Quince Cottage is a luxury country barn conversion in the small Cotswold hamlet of Armscote just 7 miles south of Stratford on Avon. It has a private drive with ample parking and flood lighting, a walled cottage garden with patio furniture and an Amdega summerhouse, perfect for coffee and relaxation. A tennis court is available for use on request.
The cottage is centrally heated and a offers a large beamed sitting room ( wood burning stove) with double doors out to the garden, flat screen 32" TV, DVD player, CD/DAB Radio with I-Pod dock and free WI-Fi for guests use. Well stocked with plenty of books and DVD's, local walking maps and information about all local points of interest. An open archway leads through into the fully equipped kitchen/diner. From here two small steps lead up to the bedrooms, one with en-suite shower room and the other with a separate bathroom.
A complimentary basket of local fresh produce will be in the cottage for you on arrival.

Armscote is situated at the base of the Ilmington hills in the North Cotswolds - 7 miles from Stratford on Avon.
Sites of Interest : Castles, churches, National Trust properties, award winning gardens, theatres- including The Royal Shakespeare theatre, stunning walks, cycling, leisure and golf facilities nearby and numerous good pubs and restaurants to suit all tastes and ages. Quince Cottage has been passionately restored by the owners into a stylish country retreat . With a classic country house style and an eclectic mix of old and new. In the summer, French windows open out onto the patio garden with views over the orchard and down to the tennis court (available for visitors use on request). The cottage is fitted with everything needed to make your stay luxurious and relaxing. Although completely modernised throughout, the cottage has retained its "country feel" with beams throughout and like our farmhouse next door - dates back to the 17th century. Local history states the Ladle Farm was probably owned by the local Squire and was responsible for supplying the food for him and his family at the Manor nearby. Certainly this village has a wealth of old properties and boasts 3 Manor Houses and two duckponds. A walk around the village in spring and summer is a real treat.
The front door leads into the living room with a cloaks cupboard for coats and walking boots.
The kitchen is fully fitted with all new appliances and a coffee machine . An ironing board and iron are stored for your use.
Two low rise carpeted steps lead to the bedrooms.
The principal bedroom has a 5ft King size bed and ensuite fully tiled shower room with washbasin and WC. There is also a 20" flat screen TV in this bedroom and fitted wardrobes. The second bedroom has a 4ft 6" double bed. The separate bathroom has a bath (with shower head fitting), washbasin (shaver light over) and WC.
All high quality bed linen and towels (one bath,one hand, one flannel per person) plus kitchen towels are included in the rental price. Bath soaps, washing up liquid and powder provided in the cottage for you on your arrival.
A welcome pack of basics - bread, butter, jam,tea, coffee, sugar and milk and eggs is provided for your first breakfast. If you require more provisions please ask and I can make sure they are in the cottage on your arrival (price on request).

Access to the cottage is up a short gravelled private drive to a good parking area with outside floodlighting on sensors for when arriving back in the dark.
The patio garden is part paved and part gravelled and surrounded by borders of cottage flowers and shrubs. A delightful summerhouse sits in the garden and takes full advantage of the sun. There is a garden table and chairs for meals 'al fresco' and a view down the orchard to the tennis court.

The Cotswolds region
Armscote is situated at the base of the Ilmington Hills , a beautiful walking area with a wealth of excellent pubs and restaurants all around. The Heart of England Way and Cotswold Way are two well known walks that will take you over the hills with stunning views of the most glorious English countryside. We are on the doorstep to many historical sights with Blenheim Palace and the "dreaming spires" of Oxford only a 40 minute drive away.
Warwick Castle in the opposite directions only 15 minutes away by car, and of course, Stratford on Avon with the Royal Shakespeare Theatre and historical houses to visit on our doorstep.
This area of England is one of the most historic ones with the decisive battle of Edgehill being fought near by. Roundheads and Cavaliers descended on all the local villages during the Civil War of 1642. Warwick and Kenilworth castles are close by and Sudely Castle, in the other direction is close to Broadway.
Stratford on Avon is 7 miles away with its many shops and river life and a new season of Shakespeare plays are underway at the Royal Shakespeare Theatre - a tour bus from Stratford is the best way to see this local area and all the Shakespeare properties.
The Cotswold towns of Broadway, Stow on the Wold, Moreton in Marsh, Burford, Chipping Norton and Chipping Campden are all on the doorstep with many Antique shops, Art galleries and Markets to browse and a wide variety of excellent places to eat out with everything from local pubs to fine dining and gastro pubs.
Many beautiful gardens to visit on the doorstep - Hidcote, Kiffsgate, Snowshill Lavender Farm and a wealth of local National Trust Properties around this area too.

"'HOME FROM HOME'..... NOT LIKE A RENTAL PROPERTY AT ALL"
A perfect cottage to stay, relax, and enjoy the Cotswolds. Karen's advise on villages to visit is not to be missed. Quince cottage is like no other rental we have stayed at before, and we have stayed at a fair few. Really is like home from home, with everything thought of. The cottage has been decorated , and furnished to a high standard ,with attention to detail, which wasn't taken for granted by us. Welcome Pack was excellent. Karen's warm welcome, go hand in hand with this warm cosy cottage. Hope to visit again to see more of the Cotswolds.
I am so pleased when guests are genuinely pleased with their stay at Quince Cottage. I have tried to make it exactly as I would like it to be when I visit somewhere new, home from home. To hear good comments means I know I have got it right and I hope guests will want to return to for another stay in the Cotswolds.
