About the home
There are two double bedrooms, one twin bedroom and two bathrooms in the property. The kitchen is separate from the spacious lounge. Guests are also warmly welcome to make use of the extensive terraced garden at the back of Palazzo Minciotti. It is completely secluded from the street and affords incredible views of both town and Mount Subasio and the other hills surrounding Assisi. There is even a sun room style kitchen in the middle of the garden for use by the guests who like to eat al fresco.

There is a small swimming pool in the garden for Summer use only and some children's equipment. There is also a fully equipped kitchen in the middle of the garden for use by guests. A large table and chairs are provided for al fresco eating.

The Minciotti family have been living in Palazzo Minciotti for generations. They are now letting out three of the apartments in the Palazzo in order to raise cash for the maintenance of this wonderful and historic building, which is just opposite the Cathedral of San Rufino. So the owners will be living in a separate apartment in the Palazzo and will always be available if need be.
Conditions
Guests are welcome to book the properties for a minimum of 3 nights. For stays longer than 2 weeks rent can be negotiated. There is no maximum duration of stays.
The Umbria region


Umbria is at the very centre of Italy and is a very green region. There are many medieval towns, such as Perugia, Orvieto, Foligno, Todi, Spoleto, Gubbio which all deserve a visit. There are also many Franciscan sites such as Santa Maria degli Angeli, San Damiano and the Eremo delle Carceri, all at a very short distance from Assisi.
The Assisi area
Assisi should not need an introduction. It is a well preserved medieval town with Roman remains and for the past 800 years it has attracted pilgrims as the birth place of St Francis of Assisi. The Mount Subasio Regional Park is only a few miles from Assisi and is ideal for walks in all seasons. All around Assisi there are olive groves, as the vegetation is mediterranean. The town itself is full of artistic treasures. The most famous churches are the two Basilicas of San Francesco, built one on top of the other, and the Basilica of Santa Chiara. They are some of the finest examples of medieval churches anywhere. There are also Roman museums to be visited, and other ancient churches. The main feast day is 4th October, in honour of St. Francis. There are other festivals throughout the year, such as Calendimaggio in early May.

Ryanair flies regularly from London Stansted to Perugia Airport, which is only a 15 minutes' drive from Assisi. Taxis are always available at the airport. There are also rental car companies.
The railway station is Santa Maria degli Angeli/Assisi. Buses are available every 15 minutes from the station to Piazza Matteotti, which is a few minutes' walk from Palazzo Minciotti. The bus ride takes about 15 minutes. Alternatively, there are taxis always available at the station.

We enjoyed a fabulous stay in San Rufino and San Lorenzo. The Palazzo is in a wonderful location with breathtaking views over the valley and staying here gives you a real sense of local life in Assisi. The flats were spacious and cool and had excellent facilities for a group with mixed age ranges, schedules and needs. Both adults and children loved the garden, which was perfect for family breakfasts – we could even pick grapes and tomatoes to nibble on. The pool was an added bonus and was great for cooling off from one of the hottest summers on record. We also encountered very warm hospitality from the Minciotti family. Our large family group (13 in total) were with a wedding party and Anna Maria made us feel incredibly welcome and will be part of our memories of the wedding day itself. As the two flats were on the top floor of the Palazzo the accommodation had an independent feel to it, but with the knowledge that if anything was needed the Minciotti family weren't too far away. The stairs weren't an issue for us and were part of the charm of an old building, but in terms of luggage and mobility they are something to be aware of. For many in our group this was their first experience of Umbria and we couldn't have hoped for a better introduction to the region; we will treasure idyllic memories of our stay. If you want to wake up to cathedral bells, the buzz of small town Italian life and breathtaking views San Lorenzo and San Rufino are the perfect choice. |

Apartment on the top floor of the Palazzo was very well appointed and comfortable for six persons, with quality furniture and fittings throughout. From every window were views across the old city that certainly made being on the third floor worth while. We were made very welcome on arrival and lots of useful information and an essential "Assisi Card" was provided. We will remember our stay with great affection. |
