About the home

Nice villa located on the hills between Juan les Pins and Antibes in a residential area with only villas around and no building to look at. There is a nice garden of 1000sqm with lots of palms trees, orange and olive trees. There is a great view over the hills and sea, and two large terraces on the first floor. Chic and comfortable furniture, a large and well equipped kitchen and every bedroom has a shower. There are three bedrooms, a living room and a dining room.

Further details indoors:?Living room: is accessed from the entrance hall, which has a desk and a computer with internet connection for use during your stay. The living room is large with comfortable sofas (6 people) and a coffee table. There arewindows along the front of the living room, giving access onto the dining terrace.?? The dining room is combined with the living room, next to the kitchen, and has a table & chairs for 6 people.
The kitchent is well-equipped for cooking and dining and has an oven, electric hob, microwave, dishwasher, fridge with freezer compartment, toaster and coffee machine. There is also a granite table and 4 chairs in the kitchen, ideal for casual dining.
There is a utility room with a washing machine and an iron & ironing board.??
There are three bedrooms in total, one on the ground floor and two upstairs. The master bedroom is upstairs and is furnished with a king-size and fitted wardrobes. The two bedrooms at the first floor have doors giving access to two private, sunny terraces with views over the garden and the sea. The bedroom on the ground floor is furnished with 2 single beds and fitted wardrobes.
Bathrooms: there is a well-appointed shower room on the ground floor and a bathroom and a shower room on the first floor. There are 3 WC’s in total on both floors

The villa is located in a residential area with only villas and is accessed through electrically operated gates. It has beautiful south facing gardens of approximately 1050 sq metres, totally enclosed, and planted with lawns, flowers palm trees and fruit trees. There is a terrace from the living room and kitchen, which has a table & 6 chairs, and great views over the gardenl and the sea. There are parking spaces for up to 3 vehicles directly next to the house.

- A baby cot is available here upon request.
-The owner requests a damage deposit of 500 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

-Electricity and winter heating are included.
-End-of-stay cleaning is 80 Euros and is paid directly to the owner on arrival.

-Change over day: is normally a Saturday however the owners may be flexible upon request. Stays of a minimum 2-week duration are requested during the popular months of July & August.

The Provence Alpes Cote d'Azur / Alpes-Maritimes region

Antibes -Juan les Pins is a well known resort on the Cote d'Azur. This is a lovely area of France with the stunning views over the Mediterranean, the beaches and the chic towns along the coastline such as Nice with its promenade and busy night life, quiet Menton and elegant Monte Carlo.

The Antibes / Juan les Pins area

There are many things that are worth a visit nearby, such as the Picasso museum in Vallauris and the pottery factories in Biot and Vallauris. You can relax on the beach or enjoy some delicious French food at one of the many cafes or restaurants.
Local shops can be found approximately 3km away in the nearby towns of Antibes, Juan les pins, Golfe-Juan or Vallauris, where you have a great choice of ‘boulangeries’, butchers, fish shops, cheese shops and markets. There are many restaurants here too, the best ones being amongst the tiny streets of the old town and along its ramparts or on the sea side. There is a large Carrefour supermarket just 6km from the house, in the direction of the Motorway. ??A famous local market is held in Antibes, and you can see the most colourful displays of fresh vegetables, olives, cheese and fish. ??Sporting activities in the area are abundant– there is sailing, diving, fishing, water sports, jogging and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.?? Sandy beaches can be found just 4km away, in and around Juan les Pins and Golfe-Juan. The beaches are sandy .??Getting around you have a bus stop approximately 20 meters from the house.
