This beautifully presented city centre apartment sits opposite the Queens Residence at the Palace of Holyroodhouse at the foot of the Royal Mile, and only a few metres from Scotlands controversial Parliament Building. It is on the 3rd and 4th floors of a block housing 4 flats, surrounded by shared gardens.
The setting could not be more central but it is set back from the road so suffers no excessive noise – even when Her Majesty fires the cannons. Almost impossibly, for its location, you have your own parking. A short walk places you at the heart of 1200 years of Scottish History (most of it gory). A few more minutes will take you to all the commercial, cultural and social centres. Waverley Railway Station is within 0.5 miles, and the apartment is situated on the route taken by all the major City Bus Tours.
The flat lies in a quiet Crescent just off the Royal Mile which is the ancient route between Castle and Royal Palace. There are views of the Scottish Parliament building and of the breathtaking and infamous Salisbury Crags on Arthurs Seat - an extinct volcano in the City.
The flat is presented in a modern but understated fashion…..a new, fully fitted and equipped kitchen with dining for up to 6 people, tiled bathroom with bath and shower, bright living room, comfortably furnished and equipped with multi channel TV, DVD, mobile Broadband and IPod Docking Station. A selection of books and DVD's will be available.
The kitchen is fully equipped and also offers, a washing machine, dishwasher, Tassimo Coffee Machine, Gas Stove, Electric Oven, Fridge and Microwave.
Upstairs there is a large, comfortable and beautifully furnished bedroom which can be a twin or a double (super-king bed), with tasteful linen, towels and plenty of storage space await your arrival. The second bedroom can also be made up as a twin bedroom with two single beds or as a double (super-king size). The bedrooms have brand new carpets and have been refurbished with new beds and all linen and towels are provided. There is an additional bed in the living room, from the large footstool - which will convert to another single bed. Please let us know how you would like the bedrooms to be configured - either twin or double.
The apartment would suit many different people who want to make the most of their visit to Edinburgh without lots of travelling in to the town centre. The apartment benefits from secure parking which is free of charge to our guests. Please bear in the mind there are steps up to the apartment and also stairs within the apartment.
The apartment is within walking distance of bus stops to many areas of Edinburgh including, Leith (for The Royal Yacht Britannia), The Zoo, and Murrayfield, the home of Scotlands Rugby.

We will provide all necessary items for use with the facilities in the kitchen, eg, washing tablets, dishwasher tablets and a selection of Tassimo Discs,
Living room: Two sofas, one footstool which converts to a single sofa bed if required. Large flat screen TV with Freeview and DVD player. IPod docking music system. Mobile broadband. Oak sideboard and information brochure.
Wooden flooring on the ground floor means it is easily maintained and cleaned. We would however, ask that our guests wear soft soles or socks so as not to disturb our downstairs neighbours.
Brand new carpets are on the stairs and in both bedrooms. Both bedrooms are furnished to a high standard and towels will be provided for all guests.
A selection of toiletries will be provided for use by our guests, including, shampoo, conditioner, shower gel and handsoaps. Each bedroom benefits from a hairdryer and there is a set of straighteners. We think you could travel 'hand luggage only',

Shared gardens which are maintained regularly and there is a washing line for people who would like to hang out washing to dry - there are pegs available in the apartment.

Edinburgh is the breathtakingly beautiful capital of Scotland, an exciting place to visit at any time of year. Edinburgh offers you superb sightseeing, historic buildings to explore, quiet galleries and museums to intrigue you, thrilling new attractions to discover, serious shopping, a vast choice of excellent Restaurants, Bistros, Wine Bars, Pubs and Cafes, and nightlife to suit all tastes.
The climate in Edinburgh can be changeable and you are not guaranteed all day sun - even in the summer. Please come prepared for wet weather in all seasons. Snow is common in Winter but doesn't very often affect being able to get around the city.
This spacious apartment is enviably situated just opposite the grounds of Holyrood Palace and a short walk to the award winning Scottish Parliament. It forms part of a small 1960's development. It is ideally located for those wishing to explore Edinburgh on foot as most of the major sights are extremely close at hand.
Visitors will enjoy wandering along the Royal Mile and exploring the many small alleyways which are densely populated with attractive shops and restaurants. Alternatively, Holyrood Park is on your doorstep and the energetic can be at the top of Arthur's Seat in less than half an hour where the spectacular city views more than make up for the climb.

"Great location in Edinburgh"
My family and I stayed for a week in this apartment in June '13 and were really pleased with the apartment, how it was presented and its location. The owners were very helpful, the apartment was spotless and its location was brilliant! We enjoyed being able to walk around and leave the car in the off-street parking while we enjoyed exploring Edinburgh. I would not hesitate to book this place again when next we are back in Edinburgh!
