South facing, all the rooms are sunny and light with a particular feature being the main bedroom and sitting room in the roundel of the Oast.
The property has recently been refurbished to a very high standard and is in immaculate condition throughout with many original features giving much charm to the property.
Outside there is a garage in addition to parking on its own private driveway.
The property is in the pretty unspoilt hamlet of Warehorne, with its Norman Church and excellent gastro-pub within walking distance and offers comfortable accommodation for large groups wishing to holiday together. This stunning Kent holiday home has 3 luxurious bedrooms all dressed in crisp cotton linens. Wooden floors and original beams throughout give the property a traditional feel. The fully equipped farmhouse kitchen, including range style cooker and spacious dining area make this the ideal place to cook up a feast and entertain family and friends.
Ideally located 8 miles to the south of Ashford and on the edge of Romney Marsh, there are many local facilities in the neighbouring village of Hamstreet, including a mainline station to both Brighton and Ashford International, which offers a further range of shopping, the high speed rail link to London St Pancras (37 minutes) and the Eurostar. The pretty market town of Tenterden is within 7 miles and the historic Cinque Port of Rye can be reached both by train and car in under 15 minutes.

The front door opens into a wonderful state-of-the-art kitchen and breakfast room
Kitchen area, range-style gas cooker, extractor fan, dishwasher, microwave, washing machine, American fridge-freezer and an espresso machine. An oak table to seat 10 guests central to the kitchen. Flatscreen TV on the wall. Doorwa access to the pretty garden to the front. Table and chairs to seat 4 with parasol.
The roundel sitting room, offers antique style sofa and armchairs to seat 6, desk, occasional tables and lamps plus flat screen TV with DVD.
The staircase leads from the kitchen to the first floor.
Bed configuration:
Master bedroom, (sleeps 2) within the roundel accessed via a short staircase from the first floor. 5ft draped double bed, side tables, drawers and ample wardrobe space.
1 x Double or Twin bedroom (sleeps 2) request layup, full length mirror, dresser, fitted wardrobe.
1 x Double (sleeps 2) drawers, side tables, wardrobe and en-suite bathroom with large shower, hand basin, wc and heated towel rail.
An (extra 2 children) can be accommodated with pull out beds that on request can be located some of the bedrooms. The owner will try to accommodate guests with small children as far as possible in terms of cots, high chairs etc and additional catering can be provided with prior notice.
Luxury extras include ipod docking systems to the bedrooms,.guest toiletries and white robes and high quality linen and towels.
Family bathroom,with bath and shower over, hand basin and WC.
Outside there is a fully enclosed garden. A live willow playhouse. A terrace area complete with BBQ. Local activities include table tennis, badminton, boules and near by Iden Lock where they have a heated saline swimming pool in the summer months.

Outside there is a fully enclosed garden with beds full of mature shrubs and plants. A live willow playhouse is a fabulous place for children to hide out and let their imaginations run wild. A terrace area complete with BBQ, table, chairs and a parasol is the perfect place to enjoy al-fresco dining. There is an abundance of things on offer at this unique holiday home with table tennis, badminton and boules. There is plenty of undercover parking but if cycling is your thing you may want to hire bicycles from the local shop.

This is an area of the UK which contains many walking and cycling routes as well as over 500 years of history.
The Ashford, Kent / Warehorne area
The Kent village where this holiday home is situated is on the very edge of Romney Marsh which has wonderful walks over the Marshes, woods and along the historic Royal Military Canal. The property itself is on a private farm, with its own old traditional orchard and private wood land, full of bluebells and wild orchids in spring. The renowned Saxon Shore Line Walk is within 200 metres of this self-catering holiday home in Kent.
Why not take advantage of the direct access to this private land and woods surrounding the property, the ideal place to walk off your Christmas dinner or, on a spring or summer break, perhaps take a picnic hamper filled with locally produced goods and wine or champagne from the Chapel Down vineyard that the owner has supplied and lay back underneath the trees and take in the smells and sounds of the glorious Kentish countryside.
Hamstreet, the nearest neighbouring village (4 minutes drive) offers the local village shop, newsagents who will deliver newspapers, including foreign newspapers, a family-run Indian restaurant as well as a family-run pub, which also offers take-away fish and chips. If you fancy exploring the Kent countryside by bike, the local bicycle shop hires adults’ and children’s bikes and offers a repair service.
Hamstreet is situated approximately 8 miles from Ashford International and is ideal for the more adventurous amongst us who would like to go a little further afield whilst on holiday. The mainline station in the village takes you to Ashford within minutes where you can jump on the high speed line and be in London in 37 minutes. There are also excellent road links to the M20 (within 15 minutes) and the coast.
The renowned smugglers’ town of Rye, in neighbouring East Sussex, is within fifteen minutes, either by car or by train, with its winding narrow streets, antique shops and restaurants and the picturesque market town of Tenterden is within 10 minutes’ drive.
The wonderful sandy beaches of this part of Kent are nearby and for the more adventurous types there are numerous water sports available. There are also several well-known Kent houses and gardens to visit within easy reach, including Sissinghurst Castle and Gardens, Penshurst Place, Smallhythe Place, Godinton House and Gardens, Goodnestone Park and Leeds Castle.
To the north is the historic cathedral city of Canterbury and Port Lympne Animal Park, together with the renowned Rare Breeds Centre are within a few miles and well worth a visit during your stay. For more ideas on places to visit please look at our ‘things to do’ section on the website.
The owner is dedicated to making your stay as enjoyable as possible and is happy to stock your fridge using local produce including organic meat from the local farmer and butcher who can also supply fresh eggs and various different produce depending on the season. A luxurious picnic hamper can be provided; what more could you want as a truly relaxing break away from home with no pressures of everyday life, not even the cooking!
