This light and spacious two bedroom, second floor apartment offers everything you need for a home from home in Edinburgh's city centre.

Located on Edinburgh's bustling Easter Road to the north east of the city centre, the apartment has lots of space, a large living room and beautiful period features. Comfort and convenience are guaranteed!

The apartment is an ideal base for exploring Edinburgh and the surrounding area. All major city centre attractions are within easy reach with Princes Street, the Royal Mile, the Playhouse Theatre and key Festival venues such as the Pleasance only 5 minutes by bus or approximately 15 minutes on foot. The Michelin-starred restaurants and Royal Yacht Britannia in Leith are half an hour on foot or 10 minutes by bus.

After a long day exploring Edinburgh, relax in the large living room with its comfortable seating area, flat-screen TV, Internet computer, board games and free wifi. Then rustle up a meal in the large, well-equipped kitchen. The kitchen has everything you need from a hob, oven, microwave, fridge/freezer, washing machine and various kitchen utensils and gadgets.

And we are sure you will have a good night's sleep in the comfortable Super King size four poster bed, one of the twin beds or on the deluxe double sofa bed in the lounge, providing sleeping arrangements for up to 6 people. Duvets, pillows, linen and towels are included in the rental and changed on a weekly basis.

The bathroom has a toilet, sink, roll-top bath and shower. There is central heating and double glazing throughout the apartment, ensuring a cosy stay in the heart of Scotland's capital.

NB. As this is a 2nd floor apartment it may not be suitable for people with mobility problems.

Shopping & Dining:

A supermarket (open until 10pm) is just along the road and Easter Road has a great selection of convenient small shops ranging from wine merchants, bakery and patisserie, fruit and veg shops, pet shop and gift shops.

For those who do not feel like cooking there are take-away shops and good quality restaurants nearby.

Younger visitors:

Families are welcome at this apartment. A travel cot can be supplied by prior arrangement. Nearby Montgomery Street Park, Arthur's Seat and Calton Hill offer green spaces and the park has children's playground.

Pets:

Your pets are more than welcome to stay with you at the apartment, at no extra cost. A basket, bedding, bowls and a cat-litter tray can be provided for your pet. The apartment has a large crate available and additional crates can be provided.

There are several places nearby to walk your dog. London Road Gardens is only 2 minutes up the road and the Queen's Park with Arthur's Seat only 10 minutes away. Furthermore, the beach can be reached in just 10 minutes by car or 15 minutes by bus!

Parking and transport:

Free and metered on-street parking is available in the area around this apartment and it is well-served by frequent bus services. A taxi from the city centre costs between £5-10. The apartment is around 20 mins walk to both Waverley train station and the bus station, both of which are also reachable by direct bus services. The nr. 100 Airport bus departs at regular intervals from Waverley bridge.

As the apartment is in a residential building, we expect guests to be quiet and respectful to our neighbours at all times. They are not on holiday and do not wish to be disturbed by our guests making noise/ringing their doorbell etc.

By booking with us you are contractually agreeing to abide by our house rules and accept that we reserve the right to evict guests who cannot obey these rules.

The Edinburgh region

From museums, galleries and theatres to clubs, pubs and cinema, from the zoo to Dynamic earth and beautiful parks, from Edinburgh Castle to Holyrood House and the Parliament, Edinburgh has something to offer for everyone. Be sure not to miss the Fringe festival in August or the world famous Hogmanay Street Party on new Years Eve!

And as for the weather: yes it rains. And snows. And we do have some sunshine too. And sometimes all of it in one day! But with as many indoor activities as outdoor activities, Edinburgh has something to offer no matter what the weather is like.

Edinburgh has a relatively mild climate, being on the East Coast of Scotland. It provides a great base for exploring the South of Scotland, but also allows you to get to the highlands within a few hours drive.

Abbeyhill

Edinburgh has lots to offer for young and old. The Edinburgh International Festival, Edinburgh Festival Fringe and Book Festival draw crowds in August, and the Edinburgh Military Tattoo is sure not to disappoint.

But August is not the only time of year to visit our city. December offers the Capital Christmas Festival and the World Famous Edinburgh Hogmanay Celebrations. Rugby fans can enjoy the Heineken Rugby Final or the 6 Nations cup at various times of year, and other sporting events include the Bupa Great Edinburgh Run, The Moon Walk, Edinburgh Marathon and much more.

The Film Festival in June brings in the rich and famous and not to miss for a bit of star spotting and good films from all over the world.

But there is much more. Whether you wish to trace your ancestors, visit the castle, explore the dark underground world by taking an exciting ghost tour or shop till you drop, you will find it in Edinburgh. And with excellent restaurants and bars and a great farmers market Edinburgh firmly established its self on the culinary map of Britain. A real foodie heaven!

"Utterly Disapointing"

We arrived at the property, to find that I was unclean, the bed was creaky in the double room, the gas boiler ticked on and off all night, meaning that the creaking and the boiler noise made it almost… More

Thanks for providing your feedback.

With regard to the bedbug bites reported by your party via email, but not mentioned in your review, we are pleased to report the entire property, all used bedding, all beds and soft-furnishings have now been thoroughly checked - at our expense - by Wee Crittters Pest Contol Services Ltd.

Contrary to popular belief, it is quite easy for those in the know to detect the signs of bedbugs. However the entire property was found to be clean and we have the appropriate certification to prove this.

Whatever bugs your group were bitten by while visiting Edinburgh, I'm relieved to say they weren't picked up - or left behind - on our bedding. You may wish to ask your friend(s) to visit their GP to ensure they haven't picked up something whilst elsewhere in the city.

Obviously you will know that we have three house-rules: "1. No Smoking", "2. No parties, of any kind" and "3. As the apartment is in a residential building, we expect guests to be quiet and respectful to our neighbours at all times."

We make this clear on all the sites we advertise this property including Reserve Apartments, which you booked through. We also told you on arrival that we live in the building next door and can pop over in minutes to help solve any problems, which is why we're confused that none of your concerns were raised with us at the time.

We encourage all our neighbours to contact us directly if there are any problems with the flat and/or guests and were surprised and upset to receive a complaint about your noise levels at 22:30, as you all seemed so nice on arrival.

We were already in bed but at 22:34 we texted the main contact number we had for your group with the following message:
"Dear guests. As it is now after 22.30 the neighbours would appreciate if you could keep the noise down. There are small children in the building who are trying to sleep. We would like to remind you that we have a strict no parties policy and ask all our guests to respect our neighbours as they are not on holiday. Annette, AJEM"

At 22:45, as the noise levels seemed louder, we managed to locate an alternative mobile number and re-texted the same message.

From 23:04 we phoned three times, but our calls were not answered.

We then started to get dressed to pop round and see you, as we could only conclude your mobiles were switched off. Or maybe too quiet to be heard.

Just after this time your door was knocked on and you state you were verbally abused by a neighbour. Obviously we can't really comment on this, perhaps someone was frustrated by your blatant disregard for the warnings we had sent, but it does seem out of character as all our neighbours are very nice.

However we understand an audio recording was made of the entire encounter. Whilst we're not sure if such a recording would stand up in court we imagine the neighbour would be happy to play it to police officers if further allegations are made as to their conduct.

Shortly thereafter, at 23:30 we received your text message apologising and we are happy to state that everything was quiet from that point on.

With regard to cleanliness, this property is the oldest in our portfolio and we do acknowledge that it's decor is getting a little tired.

To be frank, that's exactly why it is so cheap, less than £15 per person per night including booking agency fees, as we don't feel we can justify charging the rates we normally would for a spacious six-sleeper just 1.0 miles from the city centre.

For this reason we have already arranged for the property to be closed in January and refurbished. We can confirm that all of the items you provided photographs of, and more, are on the renovation list.

We're really sorry to hear you didn't have a great time with us and won't be returning, but sometimes customers and service providers just have to acknowledge that they're just not a good match for each other.

142 Easter Road is not suitable for rental at any price and definitely not at £700 pw. It might be usable as a student squat, which would seem quite appropriate for the generally malodourous ar… More
