The spacious stone farmhouse has been restored with 5 bedrooms (4 en-suite). One of these bedrooms en-suite is on the ground floor, large beamed lounge & dining room 39.5’ x 18’ with a huge open stone fireplace with log burner, furnished with new comfortable settees/armchairs to seat 12 people. In the dining area there is a large farmhouse style dining table & chairs. The fully fitted new oak kitchen 15’ x 15’ with electric oven & hob, microwave, dishwasher, fridge, freezer & is well equipped with ample crockery, utensils & cutlery. There is a second dining table in the kitchen with 4 chairs. Terracotta tiled floor throughout the ground floor. There are 2 cellars. Cellar 1 has stairs leading down from the sitting room with 2 washing machines, Dryer, 2 extra fridges & telephone.

There are 4 bedrooms with 2 bathrooms & 1 shower room on the 2nd floor. 1 bedroom & 1 shower room on the ground floor.

The lounge & dining area open onto a south-facing terrace, alfresco dining area, complete with patio furniture & barbecue. Steps lead down to garden & pool. The garden comprises of a play area, vegetable, herb & flower garden, barn, outbuildings & bread oven.

The superb floodlit swimming pool measures 11.5m x 4.5m including Roman end. For safety the pool has been fenced from the rest of the garden with a lockable gate. It has an automatic robot cleaner giving crystal clear water. There are sun loungers around the pool area. Large wood/forest walks adjoining the House.

The Limousin/Auvergne region

Situated in the South West of France, Argentat is a picturesque market town in the Correze which is a department in The Limousin.

The Dordogne river runs through the area with its lush green valleys and woodland. The area set in the Massif Central is unique for its architectural beauty with buildings and castles set in some of the most beautiful scenery in France. The region enjoys warm summers without the baking heat of areas further south. Winters are much colder with good ski resorts in the Cantal mountains, easily accessible by train or car. At Argentat the Dordogne river has been dammed to create lakes producing hydroelectricity and further up the river there is a series of about thirteen large picturesque dams in wooded countryside.

Argentat

The area is totally unspoilt and is fortunate in having such natural beauty combines with unique stone houses, churches and chateaux. There are very good restaurants in the area giving superb quality food at reasonable prices. The wild life is quite exciting due to the ideal habitat, there are lots of birds and butterflies and animals. As many as 20 red & black kites have been seen flying above the house at one time. At night there are barn owls close by and nightjars and nightingales can be heard singing in the lime trees on the village green. There are deer, wild boar in the woods and there is a large badger set under the garden. There are several local markets and supermarkets. Delivery vans come to the village most days with bread, cakes, groceries and a butcher.
