'Lemon Tree Villa' is a luxury 3 bedroom villa with fantastic mountain and sea views. It is set amongst olive groves near the charming village of Alsancak. Built in 2005, it has been lovingly furnished with a complimentary mix of traditional and contemporary styles.
Downstairs there is a fully equipped kitchen, large lounge, hallway and toilet. The kitchen and lounge each lead out onto terraces. The villa sleeps 6 with one master bedroom with en-suite and private balcony plus one twin bedroom and a single bedroom with a pull-out bed to make a second twin bedroom if desired. The two bedrooms have a shared balcony. There is also a family bathroom. The kitchen, lounge and all bedrooms are all fully air-conditioned.
Outside is a private 9m x 4m overflow swimming pool and outdoor shower. The pool area is fully equipped with cushioned sun beds with umbrella’s, plus outdoor tables and chairs.
The village centre is just a short walk and there is a good selection of restaurants and bars nearby. A large modern supermarket selling fresh local produce and recognised brands is also within walking distance. It also sells excellent home made, pre-cooked meals to take home.
This is a perfect holiday choice for those wanting to get away from all the hustle and bustle, yet close enough to enjoy all the amenities required for a fun, family holiday.

The ground floor comprises of an entrance hallway leading to a large comfortable lounge which, through two double sets of patio doors, opens onto an impressive terrace with a table and chairs. Perfect for outside 'alfresco'' dining.
The entrance hall also leads to a fully fitted kitchen that opens out onto a second terrace.
Upstairs, there is a large master bedroom with a private balcony and an en-suite bathroom plus a further two twin bedrooms and a family bathroom.
All bedrooms have wardrobes, vanity tables, lamps etc.
Towels and linen are included.
There is a safe in the master bedroom to keep your passports and valuables.
The villa has air conditioning and heating in the lounge, kitchen and every bedroom.
The fitted kitchen consists of a washing machine, dishwasher, fridge/freezer, oven and hob plus all utensils and cookware. There is also a large marble dining table with 6 wrought iron cushioned chairs.
The villa has a TV, DVD and CD player in the lounge with lots of CDs/DVDs to play.
There is also a good selection of board games for both adults and children to enjoy.

The villa is surrounded with a stone wall to ensure privacy. There is a private 9m x 4m overflow swimming pool, outside shower and a secure gated parking area. The garden has been recently planted with a mixture of fruit trees and aromatic plants which will provide a variety of colours at different times of the year.
At night the exterior of the villa can be fully illuminated. This includes underwater pool lights which help provide a beautiful ambience after the sun has 'gone down' in the summer when sitting outside enjoying the 'end of the day'.
The pool area itself is surrounded by a wrought iron railings for extra privacy. There are cushioned sun beds with umbrella’s, plus outdoor tables and chairs, catering for 6 people.

Our Villa is maintained locally, so there will always be someone available to assist with any problem you may have during your stay.
We will provide a mid-stay linen change for all guests staying for two weeks at no extra cost.

The Kyrenia region


North Cyprus is unique in its own way as it is yet to be fully discovered and is one of the few places in the Mediterranean untainted by vast tourism and development. The stunning castle of St.Hilarion and Bellapais Abbey are just two of the places that are a 'must' see.

The Alsancak area
Kyrenia is built around a picturesque harbour with a beautiful Venetian castle, which is illuminated in the evenings. It is full of bars, restaurants and harbour cafes, which make it an ideal place for an inexpensive evening of entertainment and leisure.
The crystal clear warm waters and sandy beaches are another enticing feature of the alcancak/Kyrenia region, making it an ideal location for families. Sea temperatures rarely drop below 16°C and reach a very pleasant 32°C in the summer so activities such as swimming, snorkeling, sailing and water skiing are very appealing.
For children,in addition to the beach and your private pool there is the Riverside Holiday Village, just a three minute walk from the villa, which has a huge children's pool full of slides. Other local activities include a Waterworld Aqua Park and Sunset Adventure Park which is less than five minutes away. Here you can enjoy a fun day out with Go-Karting, paintballing, tennis, trampolining, swimming etc.

Fly either direct to Larnaca (LCA) or to Ercan (ECN) via Turkey.
Direct flights to Larnaca are available at most airports and by many charter and schedule airlines. There are daily scheduled flights from London Heathrow (see online at www.ba.com and www.cyprusair.com).

Airport transfers from either airport direct to the villa can be arranged when booking.
We can highly recommend a local car hire company who will provide free transfers from Ercan airport and charge from £50 (up to 4 people) from/to Larnaca. They supply excellent cars at low prices. Your chosen car will be delivered direct to the villa soon after arrival. We will supply all details upon booking.

A mid-stay linen and towel change is provided for guests staying two weeks. We offer this service at no extra cost
A 'welcome pack' is available for £35.00.
Cot(s) can be provided at £20.00 (one week or two)
A deposit of 25% (min £100) of the holiday cost secures the booking. The remainder (75%) must be paid no later than one calendar month prior to arrival date.
We ask you to arrive after 2pm and leave before 11am on the day of departure, to allow sufficient time to clean the property properly.
Note: midweek bookings are acceptable
