This barn is located in a peaceful countryside setting in the pretty village of Sternfield, close to the market town of Saxmundham and the seaside town of Aldeburgh, with its pebble beach, historic Moot Hall and characterful high street. The many attractions of Snape Maltings are also on the doorstep; Snape Maltings being home to a world-renowned Concert Hall, as well as a wide array of boutique shops, restaurants and art galleries. The RSPB reserve at Minsmere is also just a short drive away.
Brooke Farm Barn has been converted to a high specification to create a light and spacious atmosphere. It has been furnished in a contemporary style which blends well with the exposed timbers. The living/dining/kitchen area is an impressive open-plan space. The living room has comfy, leather sofas and a log burner providing additional heating to the oil-fired underfloor heating system and radiators in the bedrooms, and the charming dining area has lovely views to the rear of the property.
There are two ground-floor bedrooms: one with a single bed with pull-out bed under (to create twin or double), the other with a double bed. The double is intended to leave as much wheelchair access as possible so has hooks for hanging clothes rather than a wardrobe. The washing machine and dryer and CH boiler are located in cupboard of the first bedroom. These rooms share the ground-floor wetroom which may be suitable for people with limited mobility.
The main bedrooms of the barn are located on the first floor and each has their own separate staircase and ensuite. The master bedroom is galleried over the lounge into the eaves of the barn. The layout doesn't support provision of a wardrobe, but hooks for hanging clothes are provided.
Sliding french doors lead out to the peaceful garden, surrounded by hedgerows and trees, and the west-facing deck where garden furniture is provided. Please be aware, there is a stream on the boundary of the garden, part of which is fenced.

Free WiFi is available at the barn. The barn has under-floor heating and radiators in the bedrooms. 1 basket of logs is provided on arrival for the wood-burner.

A log burner provides additional heating to the oil-fired underfloor heating system and radiators in the bedrooms. The dining area has views to the rear of the property. A TV/freeview/DVD are provided in the sitting room. There are 2 ground floor bedrooms, one with a single bed with pull-out bed under for twin beds or one double bed. The washing machine and dryer and CH boiler are located in cupboard within this room. The other bedroom has a double bed. These rooms share the ground floor wet room with shower, WC and handbasin, which may be suitable for people with limited mobility.

Suffolk is also a haven for the arts and hosts, among other events, the Aldeburgh Music Festival, and Norfolk, with its miles of stunning sandy beaches, cliff-top walks along the North Norfolk Coastal Path, the attractions of Cromer Pier, pretty seaside villages and market towns, as well as a multitude of stately homes – Blickling, Felbrigg and Holkham Hall to name just a few – will not disappoint for a self-catering holiday!
The Aldeburgh / Saxmundham area
Snape, Aldeburgh and the surrounding area have much to offer as a holiday destination: Aldeburgh with its shingle beach, historic Moot Hall and pretty high street filled with boutiques, cafes, restaurants and art galleries; Thorpeness known for its iconic 'House in the Clouds' and popular boating lake; Snape Maltings, home to the world-renowned concert hall, which hosts an excellent programme of music and art events throughout the year; and the market town of Saxmundham with its Waitrose/Tesco stores, direct train line to Ipswich/London and charming independent shops. The area has some superb restaurants, local farm shops and cafes, and fabulous walking – with the Sailors Path recommended. Fishing, sailing, golf and cycling can all be accessed at Aldeburgh and nearby and, for birdwatchers, the RSPB wetlands at Minsmere are a short drive away.
