About the home

Villa Leto is a luxury villa that can sleep between 6-8 people with private 10 x 5 Meter overflow pool (can be heated). It is located in a peaceful location on the resort with views of the Mediterranean Sea and Golf course from the pool area and roof terrace.

Furnished to a contempory style with Bo-Concept furniture throughout, you will start to settle in immediately. The villa is supported by comprehensive onsite management and maintenance. Its specification includes a 32inch wall mounted LCD T.V, DVD Player, ipod docking station, CD player and Radio. Wi-Fi is available on request. Outside are lovely landscaped gardens and a private pool with 'Roman Steps' making it easier to enter the swimming pool especially for young children. All Pergola's at the back are UV shaded for your protection. There is a carport at the front and ample space for guests to park their cars due to the 'drive in, drive out' design.

Bedroom 1: Master Bedroom is a tastefully decorated double room with a balcony overseeing the poolside area. Bedrooms 2 & 3: Twin Bedrooms on the upper ground also with a balconies overseeing the poolside and front. Bedroom 4: Double Bedroom on the lower ground with double patio doors with access to the front and back of the villa.

Bathrooms: En-suite to Bedroom 1 with bath and shower (with a glass shower screen)

A shower room on the upper ground is shared between Bedrooms 2 and 3

A separate shower room is provided for Bedroom 4 on the lower ground.


Kitchen/Dining: Open plan Italian kitchen with granite work surfaces throughout. Equipped with integrated modern stainless steal appliances that include:

Electric Hob, Grill, Fan Assisted Oven, Microwave, Kettle, Toaster, Large Stainless Steal Fridge/Freezer, Juicer/Liquidiser/Food Processor.

Dining area is adjacent to the kitchen and comprises of an 8 Seater Dining table and chairs.

Living Room: L-Shaped sofa arranged in the lounge along with 2 side chairs making ample room to seat 8 people. There is also a 32inch wall mounted LCD T.V, Sky, DVD Player, iPod docking station, CD player and Radio.

Utility Room: Washing machine, Iron and Ironing Board, Clothes Airer.

Other: The villa is tastefully decorated and furnished to a high standard comprising of Bo Concept furniture throughout, solid wood floors to Bedroom 1, 2 and 3 and marble flooring everywhere else. Full air-conditioning throughout.

The villa has a fantastic outdoor social area as you step out from the living or dining room with patio furniture for 8 and 6 sun loungers to relax by the poolside.

The back also has a grass area suitable for children to play ball games etc and the barbeque area comprises of its own sink and lighting so you can entertain till late.

We use it all the time !!

The front has a car port and a drive in, drive out path making it easy to enter and leave the villa. The poolside can also be accessed from the side of the villa.

The roof terrace boasts a fantastic view of the Mediterranean Sea, the golf course and the Aphrodite Hills.

The villa is not suitable for people with mobility problems and we ask residents to 'not' smoke at this property. Pets are also not allowed.

The villa is supported by comprehensive onsite management and maintenance.

Prices are for the property per week in U.K. pounds plus a complimentary Food Welcome Pack.

Minimum is a one week stay.

Flexible change over days, departure time is by 10:00am and arrival time is from 04:00pm

20% deposit at time of booking. Balance is due 8 weeks before arrival plus £250 refundable security deposit. Please check availability chart and contact email.
High Chairs and Travel Cots can be arranged at extra cost. Please specify requirements at the time of booking. Wifi is also available for a small charge of €25 for one week and €35 for two week stays.

The Paphos region

Cyprus is an island for all seasons ! It has one of the most favourable climates in Europe, with sunshine all year round so you're guaranteed a great holiday here. What is more, you're never far from a beach: the nearest pebble beach to our property is just 2km away, while the small but lively resort of Pissouri, with water sports and a sandy beach, is ten minutes away. If you want to be at the centre of all the tourist action, then the two largest resorts on Cyprus's south coast, Paphos and Limassol, are just 20 and 30 minutes away respectively.

However, the island is also a great destination out of season. The Troodos Mountains are just 1 hour's drive from our villa and provide wonderful walking and cycling in spring and summer and skiing pistes with good skiing conditions from January to March.

The Aphrodite Hills / Kouklia area

On site in the Aphrodite village centre is an excellent supermarket including bakery, a number of shops, some good reasonably priced restaurants (Italian, Greek, Thai/Chinese, Steak House and Sports Bar), a Costa Coffee shop, a Kebab shop (not like the standard Fish & Chip shop – a must !!), a Haagen Dazs incream shop, an internet café and the 5 star hotel which itself has a number of highly recommended restaurants. There is also the "Rainbow Kids Club" with new 'Pirates Village open 5 days or 7 days a week depending on season for ages 3 to 12 and a well equipped area exclusively for teenagers with disco, pool and table football, computer games and internet access. Most importantly, there is a 24 hour MEDICAL SERVICE on the resort for all emergencies.

“Lovely villa and very child-friendly” We just returned from a really wonderful stay at Villa Leto in April. We travelled with our two young children (aged 2 and 5) and my mother. The villa is comfortable, modern and very well-kept. The kitchen/dining/living area is spacious and well laid-out, and opens onto a beautiful sunny terrace and immaculately kept garden, with a good-sized, lovely and warm swimming pool. There is a flat lawned area, ideal for toddlers, and the pool has wide, shallow steps, which was perfect for my 2-year-old and my mother! The villa is part of a very attractive development with a hotel with restaurants and kids club etc, and a handy supermarket (too expensive for a big shop but ideal when you run out of milk/wine!) The villa is managed for the owners by a local English company. They are really excellent. They were extremely helpful, and on a couple of occasions when we had small issues (a toilet which stopped flushing, and wifi that didn't work), we rang them and they came within a couple of hours and fixed them on the spot. They were very friendly and couldn't do enough for us. Both the pool-cleaner and gardener came during our stay and they obviously kept the villa really well. The villa's owner Hema was also extremely efficient and helpful in the run-up to our stay and responded quickly and patiently to all my queries and concerns. A last word on my favourite subject - pool heating. I have had a few holidays ruined by pools which were too cold to be in with children (when you do a lot of floating around and helping them but not much swimming!) Maybe in August this isn't too much of an issue but in April it's a must. However it seems that you can't guarantee this even in really expensive hotels. We went down to the hotel on the resort to look around one day (and the kids spent the morning in the kids club, which they thought was great fun) and there was no-one in the pool apart from a few blue-lipped toddlers in wet suits. I put my toe in and understood why - it was unheated, and freezing! How smug we were then to return to our lovely villa and jump into our wonderfully warm pool where the kids could genuinely spend hours without getting chilled. I think we paid an extra £180 pw for it but it was money very well spent! Altogether a really good villa holiday - we would love to go back and highly recommend it.
