Any guest not enjoying their stay at Greenbank view is a disappointment, not only to them but to us too, and we and our own on site manager will do everything we possibly can to seek a remedy as quickly as possible, as we did here. Apologies at the time were plentiful, but whilst it is true that no compensation has been or will be offered, we feel that this review is an unfair twist of the truth. Since I and my wife bought this lodge in 2007, we have been most fortunate to have had eight years of wonderfully appreciative entries in our guest book; around 150, without a single dissenting voice or complaint, (although the use of the TV controls and the mysteries of the gas log fire do get our Manager over rather a lot to explain further). Other than when an immersion heater thermostat blew, any lack of hot water, if there has been any, has not been criticised.We do not know where the reviewer got the idea that hot water shortages were a regular occurrence; certainly not from either us or our on site Manager. Bringing a 4 year old child instead of the infant toddler we had expected, will not have helped, and had we known this in advance, we would not have taken the booking; it is a 4 person lodge, and a 4 year old is not the same as a sub 18 month old infant. An infant would only need a shallow tepid baby bath, yet a 4 year old would need a 60 litre bath, if not taking a shower. The hot water system is a 2x 3kw electric unvented 150 litre tank, enabling high pressure showers, that use 6 litres a minute of hot water (+ 2 of cold) at 40deg. It was new 5 years ago. The timer is set to be on for 5 hours in the morning and 5 in the evening, but can be adjusted by the guest if wished. If the lack of hot water led to boiling a lot of water, on the hob and kettle at the same time as the 3kw boost for the cylinder, as referred to in the review, this would undoubtedly have been the reason for blowing a fuse, and possibly the oven element too, if that was on at the same time. Our Manager saw that a cottage pie was being cooked when responding to a call that the oven element failed, and kindly offered to finish it in his own oven across the drive..some 20 metres away. We called an electrician to check everything out the morning after the report of the oven element failing, and he immediately installed a newly reconditioned stainless steel fronted oven rather than wait for a new oven element. We do not know who the reviewer is referring to in relation to her disappointment with the Hotel opposite, but they are a separate establishment. The reviewer has not raised her comments with us as stated, although I did exchange e mails with her Father, who made the booking, as soon as he notified us that he had left early, expressing our considerable regret. The reviewer most unfairly states that the lodge 'seriously needs updating': over the last 5 years we have made improvements each year Including, as examples, the hot water provision, the shower area, all new curtains, new carpets, new upholstery & linen, lighting, and most recently an induction hob and wi fi.

Just to clarify to readers, the Rose & Crown and the Engine are the 2 pubs located within 2 minutes’ walk of the cottage. The Pig & Whistle and the Kings Arms are 2 of the excellent pubs in Cartmel. We’re so fortunate to have so many good pubs so close to the cottage and many of our guests eat out in a different pub or restaurant every night.
