Situated in a quiet cul-de-sac of 4 villas , this magnificent villa could not be better situated as it is only a 10 minute walk from the strip area of Areias sao Joao and a fifteen minute walk from the enchanting old town.

The Algarve / Central Algarve region
As a result of the tide of tourism this once upon a time fishing village has expanded since the 1960s into a major holiday resort and now has over 12,000 permanent residents.
The centre of the town changes its character after the sunsets. A plentiful collection of bars, restaurants and clubs start to fill-up with the tourist until they over spill into the narrow streets.
There is a good selection of good beaches run both to the east and west from the town.
Praia de Balaia, Praia de Castelo, Praia de Falésia, Praia de Galé, de Olhos d’Agua, Praia de Maria Luisa, and Praia de São Rafael, being the main ones.
There is a small museum of 15th and 17th century Ming ceramics and a Municipal art gallery that holds regular exhibitions during the season.
A further addition to the town is a new Virtual Arqueológico Museum. A new Marina is nearing completion on the west side of the town and will offer a different and attractive aspect.
Albufeira / Areias Sao Joao area
There are an abundance of water parks , and theme parks within 10 minutes drive of the property .
The main town of Albufeira is around a 15 minute walk along the beach road.
The Infamous Strip is just 100 meters away.
Lots to do in the area including 5 water parks , Zoo-marine dolphin park , crazy world , excursions , jeep safaris , golf courses by the dozen.

Further details indoors: The villa consist of a large entrance hall with steps leading down to the lounge and a further 5 steps from the lounge up to the dining area .
On the entrance level there are two bedrooms , one with two bunk beds and one with two single beds with a large full bathroom between the two and also the fully equipped kitchen which also as a further dining room table and chairs for 8 people .
There is also an entrance from the garage on this level with electric door .
On the first floor there are a further two very large bedrooms with spectacular en-suite bathrooms .
There are steps leading out of the lounge area down to the good sized pool which is not overlooked and as a great valley view .
This has got to be one our best villas and early booking is recommended .
Further details outdoors: The property is fully enclosed with security windows and full alarm system with electrically operated gates and garage .
Conditions
Due to the exceptional quality of the fixtures and fittings , there will be a 2000 Euros security deposit payable on arrival which can be done by credit card authorisation .
This authorisation will be cancelled after the villa as been fully inspected .
