**SPECIAL PROMOTIONAL RENTAL RATES**

This is a recently built detached villa in a small select complex, situated in an outstanding location nestling in the heart of two golf courses. Surrounded by the lush green fairways of Amarilla Golf and Golf del Sur, the property enjoys stunning views, with a backdrop of the majesty of Mount Teide to the north and the Atlantic ocean to the south.

This Palm Ridge Villa is in a safe area that apart from being a golfer’s paradise also has local facilities that make it very suitable for families of all ages.

The villa itself is of high specification with marble floors, fully fitted kitchen equipped with all the appliances you would expect in a luxury property, granite work surface, air conditioning in all rooms, satellite TV etc., etc.

There is a good sized lounge with dining area, plus four bedrooms that comfortably sleep eight people, with three bathrooms (1 en-suite).

There is a very pleasant and quiet communal pool with solarium and landscaped gardens just a few paces from the villa, and the villa’s private garden, patio and roof solarium give plenty of opportunities for al fresco dining and enjoying the sun. There is private parking within the grounds by the front door.

Most of the bars in the area have WiFi and there is no charge for this; they just expect you to buy a coffee or something when using the facility. It's a great excuse for having a drink instead of doing the washing up!

If you require more Wi-Fi flexibility, then we have a little pen drive device that you can simply plug into a USB port on your laptop and you will be able to have unlimited internet access in the villa, round the pool, on a beach and virtually everywhere else in Tenerife. We charge 25 Pounds per week for this go anywhere unlimited internet access to help towards our costs of contracting this from Telefonica. It works extremely well with no appreciable loss of speed from an ADSL connection. This device is subject to availability at the time and must be booked in advance.

The villa is located in a tranquil, lager lout free area that is safe for children with the new Marina and seafront promenade being just a few minutes stroll away. A trip to see the coastal underwater world can be taken on the Yellow Submarine that is moored in the Marina and that could be followed by a good meal and a glass of wine in one of the restaurants along the promenade that offer all types of cuisine, catering for the young as well as the not so young.

Dozens of shops, supermarkets, restaurants and bars are available locally within the golf course urbanisations, plus other facilities like Green Bowls, Tennis and Horse Riding are available locally for your enjoyment. Plus of course, with two golf courses on the doorstep, this is a golfers paradise, but the rest of the family also have plenty to do to occupy their day.

All facilities imaginable are available in the nearby resort towns of Playa de las Americas and Los Cristianos, which are just a fifteen minute drive away and also accessible by the very reliable local bus service.

Conditions

**SPECIAL PROMOTIONAL RENTAL RATES**

• Strictly no smoking inside the villa, but smoking in the grounds and terraces acceptable, provided cigarette ends are not irresponsibly discarded.
• 20% deposit required at time of booking with the balance of the rental fee to be paid eight weeks before your arrival.
• Refundable breakages deposit of £200 to be paid with the balance of the rental fee. (This will be refunded subject to satisfactory property inspection).
• The villa is normally available for occupation after 15:00 (3-00pm) on day of arrival and vacation of the villa is to be by 11:00 (11-00am) on the day of departure. Enquire if you require times outside of this.

The Tenerife region

Considered a haven away from the cares of the western world, this sub-tropical island of perpetual sunshine forms the southernmost part of Europe making it one of the most perfect locations in the world, lying in the Atlantic Ocean on the same latitude as Bermuda and Florida.

In a survey by NASA, the US aeronautics and space agency, the climate in the Canary Islands and the south of Tenerife in particular is officially stated as being one of the best in the world.

There is no doubt that Tenerife's benevolent all year round climate, vast range of facilities and exhilarating atmosphere make it an extremely attractive destination for holidays.

While the beaches are packed with tourists defrosting, some head for the hills and enjoy the snow that sometimes falls on the summit of mount Teide, Spain's highest mountain; it is a beautiful winter wonderland, and such a contrast to basking on the beaches below! Winter in Tenerife is a fabulous time.
Tenerife maintains a relatively steady warm temperature throughout the year, and this is because it is a small island near the equator. The sea ensures that we don’t get too hot, whereas our location near the equator ensures we don’t get too cold either.

Although many destinations may claim to provide winter sun, or advertise that it is the ideal place to top up your summer tan, often the hype is misleading and nowhere else in Europe can compete with Tenerife for reliable all year round sunshine.

The Amarilla Golf / Palm Ridge area

Lying immediately adjacent to Golf del Sur, Amarilla Golf is an area that is a perfect example of Tenerife’s re-branding into a luxury holiday destination. Set around an 18 hole golf course, the heart of the area is the Amarilla Golf and Country Club, whose facilities include a driving range, putting green, pro shop, equestrian centre and Club House with a tennis court, swimming pool, bar and restaurant. There is also a new marina which has room for 325 berths for boats over 10 metres in length. The marina attracts sailing boats, providing a base for sailing holidays and is Tenerife’s largest yachting facility. A huge amount of money has been invested in infrastructural improvements in Amarilla Golf, making it one of the primary areas of Tenerife.

From the championship golf course, a player will enjoy the best possible views of the snowy peak of the majestic mount Teide, Spain’s highest mountain and needless to say, the Atlantic ocean provides a spectacular backdrop to the game. It is a golfers paradise to tread where some of the greats of golf have won and lost, and by the 5th hole the distinction between ocean and fairway becomes indistinct, as the player’s skills are tested with a drive over a particularly ambitious water feature… the Atlantic Ocean!

New roads linking to Golf del Sur have made the area much easier to access. From here, buses run directly to Playa De Las Americas, Los Cristianos, Los Abrigos and Santa Cruz . Amarilla Golf & Country Club is a short 10 minute drive to Reina Sofia International Airport and a similar length of time to Los Cristianos and Las Américas.

* Palm Ridge is just a few kilometres and a 10 minute drive from the Reina Sophia airport, which receives direct flights from all the major UK airports.

* Most of the budget airlines offer cheap flights to Tenerife South airport and probably the most comfortable flight from the UK is with Monarch Airlines in their extra leg room seats located in the first 8 rows of the aircraft.

* There is always an abundance of taxis waiting at the airport and fares are metered. The cost of a taxi to the property should be around 15 Euros.

* If you wish to drive a hire car from the airport it is a very simple and short journey to the villa. An easy to follow map and directions will be sent upon confirmation of booking.

* If you require help to hire a car before your departure, for it to be waiting for you at the airport when you arrive, then just let us know and we will be pleased to assist you.

“Perfect holiday home” We had a great holiday and the villa was perfect for our requirements. The layout is very practical with four good sized bedrooms and the three bathrooms proving extremely useful when traveling with teenagers! Facilities and fittings in the villa were first class with a well equipped kitchen (plus large barbeque) allowing you to dine in enjoyably. Satellite TV with English channels including sports also makes the villa home from home. The roof sun terrace is great place to chill out and take in the sun and the pool area for the villas was clean, private and beautifully maintained. Less than 5 minutes walk takes you to the Golf Del Sur clubhouse with 3 great tennis courts and a very pleasant golf course (large black sand bunkers and wilderness areas and some impressive canyons to drive over). This was our first visit to Tenerife and there was a surprising amount to do and see. Definitely worth driving up to El Teide and doing a bit of a hilke and also doing a whale and dolphin watching boat trip (take one which goes to Los Gigantes as well). We would also recommend the 'Cave' restaurant in Los Abrigos, good food, great location and very convivial hosts. All in all we had a brilliant holiday and the villa was spot on. “Luxurious villa in lovely surroundings” We have stayed in many villa's before but none were as fantastic as this one. The villa is furnished and decorated to a high standard with all the home comforts you could want including access to our native channel on the TV. The pool area is gorgeous and there were very few other users so it was like having a private pool. We hired a car but you could easily do without one as the villa is very accessible to local transport and there are several really good restaurants and bars within walking distance. Bruce was really helpful all along and provided lots of excellent information and advise which helped make our holiday more enjoyable. We wouldn't hesitate to recommend this villa to others. “Luxury Villa in a very pleasant location” Beautiful villa with very spacious and comfortable accommodation. Lovely bathrooms. Pools and surrounding garden area well maintained and pretty.
