This lovely spacious house is ideal for a special occasion or a large family group. It has just been completely renovated to a very high standard and is beautifully furnished in an eclectic mix of modern and antique furniture. The rooms are large, light and sunny and a particular feature is the wonderful and enormous kitchen, an archway leads to the dining room with French doors and views of the garden beyond.
The house is an ideal base for exploring the beautiful and unspoilt Suffolk seaside town of Aldeburgh. It is within 5 minutes walk of the high street and beach with its heady mix of boutiques and gift shops, ice cream parlours and art galleries. Fresh fish can be bought daily from local fisherman on the beach and there is even a life boat station to explore!
The property is half of a very large Edwardian house with spacious light rooms, high celings and window seats. The private enclosed garden is ideal for the children to play in or to relax and have a glass of wine with table and chairs and a bbq provided. This is an extremely comfortable house with two sitting rooms and space for all with several doors onto the south facing garden.
Tennis courts are within a 2 minute walk, there is an excellent golf course (9 and 18 holes) and the children's boat pond all add to the charms of this lovely town. Wireless broadband is available.
The house has been rated 4 Star by Visit Britain.
There is a good range of restaurants in the town itself from smart ones for that special occasion to excellent fish and chips to eat on the beach watching the sun go down! Please ask when you book if you would like more information about this prior to your visit.

The front door of this large Suffolk holiday house leads through a porch into the hallway with original wooden flooring, space for coats, drawers with a variety of games and a door to the shower room this comprises shower, WC and wash hand basin. A particular feature of this period hall is the enormous mirror on one wall and an attractive chandelier giving the room a very gracious feel.
The large sitting room is very spacious with ample comfy sofas grouped in two areas, one around the TV, Freeview box, DVD and Video with videos and DVD's to watch and enjoy. At the other end of the room are more sofas grouped around the spacious sunny window seat with lots of cushions fitted into the south facing bay window which overlooks the garden.
From this lovely room a step down through an archway leads into the Garden Room with further seating (including a sofa bed for 2) and french doors to the good-sized patio area and garden beyond. This room has double sofa bed and chairs.
A double bedroom, with twin beds leads from this room with floor to ceiling windows pouring light into the room.
The spacious kitchen is recently fitted with central island with stools, nautical maps to whet your apetite for the sea and is fully equipped with double oven, microwave, American style fridge/freezer with ice maker and iced water, gas hob, extractor fan and dishwasher. A step from this room leads into the Utility Room which has washing machine and dryer, ample space for hanging and door to bin area. An arch from the kitchen leads to the breakfast room with pine table and chairs for 14, French doors to the garden and two individual window seats. The wi-fi that works throughout the house is in this room if a lead connection is required.
Upstairs, the enormous master bedroom sleeps four with King sized double bed and a single bed with pull out single bed under, large fitted cupboards and door to ensuite bathroom. The ensuite bathroom is very spacious and has central claw footed bath, fully tiled floor, good sized walk in shower, wash hand basin and WC.
Bedroom 2 has double bed, fitted cupboard, chest of drawers and wash hand basin. Bedroom 3 has a twoin beds, chest of drawers and a wash hand basin and bedroom 4 has twin beds. There is a double hanging cupboard on the landing for these two rooms. The family bathroom comprises bath with shower over, wash hand basin and WC.
Further details outdoors:
Outside is a really lovely mature garden with lots of trees and shrubs offering a good deal of privacy and enough room for the children to play. The patio has comfortable table chairs and umbrella for lazing away those summer days. There are some games, balls etc in the storage shed for all to use. Parking is outside on the private unmade up road.

A security deposit of £250 payable with the balance of your booking, this will be refunded subject to an inspection at the end of your stay.
£7.50 per night winter heating charge payable from 1st October to 30th April.
A booking fee of £26.40 is payable.
The welcome pack in the house is very comprehensive and should give some good ideas of things to do, places to visit and where to eat! You will be welcomed with a bottle of wine, tea, sugar biscuits and coffee and we hope you will have a wonderful relaxing stay in our much loved house!
Conditions
A well behaved dog is acceptable but not in any of the bedrooms, nor on any furniture, sorry no cats. No smoking in the house.
Please note that this property has a Friday changeover day during high season.

The East Anglia / Suffolk region
Suffolk is a lovely unspoilt part of England, easy to get to (2 hours to London) and yet retaining its olde worlde charm. The region is known for its charming fishing villages, excellent food, particularly fish and lovely unspoilt villages.
The nearby village of Thorpeness has a great boating lake where sailing boats, canoes and rowing boats can be hired by the house. Minnismere Bird Sanctuary is ten miles to the north and offers wonderful opportunities for walking and bird watching in this unspoilt coastal sanctuary.
Southwold, just voted in the top ten seaside towns in the country is 40 minutes north and well worth a visit. 'Go Ape' is about an hour an half north of the house in Thetford Forest - ideal for an active day out as long as you like heights!
The Aldeburgh area
Aldeburgh itself has excellent facilities, tennis courts, golf club with a good 9 hole course and an excellent 18 hole links course, sailing club, boating pond, cinema, summer theatre. The town is renowned for its boutiques, delicatessans and art galleries. The walks are wonderful both inland into the open marshes that surround the town and along the beach with a visit to the sculpture on the beach is a must! The area is very flat so cycling is easy and bikes can be hired in the town.
The world famous music festival hall at Snape Maltings, built by Benjamin Brittain, is within 2 miles of the town.
