The property is made up of eight bedrooms, of which two are doubles, five are twins, and one is a single; to sleep a total of 15 people, each room with en suite bathroom. Three bathrooms are with bathtub, one with shower, four with bathtub/shower, on the ground floor there is a guest bathroom. There are also elegant lounge areas, and a large dining room. The interiors are furnished with taste, with classic pieces of Tuscan-style furniture, to create a very bright, fresh, and relaxing environment. Italy's hillside position offers the chance to view some spectacular sunrises and sunsets. The winters are warmed up by the fireplace in the main dining room, while in the summer months the lake on the estate cools down even the hottest days. A floating platform equipped with hut, seats, sun loungers, and parasols are available for the guest's use. Fax and internet facilities are at the clients disposal.

The Tuscany / Arezzo Province region
Tuscany is considered one of the most beautiful regions in Italy with stunning scenery, outstanding food and beautiful cities full of art, history and architecture and for that reason many Tuscan towns have become UNESCO protected sites: the main square in Florence, Siena, the Piazza dei Miracoli at Pisa, San Gimignano, the historical centre of Pienza and also the Val d'Orcia. Tuscany is also considered the birthplace of the Renaissance and is also the birthplace of many famous Italian artists, painters, sculptors, musicians such Dante Alighieri ("the father of the Italian language"), Leonardo da Vinci, Michelangelo, Galileo Galilei and Botticelli and that’s to name just a few.
The gently rolling Tuscan hills are lined with cypress trees and bathed in vineyards and olive groves which leave everyone who comes here with very special memories indeed. Tuscany has so many attractions and towns worth visiting that you would need to spend months to really appreciate everything there is to see and do here.
We recommend guests to visit Pisa with its leaning tower, Livorno and the Maremma coast for its spectacular beaches and landscape, Siena with its Piazza del Campo, Volterra and San Gimignano, smaller medieval villages but with lots of character and famous for its original medieval towers, Certaldo, the birthplace of Boccaccio and also Montecatini with its renowned spa offering curative waters and beauty treatments.
As you can see Tuscany has so much to offer no matter what your likes, hobbies and interest. For those who enjoy walking, biking and horse riding the options are endless. Other attractions include skiing at the Abetone ski resort which is just an hour and a half away from Florence, and the widely acclaimed Tyrrhenean beaches (between Viareggio, Pisa, Livorno and Grossetto) just over an hour away.
Last but not least is the Chianti. Nestled between the towns of Siena and Florence the Chianti region has become famous on an international level for its stunning hilly landscape covered in vineyards, cypress trees, hilltop hamlets and winding roads, and breathtaking vistas. A visit to Chianti gives access to an endless source to culture, architecture, scenery and many other attractions. Chianti is also internationally well known for its wine, Il Chianti Classico, olive oil and exceptional cuisine. Visiting the Chianti is a must for anyone coming to Italy! When in the Chianti land stop at Greve in Chianti, buy your local wine and stop off for a pannini at “Da Emilio” – the best sandwich/delicatessen store ever known to exist. When at Panzano in Chianti visit the famous macellaio – butcher “Dario Cecchini”. He also has a restaurant open for lunch and dinner (www.dariocecchini.com). Great steaks, meat anything you want. The meat he uses comes from animals specifically raised for him alone).
Furthermore, just 40 minutes from Florence you will find the Mall shopping outlet http://www.themall.it/en/ - a gallery of the world’s most exclusive designers available at bargain prices offering customers a very unique shopping experience.

The villa is situated in Arezzo, a short distance from Arezzo, San Sepolcro, Siena and Gubbio, this estate invites you to enjoy the peacefulness, the colours and the smells of the refined Val d'Orcia region.

Getting to Florence is very easy and also fairly inexpensive. Florence has are two international airports. One is on the north side of Florence, the Amerigo Vespucci Airport (FLR) which is just a 20 minute taxi or bus ride into the city centre and the other is in Pisa, the Galileo Galilei Airport (PSA) which is approximately 80 km. from Florence and which has regular train and bus connections to Florence (Santa Maria Novella). You will find many of the low cost airlines such as Ryanair, EasyJet, AirOne, Jet2 fly direct to Pisa and all the major companies such as Alitalia, Meridiana, Lufthansa, British Airways fly direct to Florence from London, Frankfurt, Paris, Monaco, Barcelona and many more European cities.
There are shuttle buses connecting Florence airport and Florence train station (Santa Maria Novella – S.M.N) with departures about every half hour. You can choose between two companies - “Terravision” or “Vola in Bus”. The “Vola in Bus” service is run by the local Florence bus company and tickets cost around 5 euros. The journey takes about 30 minutes. You can also catch a taxi to Florence and the trip costs around 20 euros depending on how much luggage you have.
From Pisa airport to Florence train station (Santa Maria Novella – S.M.N) there is a regular and inexpensive train service. Pricing and timetables can be found on www.trenitalia.com the Italian railway company’s officiale “Trenitalia”. The journey takes just over 1 hour. From Florence train station we recommend you getting a taxi to the property.

Check In / Check Out
Check-in from 3.30 pm
Check-out is to be arranged by no later than 10.00 am
For all arrivals after 7:00 pm an extra charge in cash is to be paid.
We try to be as flexible as possible with Check in and Check Out times. If you arrive in the morning we will try and arrange a Check In for you as soon as we can. If you depart in the early afternoon then we will try and allow you to stay in the apartment as long as possible to accommodate all your needs. Obviously this is not possible all the time! If you need to leave your luggage somewhere while you wait then we can offer this service weekdays at the office.
Cancellation Policy:
Whenever the contract proposal is revoked after it has been accepted, the following penalties will apply:
- 20% if cancellation is made more than 45 days before the beginning of the letting period
- 50% if cancellation is made between 45 and 31 days before the beginning of the letting period
- 90% if cancellation is made between 30 and 6 days before the beginning of the letting period
- 100% if it’s made 5 days before letting period.
Pricing Conditions applicable to all properties:
Contract Fee for rentals over 30 days
For rentals of over 30 days all clients must sign an Italian Rental Contract which is obligatory under Italian law and the cost is equal to 1% of the total rental fee, plus 30,00 euros for stamps.
