“La Fermette” is a stone built farmer’s cottage, with beamed ceilings, and cool tiled floors. The house can comfortably accommodate 3 or 4 adults and 4 children, having two double bedrooms, one with King size and one with Queen sized double beds and two twin bedrooms, each with 2 singles. The master bedroom, on the first floor, is furnished with a king-size bed and has an adjacent bath / shower room / WC shared with the twin bedroom on the same floor. Up a second flight of stairs, in the converted attic, is a double bedroom (Queen size bed) with en-suite shower and WC and a second double bedroom with twin single beds.
On the ground floor the front entrance hallway leads into a comfortably furnished sitting room which in turn leads into a large country Kitchen / dining room, with seating for 7 adults.
Off-road parking is available in a shady spot beside the cottage at the rear courtyard entrance.
The cottage is located in an extremely quiet little hamlet, one of only 8 houses on a cul de sac which peters out to become a track leading to the woods and beyond. La Fermette is an excellent place simply for relaxing in peace and tranquility, with beautiful natural surroundings and as a base for local cycling, walking and exploring the Dordogne. La Fermette also offers longer term guests the possibility to search for their own little piece of paradise at an affordable price. From mid April to mid July the locality is particularly rich in wild flowers and butterflies. We can usually find around 15 species of wild orchids right on the doorstep as well as over 30 species of butterflies.

The cottage is situated within the conservation area of the “Parc Naturel Regional – Périgord / Limousin”, approximately 30 kilometres south east of the historic city of Angoulême, in the Dordogne. Close by is the village of Mareuil-sur-Belle with a 13th century chateau, restaurants and shops. To the south and south west are the country towns of Riberac and Brantôme well known locally for their lively weekly open air markets, first-rate restaurants and access to the River Dronne with excellent canoeing facilities. Brantôme also boasts one of the finest examples of early Roman architecture in Europe with its bell tower standing over the 11th century Benedictine monastery and abbey. Sarlat, Perigeuex and the River Dordogne valley are about 1 - 2 hour’s drive to the south east. Fifty kilometres to the west lies Cognac, the home of Martel, Hennessey and many other famous distilleries, and a little further to the south west can be found the vineyards of St. Emillion, Pomerol, Pauillac and Fronsac, where excellent wines may be found at a fraction of the price on the open market. The long beaches and sand dunes of Les Palmyres (La Grande Côte) to the west of Royan, can be reached within two and a half hours.

Outgoing visitors are asked to vacate the property by 10h00 and in-coming visitors are asked not to arrive before 16h00.
The rental rates given below are based on a one week rental period and include:
bed linen and towels;
cleaning between lets;
water, electricity and gas;
a “welcome” pack of basic food requirements, including tea, sugar, milk, bread, butter, jam, croissants etc., to get started.
• A 10% reduction is offered on the price of a second and/or third week if a visitor wishes to book the property for more than one week.
• During low and mid seasons we offer a reduced rate for a couple with a supplement of £20.00 per person for up to 5 extra persons.
• During high season a flat rate is charged irrespective of party size.

Conditions
A firm reservation may be made with a deposit of 25% of the total rental fee due for the period reserved. The balance of the payment should be made not less than 60 days prior to the first day of occupancy. A cash deposit of Euros 100 will be collected upon arrival to cover the cost of any damages that may be made during occupancy.

The Aquitaine / Dordogne / Dordogne region


The cottage is located in the north west of the Dordogne, immediately adjacent to the Charente, and about 27 kms south east of the city of Angouleme. About 50 kms to the west is Cognac where the Martel and Henessey distilleries can be visited. About one and a half hours to the south are the vineyards of St Emillion, Pauillac and Fronsac, where bargains can be found ! The area in the immediate neighbourhood is very rural farmland growing mostly wheat and sunflowers. During the summer months we get excellent weather with temperatures often reaching the mid 30'sC. We are ideally situated for house hunting in the Dordogne and the less expensive Charentes. We can offer special rates for people interested in having a base from which to make an extended visit.
The Aubeterre/Verteillac area
The surrounding area is rich in historic small country towns with architecture dating from the 11th Century. Brantome, only 20 kms away, is particularly picturesque and has a fine church and some of the best restaurants in the area. Canooing on the River Dronne is a popular sport and enormous fun. Canoes may be hired for a reasonable charge on an hourly basis or for longer excursions for downstream canoeing ! On Fridays there is a lively, typically French, local market where a wide range of local produce and curios, art, fashion etc is available.
The Dordogne river and Sarlat are about one and a half hours drive to the south. The nearest beach, Les Palmyres, just to the west of Royan, is about one and a half hour's drive and is ideal for a day out. The beaches are not at all crowded if one is prepared to walk a half mile or so from where the car can be left.
In the immediate vicinity of the cottage there are privately owned open fields and woodland with paths and tracks ideal for walking or cycling. Tennis courts are available in La Rochebeaucourt 7 kms or in Villebois-Lavalette. Music festivals are frequent in the summer - Contact owners for details

NB: Prices may be subject to change at the advertiser's discretion.
1. The special rates for Low and Mid seasons (1 & 2) apply to couples / 2 persons sharing. An additional £20/person/week is applied to these rates for additional party members (Max 5 extra) up to the total weekly tariff for 7 persons, as above.
2. The full rate of £ 510 for High season is payable irrespective of party size.
3. A 10% reduction on all rates is applicable to the second or subsequent weeks over and above the first week of a rental period longer than one week.
4. During cold periods when additional electrical heating is required, a supplement of £20/week will be applied.
5. 2 bicycles are avaialble for daily / weekly hire at Eur 15/day or Eur 90/week
6. The occasional use of the owner's private swimming pool can be arranged at mutually agreeable times at no extra cost.
7. Payment conditions
7.1 A Refundable Cash Deposit of Euros 200 is payable upon arrival to cover any damages caused during your stay. This deposit is returned to you on your departure.
7.2 A 25 % Deposit for the total rental cost of your stay is payable by cheque at the time you wish to confirm a firm reservation. Once cleared by our bank your reservation is confirmed by us to you by E-mail. This Deposit may be refundable up to 10 weeks prior to your reservation.
7.3 The remaining balance of your payment (non-refundable) is payable by cheque not later than 8 weeks prior to occupancy. A receipt for the full amount paid (25% deposit and 75% balance) will be sent to you by post if required.
7.4 You are advised to take out your own travel insurance to cover loss which may be incurred as a result of not being able to take up your reservation.
