We have three bedrooms with their own private baths and views of the sparkling turquoise Caribbean waters. The two upstairs bedrooms have small balconies for two to view the beach or sunrise. The beds are made each morning (except Sunday) by our housekeeper, Ana. Each bedroom has an individually controlled air conditioner.

We have a large modern kitchen in which you can prepare a home made meal and as an added bonus Ana will wash the dishes in the morning. Cook services are available on request. If you prefer dining out, there are also many native restaurants within 15 minutes. There are fresh fruit stands in every little town, notably Akumal and Tulum.

Our property manager will be happy to provide you with useful information on activities, restaurants and turtle watching. In addition, if you have any issues while you are on vacation at Casa Gray we will help resolve it.

Our grand room is designed for a cozy family evening with a entertainment center that has books, games, movies and video games. During the day you can snorkel, swim or kayak right out back in our reef protected bay. You can also walk down the beach and hire a small fishing boat for a short ride just outside the bay.

For the nature lovers, if you come down between May and October you can witness the nesting habits and hatching of loggerhead and green turtles right on our beaches. These turtles can get up to 500 lbs.

For a small fee of 50 pesos/load Ana will be glad to provide you basic laundry services. This fee is paid directly to Ana.

Pedro, our groundskeeper, will keep the windows sparkling clean and the beach out front well groomed. He will also set up a kids inflatable pool for the toddlers if you desire.

For the fisherman the prime time is April, May & June for wahoo, mahi-mahi, yellowfin tuna, sailfish, white and blue marlin and others..

We also have an ocean kayak for two for you to explore the shore line from the other side

Easy Access: There are no steps to the front door. One bedroom and bath on the first floor. One step, sunken grand room. No steps to patio out back and only one step down from patio to beach

The Riviera Maya region

The average annual temperature of the Riviera Maya is 25.5 degrees Celsius [78 degrees Fahrenheit], with fluctuations of 5 to 7 degrees.

All year round the humidity level is high. Regardless of what time of year you get here, you will have many great beach days and some not so great beach days but the ocean is always warm enough to swim and snorkel in.

November, December and January are the coolest months here, which means it's very comfortable. There might be some rain, but not daily. This time of year, nights can be much cooler and a jacket required.

Spring [February to May] is a beautiful time of year on the Riviera, with very little rain and flowers everywhere. The ocean gets calmer and warmer, as temperatures rise. Nights can still be a little cool but the temperature is milder and more comfortable.

In June, July, and August visitors can expect hot sunny summer weather with occasional rainfall. Usually when it rains it rains hard for a little while then dries up quickly. This is also when the sea is the calmest.

The hurricane season runs September through December and the sky can change from clear to overcast in minutes. The ocean water is warmest in August-September and starts to cool down in November.


Ecological water theme park Xel-ha, Xcaret, Actun Chen and Hidden Worlds are all within 30 minutes of the Villa. You can snorkel with hundreds of multi-colored fish, tube down a tropical rivier, float around ah emerald in lagoon or explore jungle nature trails. They also have shaded lagoon and ocean view restaurants, semi-private sunbathing by the water's edge, childrens' playground and swim with Dolphins experience programs.

The beautiful archaeological Mayan ruins of Tulum, Coba, Muyil, Ek Balam, Uxmal, Lultun, Mayapan and Chichen Itza are among some of the Mayan ruins within 3 hours of the Villa.

The sun drenched shores of Mexico's Caribbean coastline has long been a mecca for cave diving and exploration. Or snorkel in the local cenotes, Yal Ku lagoon or right out back in our bay behind the Villa protect by a barrier reef.

"Beautiful beachfront villa"

Villa Italiano is a perfect beach front villa, which is ideal for longing with a book, snorkeling with a friend, or relaxing with friends. We loved our trip with friends to Mexico. We would definitely travel to Villa Italiano again! Thanks!

"beyond our expectations"

The Villa Italiano was amazing. From the moment we got out of our car we were in awe. From the blooming trees and palm trees at the entrance , through the villa and out the patio doors to the beach, wow. We took or 15 year old boy and 13 yr old daughter, and they were also so impressed. It is absolutely beautiful. There was lots of room, lots of privacy , wonderfully helpful staff . We will come again.

"After a long plane trip, a very welcome and relaxing vacation."

The staff at Villa Italiano were second to none. Ruth (the manager) was available at any time and was always willing to do that extra to make things run very smoothly. We would stay at this Villa again in a heart beat. We hope to return very soon.
