Balaia Residence is a brand new privately owned condominium built to an excellent standard, with electric gated access and video telecom. Our 2 bedroom house has 3 terrace areas, outside brick built BBQ and sink, private front garden leading onto the beautiful large gardens with a swimming pool and a separate childs pool. There is a childs play area situated away from the main pool and gardens. The front terraces and the bedroom terrace are south facing, so get the sun from early morning to late afternoon. The house has air conditioning, electric shutters and a contemporary design throughout, and all brand new furnishings ready for the 2008 season. This is a small relaxing complex with only a very few available for holiday lettings. Ideally placed for golf, restaurants, shops and the 5* Spa resort.

A non refundable deposit of £125.00 per week is required when booking to secure dates ,the balance to be paid with 8 weeks of departure.
A refundable damage deposit of 150.00 pounds is required with final balance payment and returned within 48 hours after leaving the property.
Stays of 1 week/less than 1 week, include only end of stay laundry and cleaning.
Stays of min. 2 weeks, include only 1 per week laundry/towel change and all of end stay laundry & cleaning.
Pricing includes all water and power used during your stay. Linen provided.
Please bring own beach/pool towels and do not use the property towels for outside activities.
Additional services can be provided at an extra cost such as welcome food pack, cot hire, high chairs, safe and transfers to and from airport.
Check in from 2pm and check out is 10am, although we will be flexible if possible, depending on bookings.
On arrival you will be greeted by our property manager who is English and will be happy to arrange car hire, welcome packs and answer any questions that you may have.
The Algarve / Central Algarve region
The Algarve is known for its wonderful sunny climate with over 300 days of sunshine per year, with miles of goldern sandy beaches with all the watersports available and even sea fishing. The Algarve is of course reowned for its many world class golf courses offering something for everyone. There is the old town of Albufeira, marinas and many local historical beauty spots.
The Albufeira / Balaia area
Balaia is located in central Algarve between Vilamoura and Albuferia and is a 20 minute walk to Albuferia. The Sandstone cliffs, the almond and pine trees along with the goldern sandy beaches make it one of the hidden gems of the Algarve.
There is also an award winning 9-hole golf course, its home to a putting green, driving range, golf academy and professional coaching is available if required.
How to get there

Fly to FARO Airport, it is about 30 kilometres from Balaia. Easyjet, Jet2 & Monarch all fly into Faro. You can take a taxi from the airport or we can arrange transfers for you for approx 70 Euros return.
If you are driving:
Follow the main exit out of Faro airport. About 5 or 6 Km, take EN125/IC2 west towards Alburfeira/Portimao. This is and old road and you will be on it for approx 2 or 3 Km. Look for the signs to the highway A22 towards Albufeira. Follow A22 for about 20KM and take the Albuferia exit. Follow the road for approx 2-3Km, until you come to a roundabout. At the roundabout take a left. Go straight. At the 3rd roundabout, take a right and follow the road through a shopping area. At the next roundabout take a left. On your left you will see Balaia Golf Village
take the next turning on your left. There is a blue & white sign on your right which says Alto Da Colina and a blue and white sign on your left for Baliai golf village Clun house. Follow the road down approx 200 metres on your left you will see Balaia Residence.

We had a lovely holiday, the house is in an excellent location, really quiet but everything you need is only a short walk away - including a super beach. Albufeira old town is great day and night good shops and restaurants and if you're looking for something more lively the strip is buzzing! The weather was fantastic sunny every day, when it was too hot to walk into town we took taxis which were cheap and arrived in less than 5 mins. The house was spotlessly clean on arrival the kitchen is well enough equipped to fully self-cater - great built-in barbecue too. Lovely pool which we had to ourselves every afternoon and for our early morning dips. The house is managed by a lovely couple who are very helpful but not intrusive - they gave us excellent advice on local eateries and points of interest.
Best holiday we've had in ages - couldn't complain at all - will be booking again next year!
