A delightful and spacious three storey Victorian family house with a wealth of original features, fully restored and now with all modern facilities. Just 200 yards from the historic Ashbourne market place, but set in mature gardens with specimen trees and ample private parking.

The house sleeps eleven in five bedrooms, with an additional ground floor double sofa bed which avoids stairs available on request. There are two new luxury bathrooms and an en-suite shower room. The kitchen is lavishly equipped with a full range of high quality appliances. All bedrooms and lounges have large satellite TV's. One of the two lounges seats eleven and has a 50 inch Plasma TV.

The new leisure terrace features a substantial log chalet and many traditional garden games. There is outdoor furniture, parasols and a comprehensive range of outdoor tableware. For barbecue enthusiasts there is a fully equipped stainless steel gas grill and mains powered rotisserie with a total of six burners. Full lighting is provided for your enjoyment into the late evening

Hollybank House aims to provide everything you might expect in a highly rated small family hotel, except for being self-catering and the fact that it will be yours alone to enjoy as an intimate but supremely comfortable home from home.

The fine Egyptian cotton bed linen and high quality pocket sprung mattresses, were both provided by Royal Warrant Holders. These are complemented by soft thick towels and fluffy towelling bath robes for each guest. Each bedrooms has a Hospitality Tray and is completed by touch sensitive bedside lights and water carafes

Unlimited Wi Fi internet connection is available throughout, complementing the large screen TV in each room. There is a free to use telephone available for local and national inland calls, but not international calls or those to mobile or premium rate numbers. There are also DVD and video players with a large selection of videos, especially those for children.

A comprehensive range of children's toys is kept, and if we know thec ages and gender what is offered will be varied to suit your party. There are many fireside games for old and young alike and over four hundred books, including a large selection for children.

The kitchen inventory is of the highest quality from top brands and too vast to detail here. for the dining room everything needed for a smart dinner party is provided, including cut lead crystal glasses, traditional 'parish' pattern cutlery and historic Willow Pattern tableware from the nearby Potteries. For everyday and outdoor use without anxiety more ordinary glassware is also available, as are items suitable for small children

Nearly all rooms look out over gardens totally screened by mature trees. The gardens themselves contain listed trees. There are three parking bays within the grounds with their use secured by parking control posts, these bays protect further roadside parking to their front. and in front of the former garage.

There are many historic houses, such as Chatsworth House, Haddon Hall, Sudbury Hall, Kedleston Hall, Hardwick Hall and Calke Abbey within easy travelling distance. Both the Derwent Valley Mills World Heritage Site and the Alton Towers theme park are only seven miles away with the Heights of Abraham, the National Tramway Museum at Crich, and the National Forest little further. No wonder 22 million visitors annually make this the second most visited National Park in the world.

Ashbourne is Derbyshire's finest Georgian Market town, little changed since the 18th Century. Church St is wide, elegant and leads to the magnificent medieval parish church of St Oswald, it is generally considered to be the finest street of Georgian buildings in Derbyshire.

The town is renowned for its independent stores, designer outlets, and speciality food shops and especially the many antique dealers, art galleries and craft shops to be found, particularly in a walk down Church St,

There are more than a dozen inns and licensed restaurants within a few minutes walk of Hollybank House. There are also a variety of take-aways, with most offering free delivery. For convenience there are also branches of Waitrose, Sainsbury's and M&S Food.
