About the home

This luxurious villa proves that there is no need to compromise between breath-taking views, walking distance to the beach, a short drive to cozy restaurants and vibrant nightlife, and proximity to Athens and to the airport. Ideally situated in the exclusive area of Agios Nikolaos, just 25 minutes from the airport and 45 minutes from the center of Athens, the villa overlooks one of the most beautiful parts of the "Greek riviera."

By taking a 5-minute (downhill) walk from the front door, one can choose between sand and pebble beaches, and activities such as wind-surfing and water-skiing. Cozy local tavernas and seaside restaurants specializing in seafood abound along the coastline below the villa. The resort towns of Anavyssos and Saronida, with full-sized supermarkets, restaurants, and bars, are a 5-minute drive away.

The apartment interior consists of two levels, both of which have central heating and A/C units. The first level includes the fully equipped kitchen, the master bedroom and full bathroom, and the living room that leads to the spacious, covered main terrace. A short flight of stairs leads to the sunny upstairs alcove and a sleeper sofa. To the left is a smaller bathroom with shower enclosure and the second bedroom that leads out to a smaller terrace, the villa's highest vantage point.

The apartment's southern terraces (see photos) offer views of the sunset year-round. The villa's northern exposure includes a balcony outside the master bedroom and features beautiful stonework. The villa is surrounded by meticulously landscaped grounds that include palmtrees, several local flower varieties, a lawn, and a cactus garden.

The apartment sleeps up to 4 people comfortably. Larger parties can be accommodated subject to prior arrangements and an additional fee. Similarly, the rental price assumes reasonable use of all utilities and appliances, including the air-conditioning units. Unreasonably high electricity or water bills may result in additional fees.

Although the apartment comes with one covered parking space, additional space is usually available on the street. Please note that the Agios Nikolaos area is exclusively residential and highly valued for its quiet and safety, so tenants are expected to comport themselves accordingly while on premises.

Conditions

Rentals are subject to a security deposit to cover inadvertent damage to the premises. The deposit varies depending on the length of stay and number of people occupying the apartment.

The Attica region

The villa is located near one of the most important and scenic ancient sites in Attica, the temple of Poseidon in Sounio (20 mins drive). It is also within driving distance to the Acropolis and the museums and sites in the centre of Athens (45 minutes drive).

The Anavyssos area

The villa is approximately 500 meters from the nearest beach, the Agios Nikolaos beach, which is ideal for swimming and snorkeling. A beach bar on the east side of the beach serves cold drinks (attracting a younger crowd) and has beach chairs and umbrellas for rent. The Anavyssos beach (Alykes), is one of the best spots for windsurfing, jet-skiing and other water sports in Attica and can be accessed by car or bike from the villa (1km). Having your own equipment is not necessary, as you can rent everything on the spot. The villa is located 2km away from Saronida, 15km from Vouliagmeni and 20km from Glyfada'sGolf-Club, all areas with vibrant nightlife, restaurants and cinemas. It is also 6km away from the Lagonissi Grand Resort, one of the most luxurious hotels in Greece, where you can enjoy their exclusive beach (for a fee), top-notch restaurants and bars.

Families can also enjoy Agios Nikolaos' public outdoors sports facilities and playground. Within 200m from the villa there is a playground for children as well as an outdoor basketball court, where locals organise friendly games every day. Tennis courts in Eden Beach Hotel (0.8km from the villa) are accessible for a fee. For cyclists, Agios Nikolaos offers a lot of challenging routes (conquering the local hills is an intense exercise). For endurance cyclists, the scenic coastal road offers an excellent opportunity to enjoy the natural beauty of the Saronic coastline. Bicycles can be made available for guests with advance notice.

The villa is 20-25 minutes by car from Athens International Airport. Taxis are available at all hours from and to the airport at a cost of approximately 30 Euros. A wide selection of car rentals is also available at the airport. It is best to make arrangements in advance at peak holiday times (June-September).
