The steading building is in an L shape and the short part of the "L" houses this 2 bedroom property. This 2 bedroom property has a large west facing patio and private parking beside the house. The surrounding garden area is shared. The property is on a very small farm and is semi detached. This is a suitable property for those with restricted mobility. Gravel parking area borders the patio pathway to the front door, wooden floors throughout.

The accommodation is on 1 level only. At one end of the building with views south to the River Tay you will find the master bedroom with its en suite shower room with shower and toilet. The beds can be a superking (6 foot wide) or the beds can be separated to form 2 singles.

Next door is the second bedroom which is smaller but the beds are the same. There are 2 zip and link singles that can be put together to form a superking bed. The view here is of the rolling countryside to the east.

Next door to the second bedroom you will find the main bathroom which has a large separate shower, bath and toilet.

Then you move into the open plan kitchen/dining/sitting area. The sitting area has patio doors opening onto the west facing patio and hillside. There is an open fire place and leather seating. The kitchen area has all the mod cons and a counter separates it from the sitting area. The dining area is just to the side of the kitchen.

We have tried to be as environmentally friendly as we can with our holiday houses. When we converted Pitmiddle and Outfield from farm buildings into accommodation we kept the same footprint so some stables are now bedrooms! We have used reclaimed wooden flooring and the houses are powered by a geothermal ground source heat pump. Our water supply comes off the hill and is filtered in our water treatment area before going to the houses. All our fixtures and fittings are sourced locally.

In order to increase our green credentials even more we are now excited to announce that we have just put up a small 18 m wind turbine on the hill behind the holiday houses. It is only an 11 kw turbine but we hope that after its first year we will have generated enough kw hours to cover our on site electrical needs.

Guests can enjoy the shared tennis court and games room and summer house as well as country walks onsite.

Changeover day is a Friday in July and August and we are more flexible outwith this period.

Suitable for guests with restricted mobility - there is one step up however to each shower.

Private water supply which goes through a high tech filter system although bottled water is available free of charge if preferred.

We now have a wind turbine (March 2014) which can be seen from Pitmiddle living area and patio.

"Perfect - just what we were looking for."

Having verified that these guests stayed with me, I have however just remembered that I upgraded this family at no extra cost to my bigger property next door as it was available for their dates. I gave them the choice and they were happy to go for the upgrade. Pitmiddle has exactly the same decor, cleanliness and equipment and shared games room and tennis court facilities as Outfield but Outfield is bigger with 3 bedrooms and more spacious and light living/kitchen/dining area - hence the comment on spaciousness which is not striclty accurate for Pitmiddle as it is smaller and cosier as it is only a property for 4. Sorry for any confusion but I am unable to change a review once I have verified that the guests did visit!
