New to the market the detached Old Alms House has been sympathetically renovated and extended and now forms a comfortable luxury holiday home. It is in a quiet rural area in a warm sunny location. The Old Alms House is a Grade 2 listed 15th.Century medieval almshouse and is situated in a pretty valley with a chalk stream and former watercress beds. It has its own private large garden. The Old Alms House offers quiet country style living and is under 15 minutes drive from Canterbury and 20 minutes from the nearest beach.On the ground floor is the large living room consisting principally of a reclaimed oak wagon lodge, a double bedroom with a guest bed (suitable for a child) , and an en-suite shower room and another double bedroom and a family bathroom, all mattresses are pocket sprung. A well equipped bespoke kitchen with many exposed beams completes the ground floor. On the first floor is a double bedroom and a room with three single beds both rooms having en-suite shower rooms The predominant flooring material to the ground floor is limestone with underfloor heating throughout. Much of the medieval structure remains and most of it has been left exposed internally including the roof structure (much remains smoke blackened from original open fires on the ground floor), some wattle and daub is shown exposed in one of the walls to the kitchen. The structure is again exposed in the living room and this time with an abundance of glass to the walls which takes advantage of the views to the garden and small paddock to the south. There are 2 sets of triple folding glazed doors to the north and south opening on to terraces to take advantage when the weather is fine.There is a set of outdoor furniture consisting of a large table and benching enough for at least 10 people. The living room further has the benefit of a wood burning stove set within an inglenook (with its original chimney crane) for when the weather turns colder.The garden and small paddock extends to about 1 acre around the property. There is undercover parking for up to 3 cars in an oak framed open garage and plenty more surface parking.Additional accommodation is available in the Granary ( Home No: 229421) adjacent within the grounds so that larger groups of up to 14 adults can stay if both properties were booked together. Please note that whilst the Old Alms House is a great venue for a celebration or get together it is not designed as a party venue. We welcome all groups to enjoy their stay but advise them to respect our neighbours and the peaceful location. Loud music and noise is not appropriate in this quiet rural setting and a 10pm curfew for outside noise is respectfully requested. Caution must be taken in the garden due to a Well in the grounds and, whilst it has a safety grille, all children must be supervised whilst in the grounds.There is no winter heating charge. Arrival time is after 4pm on the start day and departure time is by 10am on the day of leaving. Cot with bedding and high chair are available but please state in advance if the items are required. Short breaks are available outside the high season. It is regretted that no pets or smokers are allowed at the property.

Known as the Garden of England Kent has attractive rolling countryside and many historic towns and villages.There are extensive shopping centres including Bluewater ( 45 mins by car) which with Westfield at Stratford ( 45 access by train ) are Europes 2 largest indoor shopping malls.

The continent is readily accessible and can be reached by day trips to Boulogne and Calais.



The house is close to the fine medieval city of Canterbury with its Cathedral being the centre of the Anglican Church. Canterbury is a historic, cultural and educational centre with three theatres ( one open air) and two Universities. There are river trips in punts through the centre of Canterbury. With its wealth of historic buildings and traditional narrow streets the city has a new pedestrianised shopping centre and many restaurants and eateries to cater for all tastes..

The Marlowe is a new theatre opened in Oct. 2011 and offers the best in touring theatre productions and you can enjoy west end musicals, drama with opera and ballet, classical music, stand up comedy, music gigs,children`s shows and pantomimes. The annual Canterbury Festival runs for two weeks from mid to late October and it attracts top performers and events.

The Beaney Institute, in the main street, re-opened in Sept. 2012 and offers state of the art exhibition galleries and a brand new library and a varied programme of events and activities for all ages.

The Howletts Wild Animal Park nearby at Littlebourne (5 minutes away) and its sister Park at Port Lympne (35 minutes) are well worth visiting. The latter has a Safari Ride experience through the Park.

Both Parks have an outstanding record in preserving endangered species and are well known in Europe for their captive breeding success. The parks have successfully returned black rhinos and western lowland gorillas to the wild. Howletts has UK's largest African elephant herd. On the recreational side for adults and children there is the Treetops Challenge and for young children there is the animal adventure challenge.

Very closeby Wingham Wildlife Park offers an interesting day out for younger children along with Wildwood housing mainly native British animals at Herne (20 minutes away.)

There are many seaside towns within easy distance, each with different characters. Whitstable is renowned for its oysters and its historic buildings whilst Margate's regeneration is centred around the new Turner Contemporary Art Gallery located at the very spot from which Turner used to paint. Sandwich, Faversham and Dover offer contrasting histories with fascinating old streets and historic buildings not least the very impressive Dover Castle and the World War II tunnels. There are other local castles at Deal, Walmer, Richborough, Chilham and further afield Leeds Castle near Maidstone offers a good day out for families with its extensive grounds and attractions.

For those interested in the natural environment Stodmarsh Nature Reserve is close by with the White Cliffs Countryside and Langdon Cliffs near Dover and the extensive Romney Marsh providing contrasting and evocative landscapes to explore.

There are boat trips from Dover and Ramsgate out to the Goodwin Sands, including seal watching, or around the harbour area; steam railways to explore from the Romney, Hythe and Dymchurch Light Railway (The World's smallest public railway) to the Rolvenden and Bodiam lines; there are numerous golf courses, horse riding facilities and sports centres in the area though the nearest Ice Skating rink is at Gillingham.
