Located close to the lighthouse on the sought after Cap d'Antibes and just 5 mins walk from the beach, is this charming provencal villa with 5 en suite bedrooms with air-con. Accessed by electronic gates the property has secure off road parking for 2 cars and provides over 200m2 of living space. To the front of the house is an Italianate courtyard with fountain and lots of lavender together with a splendid lemon tree and a magnificent 150 year old olive tree. The gardens to the side and rear are mostly laid to lawn with a selection of shrubs and trees and here you will find the lovely heated swimming pool with an interlinking children's pool just 45cm deep and a large dining and sunbathing terrace. The villa is in very good condition throughout and is decorated and furnished in a light, airy manner. It is equipped with a 42" plasma TV, the full Sky TV suite, a DVD player, a CD player/radio hi-fi, washing machine, tumble dryer, dishwasher, microwave, electric fan oven and 2 fridge freezers.

Included in our rates are bed linen, bath and pool towel hire, maid service twice a week and cleaning on departure.

The Provence Alpes Cote d'Azur / Alpes-Maritimes region

The Côte d'Azur stretches from Théoule-sur-Mer in the west to Menton on France's border with Italy. Along the way it takes in Cannes, Nice, Antibes and even another country, the principality of Monaco. The mention of such names evokes the sun-drenched and easy-going lifestyle on offer along the French Riviera – the alternative name for the Côte d'Azur. Whatever you call it, the "azure coast" provides all the glitz and glamour you could wish for – as well as beaches, dramatic coastal vistas, medieval villages and untamed wilderness.

Winter is an ideal time to visit, since the crowds of summer disappear by the end of September, yet the warmth and light, which has attracted everyone from aristocrats to Impressionists, remains."

Antibes / Cap D'Antibes area

Cap d'Antibes is an exclusive peninsula jutting into the med between Antibes and Juan les Pins. It is located approximately half way between Cannes (famous for its film festival each May) and Nice (with its february Carnival, the famous flower market and Chagall museum). Nearby is Juan Les Pins, famous for its sandy beaches and nightlife, jazz festival, fireworks festival, discos, casino and night life. Whilst Antibes old town is famous for its harbour and luxury yachts, the daily Provencal market and street artists, Picasso museum and gourmet restaurants. For those that play golf there are several top class golf courses only a short car ride away (Mougins, Valbonne, Mandelieu) whilst for tennis players there are courts for hire both on the Cap and in Antibes. Grasse (City of Perfumes) is only 30mn drive to the north and Italy is less than 1 hour away by car passing by beautiful Eze, prestigious Monaco and Menton with its famous citrus festival. For those with young children there is Marineland, a water park, a petting farm, go-kart track, fun fair and amusement park, crazy golf. Sailing and diving centres available locally.

How to get there

Our villa is situated in the heart of the Cap d'Antibes, only 14Km from Nice airport from where it will take you no longer than 30 minutes by autoroute, or 45mins by the more picturesque coastal route to reach the villa. There is a good selection of car hire companies based at Nice such as Hertz, Avis, Europcar, Budget etc all of whom have broadly similar prices. If you take a taxi from the airport it will cost you about 70 euros.

This 5 bedroom, 5 bathroom villa comes fully equipped with everything you could possibly need. All the bedrooms have both central heating (for the winter months) and air conditioning (for the summer months). Of the 5 bedrooms, 4 are doubles and one is a twin; 2 of the doubles have 6' super king size beds whilst there's also a 5' queen size and a 4'6" double.

The villa has a fully equipped kitchen and utility room with all the mod cons you may require plus there is a 42" plasma TV with a connection to Sky movies, Sky Sports, Sky Kids and every other Sky package going. There's also a DVD player and a CD/Radio hi-fi unit. The villa is also equipped with a wi-fi network and an always on broadband internet connection - you just need to bring a laptop or other wi-fi enabled device.

For those of you that might be infirm or immobile it's worth pointing out that 3 of the bedrooms are on the ground floor so there are no stairs to climb.

There is large terrace for dining alfresco with a table and 10 chairs, plus 10 sunloungers around the pool all with mattresses and numerous sun umbrellas. The kitchen and dining room open out onto the terrace so it's really easy to prepare food in the main kitchen and eat it outside, however, there is also a BBQ for those that prefer the taste of burnt sausages and charcoal!

The grounds are laid mainly to lawn with 2 interlinked swimming pools (heated), one for older children and adults and one that's only 45cm deep for young children. We also have a full size trampoline for the kids (although some adults have been known to use it as well). The gardens are maintained by a gardner and have an automatic watering system and integral lighting.

For those that are safety conscious please note that the villa is self contained within a secure walled and gated environment and alarmed and linked to a local security company.

There are shops, bars and restaurants within a few minutes walk of the villa and it's a 5 min stroll to get your milk, orange juice and croissants in the morning. If you don't feel like walking then the local shops will deliver to you.

The nearest beach is only 5 mins walk away so if the kids insist on leaving the pool and going to the beach you don't need to worry about traffic jams to get there - and in the height of summer that's important. In July and August you can be only 5-10km from the beach but it could take you over an hour to get there. Not only is the nearest beach only 5 mins away but it also has a fantastic selection of restaurants on the beach so if you don't fancy cooking why not stroll down to the beach and have a wonderful lunch lookingout over the blue med towards the snowcapped Alps behind Nice.

Our villa is available all year round and although we may not be there some of the time to assist you we have a very efficient lady who looks after it for us. She speaks fluent english and french and will be on hand to check you in and show you how everything works.

Also please note that our villa is priced inclusive of bed linen, bath and beach/pool towels with a weekly change (note there is a 20 euro pp/week laundry charge) and we also include bi-weekly cleaning of the villa; Wednesday's and Saturdays (3 hrs per day). If you would like a daily maid service, or even a cook, this can be arranged with fees being paid locally. Please note that the final clean on departure will be at our expense provided that the villa has not been left unnecessarily messy in which case we reserve the right to deduct the cost of the excessive cleaning from your security deposit.

We have dogs ourselves and thus pets are welcome provided that you have agreed it with us prior to your stay. We reserve the right to charge for any damage done by the pet to the property including, but not limited to, damage to the garden and plants therein.

Conditions

Our booking week is Saturday to Saturday, with arrivals being 16.00hrs or later and departures being 10.00hrs. Although the prices indicated herein are for complete weeks, should you require a weekend or other short break, or even a stay longer than 1 month please enquire as often we will entertain these, especially if it's low season.

When making a booking 50% of the full rental must be paid upon return of the signed booking contract and no reservation should be regarded as confirmed until such deposit has been paid. The balance will be due 60 days before your rental starts. A security deposit of 1500 euros will be required prior to your rental and will be refunded, less the cost of any telephone calls, damage or breakage, within 30 days of departure. All monies must be paid by funds transfer, in Euros, into our nominated bank account.
