A modern detached bungalow, superbly equipped for a family holiday, situated high up on the Cae Du estate

Ten minute walk to a safe, sandy beach, the golf course and the lively village of Abersoch with it's abundance of shops, restaurants and pubs.

Two minute walk to a well stocked Spar shop and to the village playground.

There are views over Cardigan Bay and Snowdonia and the enclosed patio is sheltered to enjoy meals al fresco. There is an upper sun terrace for sunbathing or an evening drink as the sun sets.

The property has three bedrooms, a shower room and a large wet room which is separate to the main building. Please note there is not a bath at the property, just 2 showers.

The main bedroom has a 5' bed, the 2nd room has a 4'6" bed and the twin room has 3' beds. Built in wardrobes and drawers are in each room and the main bedroom has a vanity unit and 19" Flat screen TV/DVD

The lounge has a large sofa bed (suitable only for occasional guests as living areas more suited to 6), and a smaller sofa.

There is a 37" flat screen TV with freeview and freesat and a DVD player. All bedrooms have radio/iPod docks.

There are a variety of DVDs, books and games to borrow. NEW for winter 2013 is a multi fuel burner perfect for the colder months after a brisk beach walk.

WiFi is available.

The kitchen is particularly well equipped with utensils, pans, crockery and cutlery for 10/12.

The garage has been converted into a store room suitable for hanging wetsuits, storing sails or body boards. Children's buckets and spades are available as well as a windbreak for trips to the beach. It is possible to enter the store room from the driveway through french doors and sort out the day's sandy kit and then leave by the rear door onto the patio and into the large wet room to clean up before going into the house.

The patio has exterior lighting, table and chairs for six as well as a gas BBQ.

The driveway is suitable for two cars or one car and a boat.

There are steep steps at the property in the patio area so small children should not be left unattended.

No smoking. One well behaved dog by arrangement at a charge of £50/week.

Please note that although a highchair, baby bath and travel cot are provided there is only just space for the travel cot in the main bedroom and twin room.

The North Wales region

The Lleyn Peninsula is an area of outstanding natural beauty with stunning coastline and cliff walks and the backdrop of Snowdonia's mountains.

Abersoch is a pretty harbour village renowned for its sailing, watersports and secluded beaches.

The pretty village of Aberdaron is 12 miles away with a pub overlooking the beach and headland walks.

There is an active sailing club, SCYC, down on the main beach.

An 18 hole golf course is within a few minutes walk of the property.

It is often said that there is a micro-climate as the weather often seems better on the Lleyn Peninsula than inland!


There are many sandy beaches within easy reach, some of which are under the care of the National Trust, Llanbedrog, Porth Ceiriad and Whistling Sands to name a few.

Walkers will enjoy the close proximity to cliff top paths and the mountains of Snowdonia

Those interested in fishing can book a trip to catch their own mackerel

Surfers can both learn and improve their technique with lessons available at Porth Neigwl/Hell's Mouth, 2miles away.

Wakeboarders can follow the competitions held annually at Pwllheli during the Wakestock Festival as well as enrol in lessons.

There are castles at Caernarfon and Beaumaris for those interested in history as well as the pretty National Trust house, Rhiw, telling the story of the Keating sisters.

"Superb Bungalow. Excellent location. Has everything you could possibly need!!"

From the moment we pulled up on the drive at this bungalow I knew my friend had chosen a great property. It is very well equipped with everything you could possibly need. The duvets & pillows are high quality and everything throughout is so clean. The shower is great with a fixed shower head and also a shower head on a flexible hose so you don't have to get your hair wet if you aren't washing it. I am a bath person and was initially a bit dissapointed when I knew it didn't have a bath but I needn't have worried because the shower was brilliant (has massage jets and even a foot massage)! The sun terrace is gorgeous and the views are wonderful. Wifi is a bonus. Would definitely return to this property without a doubt :-)

Perfect accommodation and location that exceeded our expectations. From start to finish the whole process of staying at Awel y Mor was wonderful. We received a full and detailed introduction pack about the property and it's amenities prior to our visit. Upon arrival we were greeted with a homemade cake to welcome us. The house was beautifully clean, spacious and warm.
The balcony terrace at the back gave fantastic views over Abersoch which was an easy 5 min walk away. The house is located 5 min from Abersoch beach also, it is also just across the road from Abersoch play park which was great for our younger children and there was a SPAR shop 1 minute away which is very convenient.
Facilities and decoration to a very high standard. Continual hot water and an outside wetroom which was fab for spraying down after coming off the beach.
We hope to return.

"Very comfortable, great Abersoch location"

This is a really well equipped and comfortable holiday home. The kitchen has everything you could possibly need, the lounge is comfortable and has a large TV etc and the bedrooms are very comfortable too with great quality bedding. The extra bathroom in the courtyard is particularly useful for drying wet gear (we were there in December!) - it would be very good in the summer for wet suits and rinsing off sand. The courtyard is great for sitting out on and in the summer would be great for BBQs - you can see the sea and hills around from it and it is well sheltered and a sun trap.

The location is great - just a walk away from the beach and all the Abersoch restaurants and shops.

This property has everything, location, views, amenities, atmosphere. Perfect for a family holiday or a couple seeking respite from the world. Caters for babies (cot and highchair) and big 'kids' alike. (wetsuits, and board games, DVD's and an iPod station in every room) There is a wonderful spa shower to erradicate the aches and pains following paintballing(Criccieth) and a patio and sun terrace on which to relax whilst the chef takes advantage of the Weber BBQ.
All in all a true home from home. We will definitely be returning.

"Can't wait to return!"

Fantastic accommodation in a beautiful location. Bungalow is well equipped,modern and very stylish. Suited all our needs-we were a group of 4 adults and 1 toddler. Would definitely like to return! Wished we actually lived here!!
