About the home

Lovely well maintained, air conditioned, clean and fully equipped apartment, ideal for couples and families, enjoys a spectacular view of the sea, and exotic gardens. Set in a pedestrian area, no need to worry about busy traffic at night, and safe for children to have a run around.

Despite being one bedroom but the living room has got its own door, separating it from the kitchen and entrance hall. Kitchen is separate from living room with its own door to the balcony. Such an arrangement gives guests sleeping in the living room complete privacy and freedom for guests sleeping in the bedroom as they can get up either go out or get their tea and cofee and enjoy breakfast in the balcony overlooking the sea, without disturbing rest of the group.

Sleeps up to 5, can sleep up to 3 people in living room In an excellent location within walking distance to both Golf Juan & Juan Les Pins town centres. In secure complex with communal swimming pool and parking, only metres from supermarket with fresh meat, cheese and fish counters. 5minutes walking distance from sandy beach.

Boats available for hire, 10 mins walking distance from Golf Juan Marina, but licence is needed.

Boat trips to Monaco, St Tropez., St Margeruite and Corsica either from Juan Les pins or Golf Juan.

25% of rental fee payable at booking. Full pay 8 weeks before arrival.

Refundable breakage deposit of £300, to be paid 8 weeks before start of holiday to be refunded within two weeks of your departure
subject to satisfactory property inspection.

Checking in at 3.00 pm and check out 10.00 am, will try to accommodate guests if possible so please discuss with the owner.

Check in is flexible, will accomodate 7 nights, 10 nights and 14 nights. minimum stay is 7 nights

The Provence Alpes Cote d'Azur / Alpes-Maritimes region

The property is on the outskirts of Juan-les-Pins which is the best beach for the young with all night bars, cafe's and night clubs.

Alpes Maritimes is famous for its beautiful architecture, buildings with interiors lavish with ornate chandeliers, gilt and coloured marble, examples of these buildings are The Negresco Hotel in Nice, Russian Orthodox Cathedral in Nice, Carlton Hotel in Cannes and Monte-Carlo Opera and Casino.

There are may museums to visit and small pretty hilltop old villages, where you can flavour the culture, eg in
Grasse, you can visit international museum of perfumery, marine museum, and Art and History Museum of Provence. Mougins, old hilltop town, where you can have a nice meal and browse its art galleries, Photography museums and enjoy walks in its narrow roads. Biot, glass factory.

- Film Festival in Cannes two weeks in May. Cannes is within easy reach, 15 mins by car or bus which stops outside the compound or 7mins by train.
- Monaco Grand Prix the only grand prix raced on public roads. In May, weekend after Ascension.
- National celebrations and fireworks June 24th, July 14th and August 15th.
- Jazz Festival last two weeks of July in Juan-les-Pins, one of the top jazz festivals in Provence.
- Fete due Jasmin 1st weekend in August in Grasse, floats music and dancing in the town
- Le Festival de Musique, all the month of August in Menton, Menton is just 1 mile from the italian border making it the most Italian of the french resorts, i hour drive from the apartment.
- Festival de la Navigation de Plaisance is mid September in Cannes where Yachts from around the world meet in the harbour.
- 19th November, Fete de Prince in Monaco, the second smallest independent state in Europe celebrates its national day with a firework display over the harbour.
- Festival International de la dance, in Cannes late November or early December, a festival of contemporary dance and ballet with an impressive programme of international performances.
- Rally de Monte Carlo, Late January, a major event in the motor sporting calendar
- Festival du Cirque, Late January in Monaco, where there is Circus shows from around the globe
- Fete du Citron, late February and early March in Menton, where floats and music fill the town during the lemon festival.
- Carnival de Nice all month in Nice, largest per-lent carnival in France and crescendos on Shrove Tuesday with fireworks and the immolation of King Carnival.

The Antibes / Juan les Pins area

Anitbes, originally the ancient Greek trading post of Antipolis, Antibes became heavly fortified over the centuries, The Fort Carre' is where Napoleon lived and was imprisoned. The harbour of Antibes with its expensive yachts. There is Château Grimaldi which houses Picasso Museum.

There is organised walking routes to explore the beautiful mountains, books of different routes is kept in the apartment, if you want your own copy you can have one from tourist office

Jazz festival last 2 weeks of July in Juan-les-Pins, one of the top jazz festivals in Provence.

Cannes Croisette, Casino, Plalais Des Festivales et de Congres and old town are only 15 mins by car or bus.
Marineland leisure park in Villeneuve-Loubet, includes a children's farm, a butterfly park, a marine zoo and a shark-filled aquarium.

Budget airlines to Nice airport either via easy jet which offers at least 3 daily flights from multiple UK airports all year round. Monarch airlines from Birmingham daily from beginning of May
Nice airport is only 20 mins away.

Driving distance from Calais 11 hours, Paris 7-8 hours.

Car Hire is not essential, but if desired to explore the area there is secure parking in the basement.

Bus service from Nice airport Terminal 1, bus number 200. The bus runs every 15mins, The trip by bus takes one hour. You need to get off the bus at "Eucalyptus" stop, which is just outside the complex and it costs only 1 Euro.

“Well equipped apartment close to an excellent beach” Clean and quiet appartment inside safe and well maintained complex. Good supermarket next door. Own parking place in garage. We really enjoy our holiday week in this apartment, which has well equipped kitchen and large balcony. There is a nice swimming pool with shallow part for small kids. Sand beach within short walking distance is clean and suits also for the kids. The centre of Juan-les-Pins is about 15-20 minutes by foot. The owner was very friendly and helpful and kept us all the time informed about issues related to this rental/apartment.

“Beautiful apartment with incredible views” From the very beginning, Samia, the owner, was most helpful, and contined to be of assistance during and after our stay, with texts and emails to ensure we had everything we needed. The Concierge, Geraldine was a gem. The Apartment was spotless and comfortably furnished and appliances were of a very high standard with everything necessary for a home-from-home holiday, from WIFI access right down to clothes pegs. The Balcony has incredible views over the bay and we loved the yachts at night all lit up and at the weekend we sat and watched the Fireworks Display at Antibes and Cap d'Antibes - incredible. The large Pool and surrounding area is also clean and well maintained. The secure, well-lit underground car park was a huge bonus with allocated parking space and direct lift access to the floor level of the apartment, very important for me as a Disabled Traveller. A large Supermarket, Bars, Tabac, Cafes, Restaurants etc are all within the complex. We always felt safe and secure in and around the entire area, and enjoyed the walk along the sea front to both Juan les Pins Centre and Juan Golf in the other direction , both about 15 minutes stroll. There is a nice Park for children play in or just to have a picnic just outside the complex. The Bus Stop directly outside the Apartment took us to Nice, Cannes, Antibes etc and we took the Train from Juan les Pins into Ventimiglia, Italy for the Friday Market, well worth a visit. We took the car to St Paul de Vence, and to the beautiful Mountain Village of Eze. We thoroughly enjoyed our stay and hope to return to this apartment on our next holiday to France

“A very relaxing place for a family holiday” The apartment is very well equipped, clean and has a lovely view of the sea. The development also has a beautiful swimming pool. One of the best things was that the logistics of the holiday were extremely easy; we didn't need to hire a car as the local bus system was excellent and we could travel everywhere we needed to go along the coast by bus, incuding Nice airport, Antibes, Cannes and many other places.... There is so much to see in the surrounding area but equally, the swimming pool was also a relaxing place to spend the afternoon.

“Lovely apartment and fantastic location” The apartment was lovely with the fantastic benefit of air conditioning and was just a short walk from a sandy beach and the town of Juan Les Pins . Pool was great especially as we like to do lots of lengths . It was quiet and very comfortable ,

“Great apartment, great location, great facilities” Had a great holiday. Apartment was very well furnished and equipped and spotlessly clean. The pool area was great too. Very well located with the beach minutes away and the centre of Juan Les Pins a 10-15 minute stroll along the beachfront one way and Golfe Juan a 10 minute stroll the other way. Good shops literally on your doorstep.
