Home description
The property is set on two floors. From the garden stairs take you to french doors which open into a U-shaped open-plan lounge/dining/kitchen. The lounge with log burner and a further set of french doors with romeo and juliet balcony. Directly off is a separate wc, one twin bedroom and one double bedroom with french doors having a romeo and juliet balcony. A wood staircase rising to the first floor having a further two double bedrooms, a shower room complete with shower cabin, wc and washbasin. Plus the mezzanine area with sofa converting into a comfortable extra bed for two.

The Languedoc-Roussillon / Aude region
The snow in January to March is primarily the time for winter sports. Some extended sunny periods through February although you should be prepared for sudden snow showers if you are coming early in the year.
May through to September we get the typical Mediterranean weather although a few degrees cooler at the height of Summer. During September grape harvesting takes place. Although it gets cooler it's often t-shirt weather until November.
A year-round holiday destination making it ideal for long or short breaks due to the ever changing climate.
Axat / Le Bousquet area
There are no shops in the village but the baker, butcher, fishmonger, etc all regularly visit making it almost unnecessary to make the 20 minute journey down the mountain to the shops at Axat. A larger selection of amenities are in Quillan, 30 mins away.
There are festivities virtually in every town and village in the area during the summer months, too many to mention.
You will be spoilt for choice choosing from a selection of horse riding, climbing, water sports, mountain biking, rafting, canyoning, wind surfing, archery and many more or just sit and watch the world go by. Late February is the start of the rambling season. Golf is available at Font-Romeu, 48 kms. Local skiing is available 40mins away.
Although located at the edge of a quiet mountain village the village itself is within the centre of an exciting and vibrant area. Within an hour you can be in the historic walled city of 'La Cite' in Carcassonne, living the Holy Grail at Rennes Le Chateau, swimming in the Mediterranean, skiing in Font Romeu, crossing the Spanish border.... or just sit and watch eagles circling high above the garden.
The surrounding area offers an abundance of historic castles, walled towns, vineyards and scenic routes. Long hot, lazy summer days are complemented by brisk, sunny out of season weather ideal for long walks or just resting in front of the log fire.

Easyjet - Gatwick or Bristol to Toulouse BA - Gatwick to Toulouse - just over an hours drive (95km), taking the A61 south exiting at Junction 22 (Bram).. Ryanair - Stansted to Carcassonne (30 mins) and Bournemouth to Girona (Spain) (2hrs 30mins). Flybe - Southampton to Perpignan (approx 1 hr 30mins).

Linen and towels can be provided at a charge of €75 (euros) per week. We ask for the house to be left in the same state of cleanliness and general order in which it was found. A supplement of €50 will be requested on arrival.

Weekly rental rates - a non refundable deposit of 25% is required at the time of booking. A breakages deposit £250 is required with final balance.
4 day mini-breaks are £200.
Long term rental rates (1+ month), £175 per week in low season plus heating will be charged at a flat rate by prior arrangement. A deposit of one months rent and a breakages deposit of €450 will be required with all bookings.
