Brand New Villa with excellent views over the beautiful Lake Annecy in the Haute Savoie region of the French Alps. Set in the quiet and small select development of "Les Perles du Lac", by the village of Bredannaz, and only 15mins from the beautiful town of Annecy.

The Lake and nearby mountains provide a fantastic setting and a vast playground for a range of leisure and outdoor activities.

The villa is decorated to a very high standard and all the furniture and appliances are brand new. The kitchen is very well equipped, with all the utensils and appliances required. Play your own music on our BOSE iPod docking station. High Definition TV with wireless Surround sound.

The Villa enjoys excellent uninterrupted views over the beautiful Lake Annecy and Mountains. There is a private garden and terrace with garden furniture and BBQ.
There is a large balcony upstairs which has panoramic views over the lake and mountains, equipped with table & chairs.

30% deposit required to confirm booking, balance payment 8 weeks before arrival date.
£150 security bond required with final balance. Returned after departure, providing no damage to the villa.
Villa available from 5pm on arrival day, and must be vacated by 12pm on departure day.

Lake Annecy is situated 50km south of Geneva, and claims to be France's most beautiful lake, and is Europe's purest, and thus excellent for swimming and water sports. At the head of the Lake is the beautiful 12th Century old town of Annecy, with its picturesque canals, buzzing shops and restaurants is also known as the Venice of the Alps.

Cycling:
The area is ideal for cycling and only 50m from the villa is the purpose built bike path that runs alongside the lake. The Savoie tourist board have marked numerous bike routes through the region. These are signposted and accompanied by a book of routes (supplied at the villa).

Mountain Biking: The villa is a perfect base for a Mountain Biking holiday in the French Alps. We offer Scott MTB bikes for hire.

Paragliding:
If you fancy a birds eye view over lake Annecy, there are numerous company's that offer paragliding and hangliding trips. Most of them take off from the Col du Forclaz, opposite the villa. From the villa you can sit on the balcony and watch them

Skiing:
The property is located within easy access to some of the best ski resorts in the French Alps. You have the choice of skiing La Clusaz & le Grand Bornand (30 mins away), Courcheval, Meribel, Megeve (1hr away). The advantage of not staying at one particular ski station is that you can choose a different ski station each day or go where the best snow is.

Annecy Festivals
Festivals Fete du Lac (1st Saturday in August), Music Festival (Old town early July) Animation film festival (late May), Bastille Day celebrations 14th July.

The villa is best served by Geneva airport (50mins) with budget airlines easyjet, jet2, flybe as well as BA and Air France. Lyon airpoirt is 75mins away and is also served by budget airlines as well as BA & Air France. In the winter months the airports of Chambery is the closest airport (25mins) and is served by Jet2 whilst Grenoble (50mins) is served by Ryan Air.
By road, its motorway all the way from any of the major channel ports to Annecy town, from where you take directions to Albertville and drive along the Lake Annecy for 10km until you reach the village of Bredannaz

“Perfect place to experience Annecy” I have stayed there 4 times and everytime we find new things to do. The village is a perfect location to be quiet from the hustle of the city but close to the lake and acts as a gateway to the Alps.... more

“lovely property but spoilt by traffic noise” The property was large and airy with lovely view over the lake. There were a number of small issues with the villa which took the edge off it eg no view from the tiny main bedroom, patio doors broken, remote for security gate not working. The major problem with this villa is the CONSTANT roar of traffic from the road just below you. I did enquire of the owner when I saw the proximity of the road on the map and he assured me that there was no noise issue especially as we were going in September. I can only assume that in peak season it must be horrendous! If you intend on going out all day every day you will not mind but if you want to relax in the garden this is not the property for you. Response: As the owner of this lovely property I would like to reply to the above review. The person fails to comment that they are extremely sensitive to noise and has a medical condition that meant they needed to sleep during the afternoon. I assured her that the property has double glazed windows and full black out blinds to help her sleep on an afternoon. Any noise from the lakeside road is minimal and would not spoil enjoyment of being in the garden taking in this villas privileged views of the lake and mountains, which very few houses have. I have rented this property for 4 years and have never received a complaint about the road noise. Concerning the other issues raised. The main bedroom has a glass patio door access to a large balcony and splendid view of the lake. The downstairs patio sliding door was jamed the week before this client arrived and the remote for the security gate only needed a replacement battery.

We returned from France Monday just gone and I just wanted to say how impressed we all were with the beautiful villa in Annecy. It was extremely well equipped, spacious and so clean and comfortable. We have stayed in Annecy a number of times, but have never had such a stunning view from our accommodation. Both families had a fantastic week there and next time we plan on returning to Annecy we would not hesitate in booking your wonderful villa again.
