Cutinolo is an ensemble of two houses bordering a large lawn. Cutinolo Podere sleeps 10 people. The other house, the former stables Cutinolo Forno(also featured in our portfolio), sleeps 6 people. Furthermore there is a dependance which is let to long term tenants. Although not fenced, each accommodation has a separate entrance and outdoor sitting area. Cutinolo Podere is a generous, colourful and cheerful house. Filled with sunlight, large French windows on the ground floor rooms allow you to move freely between indoors and outside. The front of the house has a spacious pergola with table and chairs. The decoration of the house is the result of a family collaboration in choosing the colours, actually doing the paint-work, designing the kitchen and finding the right furniture at antique shops and markets. The swimming pool 7 x 15 metres is equipped with sun beds and deck chairs. The house is surrounded by vineyards and open landscape. Next to the house a road (cars can be heard from the house) leads from a hamlet in the north (where is located the Castello Maremma / also featured in our portfolio) to Capalbio, a charming Tuscan hilltop village which has become fashionable over the last 10 years. The sandy beach is at a distance of 14 km. The main hamlet of the estate is 5 km away. This is also the closest shopping area with a small supermarket, a bar, a bank and a post office. The closest village is Albinia at 10 km distance. In the vicinity there is an excellent restaurant. Many more are to be found at not more than a 15 to 20 minute drive. Daytrips to Capalbio, Tarquinia, Saturnia spas, WWF National Maremma park, islands of Giglio, Giannutri and Monte Argentario are possible from here. About the estate and the Maremma A lesser known and therefore all the more captivating part of Tuscany, the Maremma extends along the southern Tuscan coast. As it moves away from the sea, the land slowly rises, shaping hills covered in olive groves, fields and woods. Cutinolo belongs to a large private estate which consists mainly of woodland and Mediterranean 'macchia'. Since several hundred years the estate belongs to the same family. The estate was originally 8000 hectares, reduced to 3000 by state expropriation. Over 95% remains woodland, and of the remaining 150, just 18 hectares of the finest land has been transformed into vineyards by the owner, since 1995. In 1759 the owner brought agriculture to the previously malaria infested swamp that was the Maremma. Today it is the new frontier for Tuscan agriculture. Here the owner continues to forge new ground and is at the forefront of those bringing new wine making techniques to the region. The Maremma is the last stretch of unspoiled coastline in Italy. The hills of the Monti dell’ Uccellina form the core of the Parco Naturale della Maremma, an incredibly beautiful nature reserve with a breathtaking landscape of cliffs, forested hills, coastal marshes and beaches, a haven for deer, boar, wild horses and the ghostly Maremma cattle. Visit Scansano, Grosseto, Castiglione and the trendy harbor of Puntala. Birdwatchers will not want to miss the lagoons at Argentario, Orbetello, and Burano, stopovers for migrating waterfowl. Think of the Maremma for nature, bird-watching, views, hilltop villages, and wines. Geographical location: the hamlet lies close to the village of Albinia and the town of Orbetello, at the beginning of the peninsula of Argentario. The closest larger city is Grosseto. Distances: Siena is a 1 hour's drive from the estate, Rome, Florence and Pisa are 2 hours. It is ideal for families with small children. Car parking is possible all along the coast. During July and August Gianella is more busy, but newer crowded. You can hire a boat to visit the hidden creeks of the islands Giglio and Giannutri. Sightseeing in the vicinity: the breathtaking towns of Pitigliano, Sovana and Sorano, the papal city Viterbo, the village of Manciano and the medieval hilltop village Capalbio, just to name a few. Not far are the hot springs at Saturnia, with the famous sulphorous waters and the elegant SPA with its beauty treatments. Nature: in the National Park 'Uccellina' marked footpaths will lead you through incredibly beautiful pine woods to hidden creeks, past romantic ruins of fortified watch-towers and the abbey of San Rabano, built by monks who arrived from Rhodes in the 10th century. The Etruscans: a trip through what was known as Etruria is one of the most interesting archaeological excursions in Italy. Tarquinia and Tuscania, only 25 km away from the estate, boast worldwide famous archeological excavations which should not be missed. The Argentario: a peninsula just south of the estate, famous for the mediterranean 'macchia' and the jet-set holiday resorts Porto Santo Stefano and Porto Ercole. Horseback riding: a tradition in Maremma. At a 20 minute drive there is a riding stable with horses of Maremman breed. Golf: there are two golf courses in the area. At a 20 minute drive the Golf Club Maremmello has 9 holes, Par 70. The famous Punta Ala Golf course is at an hour's drive away and has 18 holes, Par 72. Wine and food: fresh vegetables, tender salads, ripe tomatoes, wild boar and game, Pecorino - the local sheep cheese and of course the excellent red wine Morellino di Scansano which is gaining considerable attention from experts. The Torre di Talamone in the past was a Spanish watchtower against the invasions of the Saracen pirates. As the centuries have passed and the Torre has been restored, it has become a special place to spend your holidays. The location, as is for all towers on the sea, is absolutely spectacular. The tower rises above the Gulf of Talamone, the Tuscan coast and the Park of Maremma and on clear days, usual in this part of Tuscany, the view stretches for kilometers. Behind the tower lies the Maremma, rich in woods and scattered with numerous villages of Etruscan origin, the traces of which still remain today. The charm of this place is such that in the past, part of a James Bond movie was filmed here. The tower is part of a large estate that also includes another smaller structure, with which you share only the access to the sea with steps carved into the rock. From the distance this estate might look like a castle, but as you reach the top of the hill and drive through the gate the feeling is more that of an informal hamlet. Centre of the hamlet is a charming building dating from the 18th century, with a fountain gurgling in the front courtyard (Castello Maremma / also featured in our portfolio). The simpler buildings to the right house two families working on the estate as well as the stables, the granary, the watchtower and this is where the here offered Casa al Borgo is located. In Casa al Borgo once lived a workmen of the castle. True its origins, the style of Casa al Borgo is simple, comfortable and informal. Through the entrance and a hall on the ground floor a staircase leads up to the spacious, sunny living room on the first floor. The centre of the house is the large adjoining kitchen with dining table in front of the fireplace, it opens up onto a small terrace which gives you enough space to have your meals outside. Four Bedroom Private Villa Tuscany Coast Villa Talamone is a totally unique villa, in a magical position overlooking the clear blue sea of the Maremma. Originally an ancient watch tower, the villa has been fully restored and the spectacular panoramas can be enjoyed from its terraces and from the swimming pool below. A walkway leads down to the sea shore and the villas private sun deck. This wonderful property is in such a romantically beautiful position that a James Bond movie was recently filmed here. The views of the Tuscan coastline are absolutely superb, as is the scenery all around, with the clear blue sea and azure skies contrasting perfectly with lush green countryside, and lovely harbours, and fishing villages dotting the landscape. A private road leads to the property, once you have recovered from the spectacular views you can enjoy the interior of the villa. On entering on the right hand side there is a little dining room with fireplace, table and chairs from which you access two of the villas lovely bedrooms and two bathrooms (one ensuite). On the left of the entrance corridor there is a fully equipped kitchen and a further double bedroom with ensuite bathroom. From the corridor steps lead to the first floor of the villa where there is a luminous lounge with gorgeous views and air conditioning. At one end is a sitting area with settees, armchairs, satellite television, Dvd player and fireplace and at the other a dining table and chairs, as well as a little kitchenette. This lovely room opens onto a terrace furnished with table and chairs for dining al fresco and sunloungers, an absolutely spectacular spot for relaxing or dining al fresco whilst enjoying the magnificent sea views stretching as far as the island of Giglio on the horizon. From here there is access to a little terrace at the top of the tower. There is plenty of space for relaxing at the villa, the panoramic terrace is a wonderful spot and from there steps lead to a further terrace area below where there is a swimming pool (6m x 4m) surrounded by wooden sun deck. It's a joy to dine alfresco and enjoy a barbecue whilst savouring the beautiful sunset. The villa even has its' own walkway leading down the rocky beach and sea shore, where there is a further sun deck. The area is a popular playground for the rich and famous with gorgeous yachts moored in the harbours next to traditional fishing boats. Six Bedroom Private Villa Tuscany Coast Villa Talamone is a totally unique villa, in a magical position overlooking the clear blue sea of the Maremma. Originally an ancient watch tower, the villa has been fully restored and the spectacular panoramas can be enjoyed from its terraces and from the swimming pool below. A walkway leads down to the sea shore and the villas private sun deck. This wonderful property is in such a romantically beautiful position that a James Bond movie was recently filmed here. The views of the Tuscan coastline are absolutely superb, as is the scenery all around, with the clear blue sea and azure skies contrasting perfectly with lush green countryside, and lovely harbours, and fishing villages dotting the landscape. A private road leads to the property, once you have recovered from the spectacular views you can enjoy the interior of the villa. On entering on the right hand side there is a little dining room with fireplace, table and chairs from which you access two of the villas lovely bedrooms and two bathrooms (one ensuite). On the left of the entrance corridor there is a fully equipped kitchen and further double bedroom also with ensuite bathroom. From the corridor steps lead to the first floor of the villa where there is a luminous lounge with gorgeous views and air conditioning. The Torre di Talamone in the past was a Spanish watchtower against the invasions of the Saracen pirates. As the centuries have passed and the Torre has been restored, it has become a special place to spend your holidays. The location, as is for all towers on the sea, is absolutely spectacular. The tower rises above the Gulf of Talamone, the Tuscan coast and the Park of Maremma and on clear days, usual in this part of Tuscany, the view stretches for kilometers. Behind the tower lies the Maremma, rich in woods and scattered with numerous villages of Etruscan origin, the traces of which still remain today. The charm of this place is such that in the past, part of a James Bond movie was filmed here. The tower is part of a large estate that also includes another smaller structure, with which you share only the access to the sea with steps carved into the rock.
