This is a spectacular villa, immaculately furnished and presented in a wonderful part of Italy. The owners have imported furniture from around the world to create a unique setting for guests to enjoy their stay. Complete with private pool and beautiful gardens, it's a fabulous setting for a stay in Tuscany. The gardens are extremely well tended and are full of lavender, olive trees and other attractive plants, flowers and shrubs. The location of the property makes it an ideal place from which to explore the local countryside by foot, bike or by car. There are thermal baths nearby at Rapolano Terme offering various beauty treatments and relaxing cures. The property is ideally situated for day visits by car to Siena, Florence, Cortona, Perugia and Arezzo, whilst the vineyards of southern Tuscany and Chianti, and many medieval hilltop towns are within easy driving distance. The local towns of Asciano and Sinalunga offer the closest grocery stores and local amenities. The nearest restaurants are within 2 kms of the villa.

As guests enter the property there is a hall with doors leading off to a living area on the right and large kitchen on the left. The kitchen is superbly equipped with everything guests could possibly need and want during their stay. Guests have the use of 2 fridges and 2 freezers (one is an American style fridge freezer) as well as 2 dishwashers, a large oven with 5 ring gas stove and double sink. An attractive sideboard houses a massive collection of plates, glasses and crockery. A stone archway leads to an adjacent dining room, the perfect place to enjoy a meal indoors. The ground floor living area is elegantly and comfortably furnished with sofas and chairs. There is also a single bedroom / study area on this floor and a further double bedroom. The single bedroom has both a daybed and desk, perfect for a spot of quiet reading or study. Large glass doors leading to the terrace at the front of the property lets light flood into the room. An adjacent bathroom, decorated with green mosaic tiles, can be for the exclusive use of this room or can be used as a downstairs toilet for the other guests. The double bedroom leads off the living area and has an arched doorway leading out to a private terrace equipped with metal table and chairs. An ensuite bathroom has a bath with overhead shower, perfect for long soaks in the tub after a days sightseeing. Travertine stairs lead to the first floor of the property. On this floor, there is another living area with comfortable seating arranged around a traditional open fireplace. There are also two further bedrooms on this floor, one of which is a master suite with four poster bed, his and her wardrobes and bedside tables. The adjoining bathroom feels luxurious with roll top bath and separate shower. The other bedroom is also beautifully furnished with elegant fixtures and fittings and also benefits from a large walk in wardrobe area, perfect for storing your clothes during your stay. Again, this room has a bathroom next door with massive shower. A second flight of stairs leads to the top floor of the building. Up here, there is an attic room with two single beds, ideal for children or teenagers who will enjoy being separate from the rest of the household! It is furnished in shades of red and blue and has another desk looking out towards the wonderful views over the Tuscan countryside.

Outside there are a choice of terraces from which to enjoy an aperitif or al fresco dining. One is superbly positioned to watch the sunset each evening. A gas BBQ is provided for your use. There is also a swimming pool (9 x 5 metres, 80cm - 1.2 metres deep) with spectacular views which is lit at night. The swimming pool can be heated if guests wish. Heating is charged according to usage and is monitored on a separate meter. However, we recommend that guests decide whether they want pool heating on arrival as we frequently find it just isn't necessary. A separate bathroom near the pool has both a shower and toilet, so guests don't have the inconvenience of needing to go inside the property. The garden also houses a separate washroom ith both washing machine and tumble dryer. Clothes airers are also provided as your clothes will dry quickly in the sunshine.

The classic landscapes of Tuscany have long held an irresistable attraction for holidaymakers. Made famous by the Renaissance artists, the landscape provides a stunning backdrop to your stay. Visitors are spoilt for choice in terms of Tuscany tourist attractions to visit and Tuscany sights to see, whether it's the Duomo and Uffizi Gallery in Florence, the leaning tower in Pisa or the Campo in Siena. Tuscany even offers some great seaside resorts and is also wonderful walking country too. Undoubtedly the best known and most visited city in Tuscany is Florence. With its stunning architecture and incredible sights, and a host of Florence attractions, from the Duomo to the Uffizi, and from the Palazzo Pitti to the Ponte Vecchio, it's a city full of wonderful art and architecture and beautiful gardens. You must make a point of visiting Siena during your stay too. The cityscape is easily one of the most recognisable Tuscany sights, with it's black and white striped Duomo and huge piazza, home to the famous Siena Palio. The next city on your list of places to visit in Tuscany is Pisa. With the airport there home to cheap airlines such as Easyjet, Pisa is a popular arrival point into Italy. If you do land there, it's worth considering extending your holiday by a night and enjoying an evening in the city before heading to your main destination. The main Tuscany tourist attractions in Pisa are, of course, well known. The leaning tower of Pisa is known world wide but is just one of the attractions to be enjoyed in the Campo dei Miracoli (Field of Miracles), the others being the Duomo, Baptistery and Camposanto. Head out a short way from this main tourist area and you'll find a much different city. Near to Pisa is Lucca, smaller in size than the other Tuscan cities, but one of the richest. Surrounded by the old city walls, the city has a much more intimate feel and is a lovely place to spend an afternoon, exploring it's museums, churches or streets. It's well worth a visit. Smaller in scale again is San Gimignano, one of Tuscany's most famous villages. It's stunning skyline of towers captures the very essence of what people think about when they think of Tuscany. It does get extremely busy as it is popular with tourists but it's a must-see destination for any Tuscan holiday. Make a point of visiting the interior of the Collegiata which is stunning, filled with beautiful frescoes. Also worth seeing are Museo Civico and Pinacoteca. And finally build up an appetite by climbing the Torre Grossa, the only one of the towers you're able to go up. You'll be richly rewarded at the top by stunning views of the Val d'Elsa. Finally, furthest south on your tour of Toscana is the city of Arezzo and town of Cortona. Again, a visit to Tuscany wouldn't be complete without a trip to both places. Of course, the landscape surrounding all these places is stunning. Visitors can gain immense enjoyment simply from driving across it's rural hills and enjoying the Tuscany sights en route. And don't forget as well that the region is bordered by the sea. Forte dei Marmi is certainly the seaside resort most popular with the Italians who head out of Florence to spend the summer at the coast. As a base to stay, the town certainly provides a good option for those with children who want to combine the excitement and fun of a beach holiday with the chance to see some of the cultural sights of the region. It's also a fun day trip if you want to escape the heat inland during the peak Summer months. There are plenty of other Tuscan beaches as you head further south too, many within a 90 minute drive of Florence. And there is plenty to keep the children entertained too, whether it's a watermark, aquarium or theme park. Finally, for golfers, if playing amid olive groves and vineyard covered hills is your idea of the perfect round of golf, then Tuscany is certainly an ideal destination! The nearest airport to the property is Perugia which is approximately 90km away and takes about 90 minutes to drive to. Florence is also easily accessible - the airport here is approximately a 90 minute drive from the property. If you don't mind a slightly longer journey from the airport, it's also possible to fly to Pisa or Rome, both of which have an approximate transfer time of 2 hours. Car hire is essential if you want to explore all that Tuscany has to offer.

The rental price includes linen and towels. It also includes a free maid service mid week providing room make-up and light cleaning duties. Additional cleaning can be provided on request if required. For stays of a fornight or more, linen and towels are changed weekly. Heating for the house and pool is an additional charge. Please ask for more details as heating can be expensive in Italy. A 30% deposit is required to reserve the dates. The balance of rental payment is then due 9 weeks before arrival. A security deposit of 300 euros is payable in cash on arrival. This will be returned to you on departure upon the property being left in satisfactory condition.
