This beautiful detached villa with 4 large bedrooms is situated in the pretty village of Armissan located in heart of the regional park between the Mediterranean beaches and Narbonne. The tranquil village nestles amongst the vineyards and boasts a boulangerie, artisan boucherie, local shop, wine cave and post office all within a 5 min walk. The open-plan spacious villa is tastefully decorated and comprises of: lounge-dining area, 3 shower/bathrooms, fully equipped kitchen, conservatory, study & TV room (can be used as a further bedroom). The pretty gardens and terraces with BBQ offers areas to relax, dine, chill-out, and a trampoline for the children. The secluded private pool can be enclosed with a retractable dome cover for safety and to maintain a constant high temperature in the Summer. The modern, open-plan spacious villa is bright, airy and tastefully decorated it comprises of a kitchen and lounge-dining area with comfortable seating. The inside dining table seats 8. Leading out from the living room is a semi-shaded comfortable seating area and outside dining area which overlooks the pool. The fully equipped kitchen with induction hob has all the equipment you need to prepare delicious food and salads ready for the BBQ. The american size fridge/freezer with filtered water and ice dispenser is a big plus.
It is fully equipped with 3 English and French TV's, DVD and CD players, broadband internet access, WIFI and telephone. There are various games and books and DVD's in the house to use. A conservatory, study and various sitting areas are spread around the house providing various places to relax.
There is a separate TV/ childrens games room which is ideal for children who want to chill out after exhausting themselves in the swimming pool and trampoline. This room has a sofa bed and can be used as an additional bedroom if required.
The house is very versatile with three of the four bedrooms located upstairs and one downstairs (ideal for elderly parents).

A beautiful palm tree and pergola provide a shaded area to relax and read on the sunny south facing terrace. For chilled alfresco dining the terrace has a built-in BBQ and gas BBQ with a large teak dining table seating upto 10. This overlooks the 11 x 4 sq.m tiled pool and is perfect for those long leisurely lunchtimes and suppers. The pool is surrounded by flower and lavender beds and has a retractable, lockable dome perspex cover. This is to ensure safety and keeps the pool at a constant high temperature throughout the season. Pine and olive trees shade the 6 sun loungers situated by the pool. A shaded pebbled area is perfect for playing boules or for children to play. The front courtyard is surrounded by flower beds, bay, mandarin trees and provides an additional area to dine with table and chairs. A love bench under the honeysuckle is a perfect spot for your aperitif. There is subtle lighting and music outside to maximise the use in the sultry evenings.

The Languedoc-Roussillon region
There is a myriad of the things to do in the Languedoc region it is extremely varied, offering Mediterranean beaches, mountains, historic sites and a vast selection of holiday activities However it is easy to get away from the crowds and find a tranquil spot in the beautiful countryside or enjoy the peacefulness that the villa offers.
The region boasts many vineyards which have been a major feature of the area since Roman times. The region of La Clape where the village Armissan is in the heart of offers over 50 wine domaines in the area. You can walk around the grapevines and then sample the wine at the domaine.
The markets abound with fresh local produce such as olives and cheeses together with vast arrays of fresh fruit and vegetables. The seafood is a delight and the oysters from Guissan are a must! There are a wide range of restaurants to sample different types of food.
Suggestions of places to visit
The beach at Narbonne Plage is the nearest and a short 10 minute drive over the national park of La Clape. The views are stunning on the drive and on a clear day you can see the Pyrenees.
La Clape massif - Once an island, now an area of c. 15,000 hectares and located between Narbonne and the coast. Armissan is nestled in the middle and you can walk out from the house and enjoy the surrounding grape vines and fabulous walks and wildlife, not to mention stunning sea views.
Narbonne - with its famous Les Halles food market, canal, roman ruins and beautiful buildings.
Abbaye de Fontfroide - Restored Benedictine abbey founded in the 11th Century located just outside Narbonne
Sigean African Wildlife Reserve - 15km south of Narbonne on c. 300 hectares of land and housing more than 3,800 animals
Basilique St-Nazaire - The first church would have been built in the 6th century under the Visigoths and King Theordoric. Documentation dates back to 925. Located in Carcassonne.
La Cité in Carcassonne is a must see. An impressive fortress style construction which has played a central role in local history of the centuries.
Carcassonne Festival - held in July / August - some great bands play / operas at this special and unique open air concert
Lake Cavayere near Carcassone offers picnic areas, pedalo hire, miniature golf, sandy beaches, fishing, and a Forestry Acrobatic Park. An ideal place for walking around its pine shaded paths.
The Cathar Trail - The area is littered with Cathar history. An interesting topic to read up on, or alternatively take some time to visit some of the many castles which the region houses.
Canal du Midi - Now very much leisure focused, the canal originally brought commerce and wealth to the region when it linked the Atlantic to the Mediterranean in the 17th Century. You can hire cycles and cycle along the canal towpath.
Toulouse - The 'pink city' as it's often referred to.
Cassoulet Trail - If food is your thing, then a trip to Castelnaudary to try their famous cassoulet is a must do.
The lagoons - The Aude coastline is littered with salt water lagoons. Salt marshes, rich fauna and flora and some significant oyster farming make these interesting areas to stroll around. Traditional fishing methods are still practised in the lagoons.
The Aude area enjoys a Mediterranean climate: the summers are hot and dry (although the high temperatures are frequently tempered by welcome breezes), the spring and autumn are mild and generally very pleasant. Winters are varied - we have several BBQ's during the winter!
The village itself boasts a wine cave where you can taste the wine, good boulangerie and boucherie. For the active there is a public tennis court (racquets and balls are in the villa), football field, superb walks from the house in the pine forests, around the grape vines and the garrigue. If you like running bring your shoes as the running is fantastic on the various trails, as is the mountain biking - all direct from the villa.
The beautiful sandy beach of Narbonne Plage is a short 10 minute drive from the house over the national park of La Clape. The beach stretches over 2 miles and you can choose your spot either by restaurants and shops or by the garrigue. Various watersports are available on the beach.
"Sentier Gourmand" - The wine walk is a great day out, walking through the grape vines you sample various local wines and foods along the route, it is usually held on the 3rd weekend in May.
L'hospitalet owned by George Bertrand and 5km from the house hosts Jazz nights through out the summer months. The restaurant and wine cave are worth a sample.

"Perfect place to have a great holiday with friends"
We had a super holiday in this beautiful villa in June.We are a retired couple and wanted to have a special holiday with a couple of other friends.The villa was perfect not only because we each had our own space and bathrooms! it was more like staying in someones home rather than a rental villa. The pool area was bliss and so peaceful,many an hour spent soaking up the sun.We had intended to eat out most of the time,restaurants were great in the area.However,we enjoyed many evenings firing up the barbecue and drinking the local wine from the village cave.The situation is great,just a 10 minute drive to the lovely sandy beach and easy access to some Roman towns.We hopefully will be returning in the near future.
So pleased you had a great time at the villa, thanks for being great guests. Hopefully we will see you again soon.

"Well equipped house, lovely garden and pool, great location and friendly helpful owner"
Armissan is a lovely village, conveniently located near the sea and Narbonne but away from touristy sea side complexes. Great butcher and baker in easy walking distance and fantastic wine domains to visit. The house was well equipped and the garden, seating areas, pool and trampoline were all great. The cover for the pool kept it warm and safe for young children when it was shut up.
For elderly or infirm visitors the open stairs might be difficult and there is a large step between the downstairs bedroom and bathroom which equally might be difficult to negotiate.

"Fantastic villa, perfect for families"
We had a lovely week in this villa. It was really well equipped and had everything we needed. Set in a lovely village 10 mins from narbonne. It was a great base to explore the local area. The beach looked amazing at narbonne plague but unfortunately for us we picked a windy week to be there.
The pool at the villa was perfect for us and the children loved it, the garden was lovely and sheltered and the trampoline was an added bonus.
We would definitely recommend this villa to anyone else and would look to book it again.

"Exceptionally well equipped villa with helpful and welcoming owner"
An exceptionally well equipped and homely villa set in the heart of a peaceful wine village. The pool with its retractable cover is a great asset both for retaining warmth and for the safety of children. There is so much to do in this area for all ages and we particularly enjoyed walking through the vineyards; wine tasting; the vast sandy beach; trips to Carcassonne and the food market in Narbonne. The drive to the coast with its stunning views was always a pleasure.

"Like being in paradise, beautiful spacious villa with all the facilities to make our perfect holiday"
A charming villa that one could just move into and feel you could live. The home from home comforts made it easy to enjoy, the TV's with English channels, blue ray and DVD players. The kitchen is very well equipped and lovely large fridge. The description of the property is accurate in every respect and more. The pool is a lovely size and the sliding pool cover a tremendous asset. The villa is spacious and in good condition, clean and tidy. The different and comfortable outdoor seating areas made for easy relaxing, socialising and a great gas BBQ, a real fire was available but not necessary in the heat. The children loved the trampoline, the playroom / TV lounge andthere were loads of toys and books to enjoy. The downstairs room with kitchenette worked so well for a lesser abled member of our party. Armissan is a lovely quiet, clean and peaceful place but close enough to Narbonne, Carcassonne and all the lovely huge clean beaches in the area. Bicycle riding is safe and enjoyable along the promenade. The owner is friendly and helpful in every respect. We have already highly recommended this property to friends and family and we will rent the property again this year. We had a great holiday !
