nissi Beach area you will find Sandy Bay which is popular with families.
Landa Beach (Golden Bay Beach) - AyiaNapa
This beach is located halfway between Nissi Bay Beach and Makronisos Beach, just a half kilometre walk from either. So, if Nissi Beach in Ayia Napa is just too busy to contemplate, head for Landa Beach instead. Landa Beach is 400 metres of golden sand and calm seas, a perfect place to chill out and relax after a hard night enjoying Ayia Napa's nightlife.
Ayia Thekla is named after a 1st century saint and is a beautiful quiet village that is becoming more popular year on year. There is a picturesque beach with a small island about a hundred yards offshore and calm shallow waters for the children to play. The beach is mainly frequented only by locals, which means you can enjoy the space offered, but if you require a busier area, take a few minutes drive to Makronissos Beach. it is a magnificent place for people of all age groups. Whether you are a water sports fan or are simply seeking a nice, quiet place where you and your family can enjoy the sun, Makronissos Beach offers all the conveniences.
The beach has been awarded the Blue Flag, a programme that offers an exclusive eco-label to beaches that fulfill strict criteria for the quality of the beach and the facilities available to the public. This means that Makronissos Beach has arguably the cleanest and calmest water in the area.
There are also many activities that you can enjoy at the beach such as swimming, snorkeling, playing beach ball or very simply having fun. You can grab a ride on a Jet ski, take a trip on the paragliding or go crazy on the banana boat rides. Ayia Thekla is now also known for being the home of probably the largest water park in Europe, Waterworld, which is just a mile east of the village. With a clearly defined Greek Mythology theme running through all its slides and pools, Waterworld is hugely popular with both locals and tourists during the summer season. Ayia Thekla boasts a small number of bars and restaurants, the best ones around being, the Axartis restaurant, opposite the water park and Zafiri bar. This bar is located on one of the more scenic places to grab that relaxing pint and a bite to eat. It is just a short walk from the beautiful Ayia Thekla Church and the path outside the pub leads to the beach.
During the summer there is a terrace where you can enjoy your favorite tipple al fresco, the same area is covered in the winter and heated by gas burners.
