Villa Les Mimosas is a beautiful airy and spacious house with modern bathrooms and kitchen and a large, private, shaded and lawned garden full of flowers and fruit trees and views of the mountains. Two outdoor dining areas offer wonderful dining alfresco - by the pool or on the terrace by grape vines. A sunny private pool is surrounded by flowers and ample terrace with loungers and outdoor sofa area. It's ideal for a relaxing family holiday with BBQs by the pool or for the more adventurous there are plenty of activities close by.

The villa nestles at the base of the Alberes foothills, at the edge of the charming village of Saint Andre. The local bakery, grocer, village amenities are all within 5-10 mins walk. Sandy beaches, the pretty Vermilion Coast, artistic Collioure and a range of water sports are just 10 minutes drive away (some of the best beaches in France are in Argeles Nord and Racou Plage).

The surrounding countryside and vineyards offer splendid walks and views as well as adventure activities and horse riding. The charming Catalan town of Perpignan is just 20 minutes away and the Spanish border and the Costa Brava beaches 30 minutes away.

The villa has three double bedrooms and one twin bedroom, each with ceiling fan and private bathroom: 3 en-suite (2 with WCs also) and 1 adjacent (with WC also). One double bedroom/ bathroom is in a cosy modern studio built just adjacent to the main house and with private outdoor terrace (studio with large standing fan, not ceiling fan). All the bathrooms have stylish modern fittings and have been refitted to a very high hotel standard.

The large open-plan lounge/ dining room (with open log fire for cosy evenings, FreeSat TV, WiFi Internet, DVD Player, Ipod dock and large DVD library) also includes dining area (seats 8) for indoor meals. Large patio doors lead to a cosy covered terrace and the garden. French doors also open onto a further spacious terrace with an umbrella covered outdoor dining table (seats 8) for a superb alfresco lunch or breakfast.

The well-equipped and modern kitchen has a washing machine, dishwasher, gas hob, oven, microwave, large fridge freezer and breakfast table.

The garden is lawned and shady with mature pine, mimosa and eucalyptus trees, leading to the gated and alarmed swimming pool (9m x 4m) which is surrounded by beautiful flowers and mature trees. The pool is a sun trap all day (south facing) and surrounded by lawn and terrace with quality, comfortable sun-loungers and outdoor sofas. There is a further terrace off the main pool area with modern relaxing outdoor sofas and dining set (seats 8) - perfect for evening meals or an aperitif in the beautifully lit pool area. The rectangular pool is heated. The pool has an alarm installed and the whole pool area is gated from the rest of the garden, with an automatic child-safety gate. The pool has ladder steps at the shallow end (approx. 0.7m), ideal for children, and slopes gently to the deep end of approximately two metres.

The garden is maintained weekly and the pool is cleaned twice a week by the technician. The very private garden is surrounded by mature cypress tree hedging and comprises several shady corners with seating and a comfortable two-person hammock in the shade for a lazy afternoon with a book.

Across the lawn, overlooking the pool, is a Tahiti-style hut, under which there are further outdoor sofas. A large brick-built BBQ allows you to grill fresh seafood and local produce to enjoy with a glass of wonderful local wine.

Around the garden are fruit trees including apricot, orange, fig, clementine and lemon trees from which guests can pick fresh fruit when in season. The lawned area is ideal for a game of croquet and a table-tennis table is provided. Four adult bicycles are provided for trips to shops or countryside rides, and one child's bicycle. There is parking for several cars in the wide gated driveway at the front of the house, including shaded parking to the side of trees.

A welcome pack is provided on arrival with some small delicacies and the key holder will greet all guests to provide keys and familiarise families with the villa and amenities.

Toddlers and babies are very welcome and there is a cot, a separate travel cot, a play-pen and a high chair available at the villa. Baby-sitting services are available through the guardian's wife.

The villa and gardens are all on one level providing easy access for wheelchairs and persons of impaired mobility.

The Languedoc-Roussillon region

Villa Les Mimosas nestles at the base of the Alberes foothills on the edge of the charming village of Saint Andre, just 20 minutes drive from the lively Catalan town of Perpignan and 30 minutes from the Spanish border and the Costa Brava beaches.

The area comprises stunning countryside - the high Pyrenees (with skiing in winter), the foothills gently rolling through forests to the orchard and vine filled plains that eventually roll into the Mediterranean sea.

The villa is therefore ideally located for summer beach and boating holidays and autumnal gourmet food and wine trips (the locals hunt game and gather berries and mushrooms and many of the local wineries are going through a revival).

Likewise, with its mild climate (most sunshine hours in France), the area offers plenty of outdoor fun with walking and cycling holidays in the picturesque countryside and more adventurous activities like canyoning in the vicinity. The area is also full of history, with several Cathar castles and ruins nearby, mountain monasteries and magnificent church cloisters.

Argeles

The villa offers easy access to the artistic fishing village of Collioure (10 minutes drive), famed for its beautiful ramparts spilling into the sea, and the wide sandy beaches of Argeles and Racou Plage. Argeles has one of the best beaches in all of France, with the majestic Pyrenees as a backdrop to your sunbathing. Water sports, boat hire and scuba diving are also available.

Other nearby activities include horse riding in the forests and hills, canyoning, rock climbing, fishing, tennis, golf and wildlife parks. There are excellent walks and hikes for all levels in the nearby Alberes and Pyrenees mountains with breathtaking views of the villages, countryside and coastline.

Close to the villa the villages include St. Genis des Fontaines, Palau del Vidre (famous for glass-ware), Sorede, Banyuls, all offering wonderful markets with local produce, fruits and wines (including the famous Muscat and Banyuls aperitif). There are a variety of excellent restaurants in the area, some specialising in local seafood and Catalan cuisine, others more chic with Michelin starred cuisine. Surrounding the villa are picturesque vineyards spanning the countryside and numerous Chateaux, so don't forget to sample the local wine!

For a cultural treat, visit Perpignan's medieval Cathedral, Palace and Castillet, the fort at Salses, fortified town of Villefranche or the medieval and Roman churches in Saint Andre and the nearby villages. Or head to the Tech valley (25 minutes drive) to see the spectacular rock formations and Cathar castles and ruins perched on high rocky peaks overlooking orchards and vineyards.

For a taste of Spain, only one hour to the south is the beautiful Spanish town of Girona and one and three quarter hours away is the exciting city of Barcelona for a fun night out, shopping and the many delicious tapas restaurants.

"fantastic"

Not normally one to do reviews but felt like I had to say what a lovely holiday destination this is. The villa is beautiful with a fantastic pool that the kids loved. The gated pool meant that we were relaxed with the kids around and the area next to the pool was perfect for lazing around while keeping an eye on them. We would definately love to come on our holidays here again, only this time for longer!
