We are rated the number one and two villas in the Nissi Beach area. Rather than us explaining about the property and the area - let some of our guests from the 2009 season tell all.

"Even before we arrived at the villa Marc the owner had been extremely helpful with booking cars for us and answering any questions we had. We were absolutely over the moon with the villa and would highly recommend it to others. It was a great size, the pool was lovely and got cleaned twice while we were there. The location was great, we had a family wedding at Adams Beach Hotel during our stay and that was less than 5 minutes walk. I have never relaxed so much on holiday, but still had the option to go into town when we fancied a livlier night out. Thanks Marc, well definitely be back in the future. "
"The owner of this villa was extremely helpful and always responded quickly to any queries we had. The villa was gorgeous and i cannot reccommend it enough, especially for people who are going out to any of the main wedding hotels, eg nissi beach, adams beach. We went to a wedding at Nissi beach and it was a 5min walk. We had friends and family staying 3 other hotels and we by far made the right choice in staying in THIS villa. Once we had paid for flights and the villa we had made at least a 50% saving. The pool area was lovely, and the whole villa was clean. The air con was in the bedrooms and living area and was very welcome even in late sept. (it was still in low 30`s)"
"The villa was amazing and exceeded our expectations.It was clean and inviting the beds were very comfortable including the sofa beds.It was like home from home with the added benefit of the glorious weather,so our first morning there was spent in the pool with breakfast alfresco.The patio and pool areas were luxurious,it was one of the best holidays I have ever had.The neighbours were great and so were the locals.An experience not to miss we will definitely be returning.Many thanks to all who made it possible! If you have been looking for a private villa in Ayia Napa, close to Nissi Beach but got frustrated as everywhere you turn seems to be offering you something in a village a short drive away (Ayia Thekla) then perhaps we have the solution!!
Are you attending a wedding on the east of the Island? Popular wedding hotels are the Adams Beach, Aeneas or Nissi Beach hotel - we are literally a stones throw from all of them!
If you have partying on your mind you can walk down Nissi Avenue (25mins) or get a taxi (5 mns) to the main "square", home to some of Europe's finest bars and nightclubs.
For the more relaxed, you can experience a range of pubs, restaurants and shops as well as the local McDonalds...
Sun worshippers should note that if the private pool is not enough, Nissi Beach is just a short walk away ( as mentioned the villa is right by the Aeneas and Adams Beach hotels)

November: Pleasantly warm and sunny days. Recommended is medium-weight clothing supplied with light woollies.
December - January: It is the winter time for Cypriots however, at daytime the sunshine is not absent. During this period you should be prepared for all the kinds of weather that a European spring may bring. The Recommended are winter clothes but definitely not heavy coats.
February - March: Plenty of warm and sunny days with cooler evenings. March is a spring period in Cyprus. Light winter clothes needed.
April - May: Pleasantly warm days, though temperatures may fall a bit at night. Medium-weight and summer apparel with woollies for the evenings.

The Famagusta District
Famagusta District is one of the six districts of Cyprus. Its main town is the island's most important port, Famagusta. The vast majority of the district was occupied by the Turkish army in 1974, and is currently controlled by the Turkish Republic of Northern Cyprus which is not recognized internationally. See Cyprus dispute.
A district administration in "exile" exists on the Republic of Cyprus controlled part of the island.
Ayia Napa / Nissi Beach area
Ayia Napa is located on the South Eastern tip of the perfectly formed Cyprus Island. It is perhaps best known all over Europe as a famous tourist resort and is one of Cyprus's most popular beach resorts. Normally the little village has less than 1000 inhabitants, but during summer season it hosts more than 10.000 tourists per day.
The beaches are some of the best in the island: thin and fine sand, hidden among a chain of rocky boulders that form many small and cosy bays. The main centre of the district is Paralimni, 3 miles north of Ayia Napa itself. East of the village is Protaras, known for its lively nightlife and partyful people.
Just in the centre of Ayia Napa which has in recent times cleaned up it's alternative Ibiza reputation and is now much more family orientated with a great selection of bars, taverns and restaurants
How to get there
The villa is located in the heart of Ayia Napa, so you will need to fly into Larnaca airport.. Here are some links to get flights.

We require a 25% deposit upon booking to confirm your reservation. The balance is to be paid six weeks prior to arrival. In addition a Security Deposit of £200 is required with the balance payment. This will be refunded to you less any damage costs, following your holiday. The Villa will be available to you after 3 p.m. on the day of your arrival, and we ask that you vacate the property by 11 a.m. on departure day to allow for cleaning. If there is any further information that you would like, please enquire at the time of booking.

"Had a brilliant week in the sun with my husband. Loved the villa especially as it was right next to Nissi Beach (which is beautifully quiet in April). Pool area was gorgeous and we even managed a BBQ! We did a lot of sight seeing including visiting Paphos for the day and getting up into the Trodos mountains. Mark the owner was great and sorted us out with good priced car hire. We are not easily impressed but this was a good holiday and are already planning for a trip next year."

""The property was exactly as shown in the pictures and was ideal for our stay. The pool was excellent, though a little deep in the shallow end for our 4 year old toddler which stopped him going in on his own. A few light bulbs were not working and couldnt find a switch for the pool lights for at night as shown in one of the photos for that relaxing al fresco feeling.
