This luxury villa is situated in the famous gated Domaine des Clausonnes which is located close to the historic town of Biot. It have been recently re-furbished to a high standard and has all new fixtures and fittings.
The villa is the perfect place for a family holiday or the ideal spot for a couple to unwind for a while.
There are three large terraces all with stunning views, an outdoor dining area (seats 10) with outdoor barbecue and pizza oven - perfect for summer dining allowing meals to be taken beside the pool. Pool areas come with luxury new outside furniture such as sun loungers, summer dining tables, outdoor lounge set and sun umbrellas. The garage has a table tennis table and table football table. The villa is only 15 minutes drive to the sandy beaches of Antibes and 25 minutes drive from Nice airport.

The villa is arranged over 3 floors (ground floor, raised ground and mezzanine levels). The 4 main bedrooms and all bathrooms are on the ground floor level. The raised ground floor has the large terraces, kitchen, living / dining room & swimming pool. The mezzanine level has the 5th bedroom with reduced head height.
The pool has a cover but the jacuzzi does not. There is a pool alarm in place.
Sorry no pets allowed and no smoking inside the villa.

There is generous outside space including a large private heated swimming pool. 4 sun loungers, one day bed, an outside sofa set, dining area that seats 10 people. There is also a further terrace with a table and chairs off the kitchen that is ideal for breakfast.
There is an outdoor BBQ area with pizza oven.
The rest of the garden is terraced with a boule court.

Rental costs include the following per person: 2 flat sheets, 2 pillowcases, 2 hand towels, 1 bath towel. End-of-Stay cleaning included. Mid-stay clean available for €150 / £125 (this will include general villa cleaning). Mid stay linen changes are charged at €31 / £27 per person. Pool towels can be provided for €7 / £5 each per week.
Conditions
30% booking deposit due at the time of booking. Final payment payable 6 weeks in advance of arrival date. 1,000 Euro / GBP deposit security deposit to be paid in advance of arrival date. This will be returned once the villa has been checked following your departure. Holiday insurance is required. Please contact owner for further details.
Changeover day is Saturday within season but flexible during the rest of the year. Arrival is after 4.00 pm and departure is 10.00am (unless otherwise agreed in writing with the owner). This is necessary to allow sufficient cleaning time between clients.

Villa Rosa is located in the heart of the Cote d'Azur. The villa is ideal for those looking for private relaxation or looking for the sights and nightlife provided by the French Riviera.
Nice, Cannes, Monaco & Italy are all easily reached by excellent coastal road and rail line. This ensures you never run out of things to do.
The Antibes / Biot area
Biot is well situated just twenty minutes from the airport at Nice. The nearest beach (pebbles) is 4kms away and the nearest sandy beach is at Antibes 8km away. Biot is a historic town and has a great many good restaurants and shops. There a local market in Biot every Tuesday and in Valbonne every Friday.
Marineland and Aquasplash are only 5 minutes down the road so there is lots to do with the kids.
The area features world-class museums and art galeries : Picasso in Antibes, Renoir in Cagnes, Chagall, Matisse and Dufy and the superb Modern Art Museum in Nice.

There were 2 married couples and 2 kids under the age of 2. Perfect place for kids or no kids! The view of the alps were perfect. Not a far drive to Nice and the Biot village is a great place to go to without having to head all the way into Nice. We used the outdoor oven to make pizza one night and we wish we would have done it sooner! Daniel is a sweetheart and will take great care of you! Dan the owner, was very quick to respond to all emails and very accommodating! Overall everyone in our group said we would LOVE to plan another vacation there!!! |

We stayed at the Villa Rosa in the first 2 weeks of August 2012 and had a wonderful time. There were 8 of us in our group, my wife and I, her retired parents, two 18yr old boys and two 15yr old girls. The villa itself is very private on a hillside gated community with stunning views from the terrace. The décor and furnishings were lovely and we found it very spacious even with 8 of us. The location is excellent – a peaceful spot a few minutes outside Biot, but within easy reach of the main A8 which takes you everywhere along the Côte d'Azur. The teenagers all loved the pool which was a great size for a private villa and the outside terrace/ dining area was well used at breakfast, lunch and dinner (the lads particularly liked the pizza oven!) We couldn't have hoped for a better place to stay in the South of France. |

We found Villa Rosa to be a wonderful mix of style and comfort. Beautifully refurbished and providing all we needed for a relaxing holiday in the south of France. The location is tranquil with stunning views of the surrounding area, the sea and the Alps, yet close to all the amenities. |
