This two double bedroom villa overlooks the first fairway of Aphrodite Hills Golf Club. The lower bedroom & patio overlook the private pool and the fairway. The upper bedroom & patio enjoy stunning South Westerly views of the mountains, golfcourse and the sea. The Villa is fully furnished to a very high standard and includes WIFI, Internet, Internet TV including the BBC, Flat Screen TV, DVD player, Playstation2, IPOD Dock, air-conditioning, radiators as well as a fully fitted kitchen with large water cooler. The ground floor double bedroom has aircon, a radiator and flat screen TV/DVD (play DVD only not receive TV signal). There is an adjacent shower room and direct access to the patio. On the upper floor there is a King Size bedroom with aircon, radiator, flat screen TV/DVD (play DVD only, not receive TV signal), an ensuite bathroom and direct access to the upper patio. A "Z" Bed is available for the 5th guest. The resort includes an Annabel Croft Tennis Academy, Intercontinental 5* hotel, full health spa, restaurants, bars, shops, supermarket, Costa Coffee, Hagen Das Cafe as well as the golf clubhouse. The villa has private parking and is a 3 minute level walk to all facilities. Bedding, towels and beach towels are provided.

The TV's in each bedroom are for watching DVD's only and do not receive a standard TV signal. The TV in the Lounge receives Internet TV from the UK including BBC1, BBC2, ITV, Channel 4 and many more channels, including a 7 day catch-up service. Very good reception, no buffering.

This "Show Home" villa was completed in December 2006 and is furnished to a high standard. The villa is owned by a British family and Managed by a British Lady who lives just off Aphrodite Hills. Two double bedrooms: one located on the upper floor with a private bathroom and one on the ground floor with a shower room adjacent. All bedrooms have flat screen TV's and direct access onto a patio area giving fabulous views of the golfcourse and beyond. A "Z" Bed is available for the 5th guest. The open plan kitchen provides all the necessary high quality appliances. The dining area seats six in comfort, while the lounge area seats 4. Internet TV with BBC/ITV & 7 day catch up, a Flat screen TV/DVD, Playstation2 and IPOD Dock are provided. The whole villa has air conditioning. The villa has been used as a permanent home so ceiling fans, radiators and heated towel rails are installed to ensure all year round enjoyment and comfort. Bedding, towels and beach towels are supplied. WIFI and Internet are provided free of charge. There is a kidney shape solar heated pool and beautiful garden area with enough sunloungers and outdoor furniture to seat four. Unfortunately the villa is not equipped for wheelchair use as there are numerous steps within the property. Fire extinguishers and fire blanket are provided for your safety.
Cot and High Chair can be provided free of charge on request.

Both front and rear gardens are beautifully landscaped. The rear lower patio has a table, 4 chairs and 2 loungers overlooking the private solar heated pool, private garden and the golf course. A gas BBQ is provided. The upper patio has a table, 2 chairs, 2 sunloungers and enjoys glorious views of the golf course, mountains and the sea. The rear of the villa faces South West giving sun all afternoon and enjoying stunning sunsets over the sea. The front garden enjoys the morning sunshine where an early cup of coffee is a great place to start the day. There is a gated private parking space for a small car.
The villa is cleaned at the start and end of your stay. If you are staying for 10 days or more there will be a "mid-stay" clean included in your price. Further cleaning is available at an extra charge. The owners provide garden maintenance and pool cleaning. The pool is cleaned twice a week in the summer and once a week during the winter. No somking inside the property. No pets allowed.
Check-Out anytime at no extra charge on your last day. This makes it easier for you especially if you have children or late flights.
The Paphos region
Aphrodite Hills lies on the South West Coast of Cyprus, 15km East of Paphos. The area is steeped in history and the 5* development lies alongside Aphrodites Rock. This region enjoys 330 days of sunshine per year with Winter temperatures rarely below 16's and Summer temperatures mostly in the 30's.
Aphrodite Hills is THE premier leisure resort in Cyprus and has been used by the British Olympic team for training and acclimatisation and many Celebrity Golf and Tennis matches. Paphos is a delightful town and well worth a leisurely visit. The island mixes the charm of Greece with local tavernas and small charming villages with a touch of British influence: driving on the left, signposts in English and even M&S and Debenhams stores. Paphos is served by many airlines and is a four and a half hour flight from the UK. The landscape is very dramatic on Cyprus, enjoying citrus and olive groves on the lower land and then as you climb higher towards the Troodos it becomes fields of vineyards and pineforests.
Greek is the main language however English is widely spoken.
Aphrodite Hills Resort opened in spring 2005. It is built within a protected forestry area enjoying olive and carob trees and dramatic views over the ravines and towards the sea. It has an active but subdued entertainment program full details are available on the website or in the Information centre on site.
Cyprus is an almost unique area that allows you to swim in the morning in warm sunshine, yet ski in the Winter afternoon above Troodos in the purpose built ski resort. There is a new free motorway which connects the South West of the Island directly with the South East at Agia Napa and provides quick and painless access to the whole of the South Coast including the towns of Limassol and Larnaka. Hire cars are readily available from Paphos/Larnaca airport as well as on the resort.
If you do wish to move out of the villa and visit the surrounding areas then a car is essential, however there is a new bus service which picks up at Aphrodite Hills and goes to Paphos Harbour. The 5* resort offers many facilities for all ages and price brackets including elegant restaurants, child friendly cafes, kiddies club, horse riding, private beach club, beach cove, tennis, golf, Costa Coffee, Hagen Das and the spa. A new well stocked supermarket is on site for provisions. There is a charge for non hotel guests who wish to use the hotel pool, beach club, cove areas and kiddies club. The villa is privately owned and as such enjoys the benefits of being within a 5* resort, however the hotel may wish to impose charges to use its facilities at any time. Please check with the information centre onsite for correct charges.
Paphos has many supermarkets offering a wide variety of items.
The resort is within easy reach of Paphos, Pissouri & Limassol.
Numerous archaeological areas of interest on the whole of Cyprus

Private Beach Club which is about 15 min from the resort. New in 2010 is a private beach cove and facilities which is located less than a mile away from the hotel. There is a charge to non hotel guests to use the hotel pool, beach club, cove, gym, spa and golf facilities.
As the villa is privately owned please check at the information centre to see if there are extra charges to use any hotel facilities. The hotel has the right to refuse or change any policy without notice to the private villa guests.
There is a fantastic kiddies club available at the hotel. A Sports bar is located in the village square which shows all major sporting events on the large screen TV.
The North of the Island is easily accessible and takes about 1hr to reach, great for a day out or an overight stay. Please check with your car insurer prior to visiting the North as restrictions may apply.

"Beautifully appointed, modern villa with excellent facilities."
This was our second time booking through property manager Ashely Chattaway and again, our booking and confirmation stages were faultless. I never felt wary or concerned about the validity of our booking as there just isn't any need to. This was our first time at No 25 Hesitades Greens but have stayed at 2 other villas in Hestiades Greens previously... And by far, this is the most hotel-like standard of all we have visited. The decor is to a high standard, modern and bright and the villa facilities and utensils are second to none (I think I have less equipment in my own kitchen!). The garden and pool area are pristine and all of the storage areas are very tidy and labelled. It made it so easy to find everything we needed and to keep it tidy whilst we were there. If you were to take a walk along the gold course path and compare villas, No 25 just has the extra effort put into it's appearance... even the small things like extra trees, and painted mailbox are noticeable! We even noticed that after our mid-week clean, the ornaments adorning the fence surrounded the pool had been dusted!! Of course, one of the reasons we like to stay at Hesitades Greens is the sheer convenience of being so close to the village square and golf course - it truly is within walking distance. Plus we also prefer the view out over the lush green Golf Course as opposed to the plateau views. The bedroom areas are exactly what you need and although the second bedroom downstairs isn't en suite, it does have a shower cubicle as opposed to the shower over the bath of the main bedroom upstairs (which we found easier for quick showers with our little one). There is also a great range of info within the villa to help you investigate the local area, as well as DVD's, books, puzzles etc. I would happily recommend this villa as one of the best... if not THE best along Hesitades Greens.

"A Home from Home"
This is a well maintained and homely villa which we found to be much more plush than the typical holiday rental. Attention to the small details make a lot of difference. Wifi and internet TV very popular with the children ! The outside space has a wonderful view of the golf course whilst remaining private. The rattan furniture is again of a higher standard than you would normaly expect. This property is perfectly located within Aphrodite Hills, just a short walk to the village square. We would highly recommend a stay in this villa.

"Relaxing Holiday in Cyprus Sunshine"
Had a very relaxing and enjoyable stay. The villa is well equipped with excellent high standard facilities. The pool is solar heated and treated twice a week. In addition to the pool area there is also a balcony area overlooking the golf course with a couple of sunbeds and table.
There was plenty of space in the villa for two adults and teenage children, and additional z bed was also provided
The villa is located within easy walking distance to the village square where there are several restaurants and supermarket. The onsite amenities are however more expensive than those in nearby villages of Pissouri and Kouklia.
A car is recommended to explore, Paphos Limasol, the mountains and nearby beaches and villages.
The booking process was easy and straight forward, all queries were answered quickly by Ashley the owner.
We wouldnt hesitate to go back again, highly recommend 25 Hestiades Green.

"Hot, sunny and relaxing, the perfect holiday."
Located in Aphrodite Hills - which is considered to be the upmarket leisure resort on the island of Cyprus, the villa is situated on the edge of the resort golf course and although the view of the fairway and distant hills is clearly visible, at the same time the colourful garden offers privacy for those in the pool or sunbathing.
The five star InterContinental Hotel situated some 300 yards down the road not only offers a number of restaurants and amenities, including a spa, but has a private seaside beach at the base of the resort. I took great delight in running in the cool air first thing in the morning to Aphrodite Beach some 2.5 miles away before the sun came up, and just wonderful views of the calm sea all the way.
We arrived to a spotlessly clean villa and all bedrooms and the kitchen/lounge area are fully air conditioned and the level of furnishing and kitchen supplies are much better than I would expect of a rental property and plenty of space in the large fridge/freezer for keeping food and drinks cold.
There were sun loungers not only by the pool (which was always 30°C/80°F) in the rear garden, but also outside the upstairs bedroom on the patio, so plenty of space and comfort for sunbathing under the wall-to-wall blue skies, and being on a quiet location, every day we awoke to peace and tranquillity the location provides.
All-in-all we had a wonderful stay and would not hesitate to return to 25 Hestiades Greens were we to return to Cyprus and I would like to add that Ashley could not have been more helpful during the booking and pre-arrival process, so thank you.

25 Hestiades Greens is a very attractively furnished villa and extremely well equipped with all you could need for a great holiday. It is within 10 minutes walk of all the facilities of the Aphrodite Hills development and we'd particularly recommend the spa. Particularly helpful was the fact that the villa was ours all day on our last day on the island. With a late evening flight back to the UK this meant we could be in the pool at 6pm before packing and heading to the airport at 7.15 pm. All too often last days mean you pack and have to leave the villa in the morning, then try and find somewhere to hang around - the arrangement here means you enjoy every last minute of your holiday. We will return!

"Home from home, but with more golf and sun!"
We really enjoyed our stay at the villa and will come back if we get the chance. We had everything we needed and didn't want for anything in the kitchen. There is internet tv with all the UK channels, but we didn't use it much. there is a bbq outside, which did get used a lot - more than the oven and hob in the kitchen. We go self catering a lot and this villa was by far the best in terms of comfort and provisions. the resort village is only a short stroll for essentials and lovely Cypriot villages close by. According to my other half the golf was excellent and you can get some good deals a lot less than the published prices.

"Lovely villa & a great holiday"
This was our third visit to Aphrodite Hills - and it won't be the last. This was the first time we had taken a villa instead of an apartment and it was worth the extra for the privacy and the views over the golf course (the sunsets were spectacular).
Contact and booking went like clockwork - the UK based owner was very efficient in responding to our initial query and throughout the lead up to the holiday (including advising of a couple of things that wouldn't be available - but these were not important to us). It probably helps if you have been before, but finding the resort, picking up the keys etc. was all as we expected.
We had a couple of very minor concerns when we first arrived (which seemed to related to the thunder storm that night) - but the ex-pat couple who manage the property locally came over on the first morning and sorted it out.
The villa itself is very well equipped and laid out with plenty of living and storage space. There were 4 of us staying (including 2 fully grown teenagers) and we didn't feel cramped (as can be the case in some holiday properties). The second double bed could've been an issue, but the owner kindly provided a Z-bed which sorted that potential problem.
A couple of things that may be any issue to others - the TV picture on some of the channels isn't exactly HD quality and light sleepers or younger kids may be disturbed by the lawn mowers grooming the golf course early some mornings - but neither of these things really bothered us.
The pool, although sort of solar heated, did feel quite cool at first (it was October after all) - but once you were in, it was fine.
The location of the villa within the resort couldn't be much better - close enough to the 'village' centre to walk to any of the amenities - shop (relocated and much improved from last year), golf course, tennis courts, spa, restaurants etc. - but far away enough from the hotel so as not to be disturbed by some of their evening events.
We have always hired a car to give us the flexibility to get out and about. The onsite restaurants are expensive (and not really 'Cypriot') - so we would recommend heading to one of the local villages such as Pissouri, Kouklia or Mandria - George's pork chops in the Platia Taverna were fantastic! Don't expect a menu - but it was excellent value for money.
Overall - can't really fault this as holiday destination - and we wouldn't hesitate to go back.

"Convenient location, relaxing setting and lots to do."
The resort is great as it provides casual and smarter restaurants with some very good food. Our villa was in the ideal location as it is slightly away from the main hotel but not too far and backs onto the golf course which is relatively quiet and private. We used the spa and golf course, which are both very high quality. The villa was clean and pool well maintained. We would definitely recommend this villa.

"Luxurious villa with stunning view over golf course"
This was our third visit to Aphrodite Hills. Previously we had stayed in apartments but wanted the privacy of our own pool on this occasion. The villa is luxurious and well equipped, a real home from home. Both bedrooms are furnished with double beds which is not ideal for a family of 4 with two teenage sons. However, the owner kindly provided a comfortable "put you up" bed which solved the problem. The pool is modest in size but was perfect for cooling off in the searing heat. There are stunning views from the pool over the fairway. The only disadvantage of being so close to the golf course was the fact that it was groomed daily at 6am and the noise was considerable, enough to disturb my sleep. The villa has parking to the door and is a few minutes walk from the village square and restaurants. The owner was delightful to deal with and the booking process was seamless. Sadly we will not be returning to Aphrodite Hills because we were treated atrociously by an on site security guard which spoilt an otherwise wonderful holiday.
