This well presented but compact cottage situated close to the village of Ruckinge. The accommodation has been cleverly arranged to make the most of its size! It has a lovely aspect across the beautiful landscaped gardens of the complex and would make an ideal base for a vacation.
The owner has made the holiday cottage cosy and warm and the patio doors allow the sun to stream into the cottage in the mornings.
The bedrooms are in the eaves of the cottage so head room is restricted but the owner’s attention to detail with high quality linen throughout would make your stay a comfortable one.
The cottage is set in lovely grounds, with a picnic area and lots of room for children to play. There is also a tennis court, a meadow with koi/carp lake and a stream. With its wonderful position on the edge of Romney Marsh the cottage is in easy reach of some of the most spectacular coast in Kent.

The front door leads through to a hallway with staircase to first floor. A door from the hallway leads into the sitting room with leather modular seating comprising 3 seater, corner unit and chair, TV, DVD and Freeview, storage heater, dining table and chairs for four and patio door leading to the patio garden.
The compact galley kitchen leads off this room with washing machine, electric cooker, fridge and microwave. Also on this floor is the shower room with shower, wc and basin.
Stairs to the first floor lead to two double bedrooms. The first double bedroom has a 4' 6" double bed with bedside cabinets and table lamp. Hanging space is in the airing cupboard on the landing. The second bedroom has two twin beds, length on, in the eaves of the cottage so head room is very restricted for adults.

Outside the cottage has its own patio garden with tables and chairs, together with use of the landscaped gardens including communal charcoal barbeque, picnic table, stream, meadow with koi/carp lake and tennis court.

One parking space only available with the cottage - parking for any additional vehicles is by special arrangement with the owner only. Dogs welcome at a charge of £20 per week per dog. Booking fee of £26.40 payable. Short breaks of 2, 3 or 4 nights available at a cost of 75% of the weekly rental.
Please note this cottage can be combined with other Willow Court properties for larger parties ie The Jersey, Willow Lodge, The Hereford & Gingerbread Granary.

The Ashford, Kent / Ruckinge Village area
The Highland is just outside the village of Ruckinge with its popular village pub (about 10 minutes walk away). The village itself is on the very edge of Romney Marsh, renowned for its walks and a birdwatchers paradise with its large variety of bird life attracted to this unspoilt marshland area that has hardly changed since medieval times.
The long sandy beaches of this part of Kent are within a twenty minute drive where the sand stretches as far as the eye can see. There are many water sports available and it’s a great place to visit all year round. Details of water sports lessons are available on the ‘things to do’ section of our website. For children the Romney, Hythe and Dymchurch Light Steam Railway that winds its way along the coast is a truly special day out – or a way to get to the beach as it stops in several spots very close by!
For golfers there are some wonderful links courses at Littlestone, Rye and Sandwich. The towns of Tenterden and Rye are both within a few miles where individual shops and boutiques, coffee shops and antique markets make them a lovely place to explore during your stay. For gardeners, both Sissinghurst Castle and Great Dixter are within forty minutes together with several castles and National Trust properties.
