This is a 4 BR/4 bath villa featuring a 10x5m private pool (chilled in summer heated in winter), 6-seater hot tub, and large Bali style pergola with outdoor kitchen, gas BBQ, fridge, free Wi-Fi, outdoor shower & fans. A perfect place to relax with friends & family and get away from the hustle and bustle of the city, yet only 45 minutes drive to Dubai.
Serene beaches only minutes away, as well as a water park, a golf course, a marina, a mall, and an aviation club where you can take scenic microlight flights over the desert & Gulf.
- Ensuite Master Bedroom: King size bed (200 x 200cm) with walk-in closet and 42" Plasma TV.
- Second Bedroom: Three single beds (90 x 200cm), and 3-door wardrobe. Shared bathroom.
- Third Bedroom: Two double beds (120 x 200cm) and 3-door wardrobe. Shared bathroom.
- Fourth Bedroom (outside in an annex): One queen size bed (150 x 200cm) and 3-door wardrobe. Shared bathroom, comes with its own kitchen galley, LCD TV and fridge. This bedroom is next to the pool in a separate structure.
- Fully equipped open-plan kitchen with an island & 5 high chairs and touch screen appliances.
- 52" LCD TV with Show-time movies package & home theatre system in the living room.
- Free Wi-Fi Internet (16mb).
- Desktop computer with 20" LCD monitor, as well as a printer/copier/scanner/fax machine.
- Free local calls only.
- Plot area is 14,500 sqft, built-up area 2,200 sqft.
- Shared bath next to the pergola.
- Large Bali style pergola with outdoor kitchen, Wolf gas BBQ, fridge, free wireless access, outdoor shower, and two 42" TVs.
- 6-Seater Hot Tub.
- Water Cooler.
- Bed linen and towels are provided as well as cooking gas.
Terms & Conditions:
-- Rate and/or conditions are non-negotiable.
-- Two children under 3 years old are included in the rate at no additional cost and are in addition to the number of guests.
-- Check-in: 3:30 pm ; Check-out: 1:30 pm. Overstays and early check-in, if possible, are charged on a pro rata hourly basis.
-- For booking, 100% advance payment is required unless the booking is made 45 days in advance of Arrival Date. In such case, only 50% advance payment is required. Remaining balance and the fully refundable Damage Deposit will be collected either on Arrival Date or upon check-in.
-- No minimum stay required except in holidays; and priority is always given to 2 nights stay and more.
-- Extra charges apply on day guests as follows: $35 per adult, $22 per child per day. If total number of guests exceeds 15 persons, then the Special Events & Functions rate applies, which is US$1,770 per night for up to 18 persons.
-- Refunds can only be issued if cancellation is made 30 days prior to Arrival Date.
-- Fully Refundable Damage Deposit is $550. Damage Deposit is to be applied against the cost of any excessive cleaning above and beyond the normal amount and/or replacement or repair of the property, furnishings, fixtures and fittings (if any), and/or any charges for extra persons and/or overstays. Damage Deposit will be returned to the Guest upon check-out after inspecting Property, less any deductions (if any) in accordance with the conditions herein.
-- Washing and putting away all utensils, cutlery, crockery, glasses and BBQ accessories is the responsibility of the guest. Cleaning can be done upon request at a cost of $15 per hour for 2 cleaners, $21 per hour for 3 cleaners.
-- Excessive cleaning after check-out will be charged at $ 15 per hour for 2 cleaners.
-- Special rates & conditions apply on holidays & special events.
-- Eid Holidays & other public holidays: $820 per night for up to 9 persons and 2 children under 3 years old.
-- New Year's Eve: US$1,770 (for up to 12 persons)
-- Special Events & Functions: US$1,770 per day (for up to 18 persons)
-- Guest can only use Property for residential purposes, and cannot allow more adults or children to stay in it at all times than expressly authorized, nor can he/she, unless agreed upon in advance, take a pet into Property. If Guest does so, Landlord can refuse to hand over Property to Guest , or can require Guest to leave it. Landlord will treat any of these circumstances as a cancellation of the booking by Guest, and the Full Rental Price shall be forfeited, without any liability to Landlord.
-- Guest shall be deemed to have accepted the terms and conditions herein, and a binding agreement between Landlord and Guest shall be deemed to have been created, upon the payment of any payment against the Rental Price and/or Damage Deposit.
-- This is a self-catering villa, no food & beverages are served. Drinking water bottles for the water cooler are provided at check-in as a courtesy. Bottle refills are the responsibility of the Guest.
-- Guest shall be responsible of complying with all laws and regulations applicable in the Emirate of Ras Al-Khaimah. Please respect your neighbours, loud music or excessive noise will not be tolerated at any time, and can lead to police complaints.
-- Guest is responsible of ensuring swimmer's safety, there is no swimming pool lifeguard in the Property.
-- Landlord/Manager has the right to access the Property at any time to inspect the Property.
-- No loud music or excessive noise allowed at all times.
-- No parties allowed.
-- No smoking allowed indoors.
-- Only caged pets are allowed.
-- Villa viewing prior to renting is allowed only for stays longer than 7 nights. No exceptions made.

"Desert Oasis a short distance away from Dubai"
We were 3 generations getting together from different parts of the world in one place to spend time to talk, eat and enjoy each others company. This property allowed us to do that in style for a period of just over 2 weeks during Christmas and New Years holidays
Its a very big property in a quiet corner of RAK within easy reach of shops, markets as well as waterpark, cinema and a large wine store. Everything you need can be found within a 10 minute drive.

"Perfect getaway - Good value for money!"
We were a group of eight and must say we indeed had a great time.More like a Balinese villa with a private pool and pergola..It was more than what we expected and well maintained, worth all your money! Would strongly recommend - for the great amenities , privacy , and the easy accesibilty. The location is also good, and trust me you would get anything in your vicinity..
Definitely worth a vist, would surely keep coming though...
A perfect getaway...all in all...!

very pleasant 2 days.
Would recommend the installation of ceiling fans in the outdoor BBQ area to enhance the use of the area during warmer months.
