This unique villa is set within the Tuscan hills with spectacular panoramic views of the surrounding countryside. The villa is only a 10 minutes drive from the medieval, hilltop town of Anghiari and with its beautiful gardens and small wood makes the perfect all year round retreat. The property has a new, built in swimming pool with decked area for sun beds.
There are plenty of things to do for everyone, from walks in the local countryside, to day trips to famous historical cities in the vicinity or shopping trips both locally or to the designer outlets about an hour's drive away or more simply relaxing by the pool and soaking up the Italian summer sun.
Within the villa itself are 4 spacious bedrooms, 2 bathrooms and a separate wc, a large kitchen complete with an original old stone fireplace, and a formal dining room. The cantina on the lower floor provides an alternative space for dining and entertainment and includes a full sized table tennis table.
In addition to the villa itself is an outbuilding connected to the rear of the property affectionately named 'Papi's House' by the owner's children. Papi's House contains a large fully fitted kitchen ideal for preparing food and snacks by the pool or evening meals in the garden overlooking the valley, there is also a shower room and toilet. There have been many large family gatherings and parties held at the house and the additional kitchen was built with this in mind, so if you are planning a large family reunion this could be the place do it! We can even organise chefs to come in to prepare the food.
2 large terraces provide quiet places to sit and enjoy the spectacular panoramic views of the Tuscan countryside that surrounds the villa.
The landscaped garden has a stunning, new built in swimming pool with a decked area with sun beds and a poolside shower. The garden has plenty of space for ball games while still providing quiet spots to escape and enjoy a quiet moment with a book in the shade.
Small pets are welcome but there is a strict 'No Smoking' policy inside the villa and Papi House.

The villa has two bathrooms with showers (one on the ground floor and one on the second floor) and an additional toilet in the main house (on the first floor). An additional bathroom with shower room is located in the outbuilding known as the 'Papi House'.
The property has two fully fitted kitchens, one in the villa and one in the Papi House. Both are very spacious and offer plenty workspace, an oven, a hob, a fridge/freezer and a dishwasher.
The kitchen in the villa, which in winter months becomes the heart of the house, has a large open fire and comfortable sofa.
The cantina on the ground floor has a bathroom with shower and a large multifunction room with floor to ceiling doors opening directly onto patios in the rear garden. The cantina can be used for indoor eating or simply to get away from the sun if it gets too warm. Alternatively, it is the perfect setting to challenge friends and family to a table tennis match on the full size table tennis table.

The villa boasts two beautifully panoramic terraces, one facing east with views over the rear garden and the stunning valleys and hills below and one facing west with striking views over the surrounding woodland.
The east-facing terrace is roofed and is found at the top of the villa and has glass panels to ensure an unobstructed view of the surrounding Tuscan countryside making it an ideal refuge for anyone seeking some peace and quite or inspiration.
The Swimming Pool
There is a newly built in swimming pool that is fenced for safety. It has a decked area with sun beds and a pool side shower.
The fully fenced landscaped garden surrounds the property and offers a secure environment for children to play in with ample space for ball games and eating 'al fresco'. Both the front and rear gardens have family friendly, flat, grass areas in which it is possible to play ball games or run around and to the side of the house is a small woods.
The Papi House, located in the rear garden, has a fully fitted kitchen, bathroom with shower and two separate wc's making it possible to 'live' in the garden all day long, maximising pool and sun time.

The Tuscany region
Tuscany is known for its beautiful landscapes, its rich artistic legacy and vast influence on high culture. Tuscany is widely regarded as the true birthplace of the Italian Renaissance, and has been home to some of the most influential people in history, such as Petrarch, Dante, Botticelli, Michelangelo, Leonardo da Vinci, Galileo Galilei, Amerigo Vespucci and Puccini. Due to this, the region has several museums, most of which (such as the Uffizi and the Pitti Palace) are found in Florence, but others in towns and smaller villages. Tuscany has a unique culinary tradition, and is famous for its wines (most famous of which are Chianti, Morellino di Scansano and Brunello di Montalcino). The summers in Tuscany are hot, usually without much rain. Spring (April and May) and Autumn (October and November) are dry, sunny days but the chances of rain are higher. The Winter has sunny, mild days and it can get very cold at night particularly in the hilly areas. As expected July is the hottest month with temperatures ranging from 23°C up to 30°C; January is the coldest month with about 7°C at the coast and about 3.5°C to 5.5°C inland. The busiest time in Tuscany (and Italy generally) is August when the Italians are on holiday. The main tourist season stretches from mid-April to the end of September.
The Anghiari area
Anghiari is considered one of the most beautiful villages in Italy. The town has preserved its medieval roots beautifully and hosts many local festivals throughout the year celebrating its heritage and the local culture and cuisine. There are several pizza restaurants here including an outdoor one with a children's play area as well as some superb traditional Tuscan restaurants.
Sansepolcro is a few kilometers away and is famed for being home to the painting of the Resurrection by Peiro della Francesca which can be seen at the Museo Civico along with several other important pieces of art. For those with children to entertain, there is a large swimming pool in the town with water slides and diving boards as well as shaded picnic areas and a children's play area.
Arezzo is a 30 minute drive from the house. It has a main train station with lines to Florence and Rome. It is a beautiful town that hosts a jousting contest every year that draws crowds from all over Tuscany and beyond. On the first weekend of every month there is an antiques fair that fills every street of the old part of the town.
Other beautiful places to visit that are easily reached for a day trip include; Siena, Assisi, Cortona, Florence. From our office in Anghiari we are happy to organize wine tasting and depending on the time of year, olive picking to produce your own oil to take home.

Many thanks for the useful feedback. Just to clarify, we always meet guests in our office which is in town and take them to our properties as most are difficult to find first time. This group arrived in 2 parts and so it was a little different.
Guests are usually happy with one set of keys but we would happily have provided a second set of keys had we known it was a problem.
The wifi has never been raised as an issue before but under the circumstances I can imagine that that many devices would have put a strain on it.
Wasps - I am happy to say that following the pest controllers treatment they have now gone and we are monitoring the situation closely in case they return.
As an agency it is always good to get feedback so we can improve our service for future guests. : )
