Quince Cottage is a newly re-furbished country cottage in the small village of Armscote, 7 miles south of Stratford on Avon. Originally an old sheep fold, the cottage is fully equipped with luxury fittings. It has a private drive with good parking and lighting, a delightful walled cottage garden with patio furniture and a quaint summerhouse, perfect for a coffee and reading the papers.
The centrally heated cottage offers a large beamed sitting room (with gas effect wood burning stove), flat screen 32" TV, DVD player, CD/DAB Radio with I-Pod dock and plenty of books and DVD's to keep you entertained. An open archway leads through into the fully equipped kitchen/diner. From here two small steps lead up to the bedrooms, one with en-suite shower room and the other with a separate bathroom.
A basket of local provisions provided for you on arrival to get you started on your holiday.
All linen and towels are provided for your stay

Armscote is situated at the base of the Ilmington hills in the North Cotswolds - 7 miles from Stratford on Avon. There is much to see in this part of the country - historic sights, castles, churches, beautiful gardens, theatres, music and literary festivals, stunning walks, a wealth of National Trust properties, to name a few. We have a variety of good places to eat locally and the village pub is very friendly and serves reasonably priced good pub food - only 2 minutes walk away! Whatever time of year you come to visit you can be sure there is something going on and something to see . Alternatively you can just relax in the comfort of the cottage.

The cottage has been totally re-furbished this year and is furnished in typical country house style with an eclectic mix of old and new. In the summer, French windows open out onto the patio garden with views over the orchard and down to the tennis court (which is available for visitors use on request). We have tried to equip the house with everything you could require to make your stay luxurious and relaxing. The cottage is beamed and like our farmhouse next door, dates back to the 17th century and was probably the farm owned by and supplying food for the local Squire and his family at the Manor nearby. Certainly this village has a wealth of old properties and boasts 3 Manor Houses and two duckponds. A walk around the village in spring and summer is a real treat.
The front door leads into the living room with a cloaks cupboard for coats and walking boots. The interior is furnished to a very high standard with" home from home" comforts making it a unique place to stay.
The kitchen is fully fitted with all new appliances and a coffee machine for that fresh coffee experience ( coffee for you on arrival). An ironing board and iron are stored for your use.
Two low rise carpeted steps lead to the bedrooms.
The principal bedroom has a 5ft King size bed and ensuite fully tiled shower room with washbasin and WC. There is a 20" flat screen TV in this bedroom and plenty of cupboard space. The second bedroom has a 4ft 6" double bed . The separate bathroom has a bath (with shower head fitting), washbasin (shaver light over) and WC.
All bed linen (high quality crisp white linen) and towels (one bath,one hand, one flannel per person) plus kitchen towels included in the rental price. Bath soaps, washing up liquid and powder provided in the cottage for you on your arrival.
I have kitted the house out as I would like it to be when I go on holiday and hope that you will feel it is like your own country home from home. When you arrive there will be a welcome pack of basics - bread, butter, jam,tea, coffee, sugar and milk and eggs to get you started. If you require more provisions please ask and I can make sure they are in the cottage on your arrival (price on request). Alternatively Tesco.com and Ocado will deliver and I can make sure all items are in place for you when you arrive.

Access to the cottage is up a short gravelled private drive to a good parking area with lighting on sensors for when arriving back in the dark.
The patio garden is part paved and part gravelled and surrounded by borders of cottage flowers and shrubs. A gate leads through to the owners house. A delightful summerhouse sits in the garden and takes full advantage of the sun - perfect for a lazy cup of coffee and read of the paper. There is a garden table and chairs for meals 'al fresco' and a view down the orchard to the tennis court (available on request).

The small market town of Shipston on Stour is 3 miles away (5minutes in the car) and has butchers, bakers, delicatessens, fruit and vegetable shops, 2 supermarkets, hairdressers, banks and swimming pool and gym.
There is no landline telephone in the cottage, but we have good mobile reception here and I am available for any help and advice you may require during your stay.

The Cotswolds region
Armscote is situated at the base of the Ilmington Hills , a beautiful walking area with a wealth of good pubs and restaurants all around. The Heart of England Way and Cotswold Way are two well known walks that will take you over the hills with stunning views of the most glorious English countryside. We are on the doorstep to many historical sights with Blenheim Palace and the "dreaming spires" of Oxford only a 40 minute drive away.
Warwick Castle in the opposite directions only 15 minutes away by car, and of course, Stratford on Avon with the Royal Shakespeare Theatre and historical houses to visit on our doorstep.
Warwickshire has to be one of the most historic areas of our country with the decisive battle of Edgehill being fought close by, with Roundheads and Cavaliers descending on all the local villages during the Civil War of 1642. Warwick Castle, close by, was the home of the John Dudley, Earl of Warwick and "Kingmaker" as he was known. Then we have our own bard - William Shakespeare and his famous connection with Stratford. The Royal Shakespeare Theatre has been undergoing re-construction and is now open with an exciting new programme of productions. The town and local villages are full of his family history and a tour bus from Stratford is the best way to see all the Shakespeare properties.
Throughout the year many different local festivals take place with music, literary, poetry and food to name a few. We have our own resident orchestra - Orchestra of the Swan with a varied programme of concerts throughout the season. A local MOP fair in October which takes over the whole town. We are close to Chipping Campden, Broadway and Stow on the Wold, all lovely Cotswold towns with good places to eat, many antique shops and art gallery's and places to visit. Gardens - Hidcote, one of our most famous is only down the road opposite another favourite one - Kiffsgate ( home of the Kiffsgate Rose) and many other smaller less well known ones close by and local National Trust properties . "'HOME FROM HOME'..... NOT LIKE A RENTAL PROPERTY AT ALL"
A perfect cottage to stay, relax, and enjoy the Cotswolds. Karen's advise on villages to visit is not to be missed. Quince cottage is like no other rental we have stayed at before, and we have stayed at a fair few. Really is like home from home, with everything thought of. The cottage has been decorated , and furnished to a high standard ,with attention to detail, which wasn't taken for granted by us. Welcome Pack was excellent. Karen's warm welcome, go hand in hand with this warm cosy cottage. Hope to visit again to see more of the Cotswolds.
I am so pleased when guests are genuinely pleased with their stay at Quince Cottage. I have tried to make it exactly as I would like it to be when I visit somewhere new, home from home. I am always delighted when guests have enjoyed their stay with us. We live in a beautiful part of the country and it is great to be able to share that with visitors and also to make their stay in Quince Cottage a real home from home experience . I try to make a stay with us just as I would want it and put in some nice welcome items for guests when they arrive to get your holiday off to a good start.

Quince Cottage is well equipped for all the family and with separate bathrooms ideal for 2 couples and different ages. It is stocked with plenty of DVD's, CD's and games to keep everyone entertained whatever age and whatever the weather, and it is always a pleasure to meet such a variety of ages of guests and to be able to help them enjoy the area and their stay in the cottage.

Whatever time of year guests visit I want them to arrive and feel that this is their place to relax and enjoy whilst discovering our beautiful part of the country and so if arriving late in the dark what could be nicer than the fire lit , welcome lights on and some goodies on the table.

It gives me great pleasure to welcome guests to Quince Cottage and for them to feel that this is their home for the duration of their stay. The cottage is fully equipped and ready just as I would like it to be on my own holiday and Millie (my Jack Russell) and I make sure that guests are enjoying all the treats that the Cotswolds have to offer.
