Traditional, renovated old stone house with exposed wood beams, private swimming pool, large garden, in a peaceful location, enjoying hilltop location and beautiful views of the surrounding countryside. Sleeps 8.
Having superb views of rolling meadows and sunflower fields, this house has been renovated and furnished to a high standard and is located in the quiet hamlet of Le Mas in Allemans, a 5 minute drive from the town of Ribérac, and provides a perfect, peaceful location for a relaxing holiday.
Set in grounds of 7,100 sq m, the house boasts its own private swimming pool and provides plenty of space to sunbathe, play outdoor games, and relax. There are two areas for outside dining, one in the cool shade of the terrace, the other in the sunny BBQ area, for that al fresco dining experience. There is ample sunbathing space around the pool and garden, with plenty of sun loungers and parasols provided. The pool is 10m x 5m and is for the sole use of guests.
The kitchen is well equipped with dishwasher, microwave, fridge/freezer and a beautiful range cooker. There is also a separate utility room with washing machine. The house also benefits from satellite TV and Wi-Fi. The tastefully decorated house provides, on the ground floor, a fitted dining kitchen with traditional stone fireplace, wood burner and exposed beams, lounge, utility room, shower room with WC and washbasin, and double bedroom with en-suite shower and WC. An open plan wooden staircase leads to a large mezzanine area providing space for twin beds, family bathroom, king bedroom with en-suite WC and washbasin, and a double bedroom, again with en-suite WC and washbasin.

The kitchen has a traditional stone fireplace and wood burner, and is equipped with fridge/freezer, dishwasher, range cooker, microwave and ample cupboard space. There is an island worktop unit, and dining table and chairs.
A separate utility room houses a washing machine, iron and ironing board, together with sink unit and cupboard space.
The lounge provides a leather sofa and armchairs, satellite TV (including English channels), DVD player and Xbox 360.
Bedroom 1 (downstairs) has double bed and separate door leading to garden.
Bedroom 2 (upstairs) has king size bed.
Bedroom 3 (upstairs) has double bed.
Large mezzanine has twin beds.

Notes on Accommodation
A travel cot, highchair and stair gates are available. It is a safe environment for children as the house and garden are completely enclosed. The pool gate has a lock and the pool is alarmed. As there are only a small number of houses in the hamlet, there are few cars and Elphoe House is not passed by cars. A perfect location for a family holiday, however, a car is essential.
No smoking and no pets are allowed.

Although the house has not been adapted for wheelchair users, it is suitable for people with reduced mobility as there is a bedroom with en-suite shower and WC, and a shower room with WC and washbasin on the level, ground floor. Please contact owners if further information is required.

There is a large lawn with fig tree, apple tree and cherry tree, flower beds, herb garden, tree swings and infant swing. The garden area extends to a further field with another cherry and apple tree, and is perfect for outdoor games. The barbecue area has seating, along with shaded seating on the terrace. Parking is to the side of the house. The private pool is 10m x 5m and is surrounded by a hedge to create the perfect sun trap. Sun loungers and parasols are provided.
The Dordogne region
This area of southwest France is rich with honey-colored stone villages with tile roofs, lush gardens and palatial châteaux waiting to be discovered. We cycle along the Dordogne, Lot, Vézére and Célé rivers where the rocky ramparts and turrets of fortified castles soar above the treetops.
This area which claims legacy to the battle between the royal houses of France and England in the Middle Ages is full of hilly, rural back roads perfect for cycling today. In prehistoric times, artists used the cave walls in the many grottos as their canvas to create elaborate paintings.
Celebrated cuisine based on truffled paté, foie gras, and confit and the wines of Bordeaux and Cahors is well provided for by the ever-present village market. For a true taste of rural France, in an area rich with natural beauty and history, come ride the fantastic road of the Dordogne.
We are situated 5 minutes north of the market town of Ribérac, which holds a great, busy, farmers market on Friday mornings where you can buy locally grown produce, fish, meat and cheese. Aubeterre (20 mins) has a market on Sundays, whilst Chalais (40 mins) hosts a market on Mondays.
Ribérac also has a good tourist information office, tennis courts, rugby, open air swimming pool, and a small cinema, together with bars and restaurants. On market day, a stop in the Cafe de Colonnes or Cafe du Palais is recommended.
Open air music festivals are also held regularly during the summer months. Indian cuisine delivery is provided by good friends of ours and is definitely worth a try!

Local towns and villages offer a wide range of facilities including canoeing, horse riding, and walking. Bicycles can be hired at Ribérac.
There are several river and lake beaches nearby including:-
St Aulaye (15 mins), Aubeterre sur Dronne (20 mins), and La Jemaye (25 mins) which has a large lake with sandy beach, safe swimming area with diving platform, watersports, café and children's play area. The coast at Royan is around a 2 1/2 hour drive.
There are a number of golf courses in the surrounding area at Saint-Séverin (15 mins), Longeveau (20 mins), Pillac (25 mins) and Marsac-sur-l'Isle (50 mins).
For the children, there is the Aquarium du Perigord Noir.

"It was a great holiday"
Stayed here for 2 weeks in second half of June 2012. House is as described, no unpleasant surprises. Beautiful views, lots of space for kids to run around. Pool fantastic. Kids spent 4-6 hours every day in the pool. Owner very easy to deal with. We would return to this property again.
