Situated just 10 minutes from the pretty medieval Bastide town of Gourdon, Les Valades is a large well-appointed property perfect for 2 families or a large group of friends.

It is set in 22 acres - 7 acres set to lawn with a walnut orchard as well as peaches, apple, cherry and pear trees – so help yourself!

You enter the main house through a neat glass conservatory – perfect for the cooler mornings. From here you enter a huge kitchen / diner with a new luxury fitted kitchen fully equipped included a range gas hob and double electric oven/grill. There's also a washing machine/tumble dryer, large fridge and separate large freezer as well as a wine fridge. The table can easily seat 12 people and there's a traditional inset wood fireplace – a perfect place to entertain a large group of people.

Turning to your left you go through to a large living room with a 52” flat screen TV with superb surround sound system which acts as a stereo as well as DVD player. There is also a small desk area and lovely views out into the garden.

From here you go upstairs to the master bedroom to the left with wooden beams and fantastic views over open countryside. On the landing is also a newly installed family bathroom with walk-in power shower, toilet and sink.

On the opposite side of the landing is a large family room with double bed and pull-out sofa bed.

From the kitchen there is a lockable door through to a corridor with separate toilet. This leads through to the self-contained annex with its own living room and fully equipped kitchen and family bathroom on the ground floor. Upstairs is a huge open-plan loft bedroom which has 4 single beds – perfect for a family or for children. There is an option to have a double bed in place of one of the single beds.

On the other side of the landing is another double bedroom with en-suite bathroom with bath/shower, toilet and sink.

Outside the main entrance is a large covered terrace with seating area and BBQ and outdoor speakers – perfect for entertaining. From here you enter the sheltered patio area surrounding a large private swimming pool (5m x 10m) with manicured flower beds overlooking the huge garden.

The owners will be living in a barn on site during the summer so are on hand to maintain the pool and gardens as well as answer any questions you may have. They speak English, French, German and Italian.

All-in-all a perfect hideaway in idyllic rural surroundings not far from both the Lot and Dordogne rivers.

The Midi-Pyrénées region

Situated in the heart of the Bouriane region of South West France. The house is ideally located between the best bits of the Dordogne Lot Rivers and. Numerous castles, prehistoric caves and countless 'villages of France'. It is the perfect retreat to explore the likes of Rocamadour, Domme, Monpazier, Sarlat and Cahors and it's only an hour away from Bergerac Airport.

Steeped in history, this corner of South West France is like travelling back in time. It's relative isolation, up until as recent as the 1980's when the N20 was built and the opening of airports such as Bergerac and Brive has meant very little has changed here for decades - indeed villages like Saint Cirq Lapopie, Domme, La Rogue-Gageac and Monpazier have all been issued with the prestigious 'Villages of France' title, reflecting their beauty and historical importance.

You are spoilt for choice when it comes to the vast array of outdoor activities found in this region, which caters for all ages and budgets. Here are just a few.

You literally have hundreds of Chateaux to choose from and some of the best examples like Beynac and Castlenaud are only 30 mins away. The remnants of the Hundred Years War can be found all through the region, as well as Roman occupation.

One of the most important religious centres, on par with Lourdes and Santiago de Compostela, (hence, the most visited site in France outside of Paris) is Rocamadour, which is only 55 mins away.

Prehistoric caves - some of the earliest signs of man can be found in the world famous caves at Pech Merle, dating back 25,000 years. Then there's the spectacular caves at Padirac where after you descend down into the abyss you then get into a boat to take a trip on the underground lake!

If you like your food, then you've come to the right place. This region of France is world famous for its gastronomy and the superb local markets are bursting with locally produced, quality products. The Cahors wine was introduced by the Romans and is renowned for its black appearance. It was even served to Eleanor of Aquitaine and Henry II when they married in 1152.

Canoeing on both the Dordogne and Lot rivers gives you a different vantage point of the spectacular Chateaux, villages and cliffs.

Hot Air ballooning over the Dordogne River is the ultimate treat - the early morning flights will blow you away as the mist rises out of the valleys.

Cycling - You can hire bikes in the nearby village of Cazals and there are miles of country tracks for all abilities.

Walking - A great area for walking with routes suitable for all ages and abilities.

This property is perfect for a group of friends or a large family. We have tried to think of everything we like to see when we go on holiday - it's all been renovated over the winter 2013/14 and we have used top quality fixtures and fittings. The thick stone walls will keep you cool in summer and the rural location will ensure you are completely relaxed. Use this house as a base to explore this totally unspoiled part of south-west France.
